Country Meadow Mobile Home Park Introduce
For many seeking to establish roots in the scenic Western Slope of Colorado, finding an ideal balance between location, lifestyle, and affordability is key. Country Meadows in Grand Junction presents a unique residential community that offers just such a balance. Contrary to some older definitions of "mobile home park," public information indicates that Country Meadows is structured as an established, single-family subdivision with a Homeowners' Association (HOA), where homeowners typically own both their manufactured home and the land beneath it. This model provides residents with a greater sense of investment and stability compared to lot-lease communities.
Located in the highly desirable Redlands area of Grand Junction, Country Meadows offers residents a chance to live near some of the region's most famous natural landmarks. This community is not merely a place to reside; it is a gateway to the quintessential Colorado outdoor lifestyle. The neighborhood is comprised of approximately 65 home sites, with homes built between 1996 and 2016, suggesting a relatively modern and well-established residential environment. The properties are notable for their generous size, ranging from approximately a quarter-acre to three-quarters of an acre, a significant feature that enhances privacy and provides ample outdoor space for families and individuals.
The community structure, managed by the Country Meadows HOA, is designed to maintain the aesthetic appeal and common infrastructure of the subdivision. This involvement is a critical aspect for residents, ensuring that standards for property upkeep are consistently met, thus protecting the long-term value and livability of the neighborhood. While a few older public comments and reviews might reflect challenges related to the upkeep of other mobile home parks or specific issues within the broader area, the established subdivision status of Country Meadows, with individual lot ownership and a formal HOA, is designed to promote a cohesive and well-maintained environment for its homeowners in the beautiful Grand Valley.

The location of Country Meadows is one of its most attractive features for Colorado residents. It is situated in the sought-after Redlands area of Grand Junction, known for its picturesque landscape and proximity to outdoor recreation.
The community's approximate central location is:
2853 Mesa Ave, Grand Junction, CO 81501, USA
The surrounding 81501 and nearby 81507 ZIP codes place residents in a convenient spot near major Grand Junction amenities. This provides homeowners with an unparalleled backdrop and immediate access to the Monument’s vast network of hiking and biking trails, a major draw for the Colorado lifestyle.
Accessibility is facilitated by the community's location within the Redlands. Residents benefit from being close to local shopping, dining, and essential services while enjoying a more secluded, scenic residential setting compared to the more commercial areas of the city. As a well-established subdivision governed by an HOA, the services at Country Meadows are focused on the collective benefit and maintenance of the common areas. These services are typically covered by the annual HOA dues.
- Community Irrigation Water: A key service in the arid Grand Valley is the provision and management of irrigation water for the large lots and common areas. Annual HOA dues specifically cover irrigation water, which usually runs seasonally from April until October, assisting residents in maintaining their spacious yards and mature landscaping.
- Common Area Maintenance: The HOA is responsible for the upkeep, landscaping, and maintenance of shared spaces, entrances, and non-private infrastructure within the subdivision to ensure a consistently high standard of appearance.
- HOA Governance and Administration: This includes the essential functions of community management: collecting dues, managing finances, enforcing the community's Covenants, Conditions, and Restrictions (CC&Rs), and coordinating the Annual Members Meeting, where officers are elected.
- Architectural Review: The presence of an Architectural Committee ensures that any proposed exterior modifications or new construction adhere to the established aesthetic and quality standards of the community, protecting the overall visual appeal and property values.
Homeowners are individually responsible for their home’s utilities (water, sewer, electricity, gas) and the maintenance of their specific manufactured home and lot, except for the shared irrigation water.

Country Meadows stands out in the Grand Junction housing market due to several key features that appeal to Colorado residents seeking quality and space.
- Spectacular Redlands Location and Views: The community is situated in one of the most desirable areas of Grand Junction, offering breathtaking, direct views of the stunning Colorado National Monument, placing world-class hiking and biking trails minutes from the doorstep.
- Large, Individually Owned Lots: Unlike many mobile home parks, the lots in Country Meadows are typically large, ranging from $0.25 to 0.75 acres. This provides significant space for backyards, mature trees, and often includes features like RV parking, which is highly valued in the recreation-focused Western Slope.
- Estate-Sized Manufactured Homes: The homes themselves offer a wide range of floor plans, some stretching from 1,500 to over 4,500 square feet, providing ample living space that rivals many conventional stick-built homes.
- Established and Governed Subdivision: Being a full build-out subdivision with 65 homes and an active, resident-run Homeowners' Association ensures the community maintains long-term quality, structure, and a collaborative environment for issue resolution.
- Excellent School District: The community is served by highly-rated schools, including Wingate Elementary, Redlands Middle, and Fruita Monument High School, making it an attractive choice for families.

Choosing Country Meadows is choosing a specific, elevated lifestyle in one of Colorado's fastest-growing regions. What makes this community truly worth considering for prospective homeowners in Colorado is its unique combination of affordability potential and premium location. It provides an avenue for acquiring a substantial, modern manufactured home on a large, individually owned lot in the highly coveted Redlands area—an area typically associated with higher-priced traditional housing. This structure makes quality homeownership accessible without sacrificing proximity to nature or city amenities.
The core value proposition is the ability to live with a panoramic view of the Colorado National Monument literally in your backyard, a feature that enhances the everyday living experience and makes the most of the Grand Junction outdoor culture. Furthermore, the subdivision's HOA structure is designed for stability. While the process of managing a community can present challenges, the existence of an established board, public contacts, and clear governing documents (CC&Rs) offers residents the mechanisms necessary for self-governance and ensuring the long-term upkeep of the neighborhood. This is a critical factor for maintaining property values and a high quality of life.
For the Colorado buyer who values space, views, a strong school district, and the stability of a managed, owned subdivision structure over a leased lot environment, Country Meadows represents a smart, strategic investment. It provides the financial benefits of manufactured housing while delivering the aesthetic and community quality expected of a premium Grand Junction neighborhood.

Horrible place if you like drug dealer, tweekers, and slumlord landlords that donsnt fix anything. I would recommend you stay away...
January 16 · Andy JansenOk back up if Rocket Park is super busy. There is two small sets of play equipment. One for 5-12 years & one for 2-5 years. Perfect size for my kiddo. The little kid play set has 2 slides, a small rock wallfort, steering wheels and peg board clim up. Could use a up date...slides where really sun faded. There was no one else there. There was a piece of broken glass in the grass and dog poop on on of the slides.

June 15 · Neva KindsvatterMy children and I lived here for 8 1/2 years. We still go to visit our old neighborhood all the time.
March 12 · Sherry LynchThe neighborhood is littered with Derby and random trash and the neighbors are always doing drugs or something similar
