FYI it really should be named above and beyond care because every trailer in here besides three belong to an agency that takes care of disabled people supposedly but takes their checks I think 🤔 I'm pretty sure that's what they're doing some weird things going on around here boy all I'm saying is before you bring a trailer in here that's about $3,000 to move in you might want to really look over your lease and make sure you're locked in and not on a month-to-month because if you are you can be made to move for any reason they said just saying be careful don't complain I'm still not there yet all the way down to the attorney general's office down to file in a civil lawsuit against thim - Jesse Bradford
Country Living Mobile Home Park Overview Intro Photos Location Reviews

Country Living Mobile Home Park Introduce

For Arkansans exploring various housing solutions, mobile home parks often represent a unique segment of the market. They can offer a sense of community and potentially more affordable living options. Country Living Mobile Home Park in Mabelvale, AR, is one such community that has a presence in the local housing landscape. This article aims to provide a clear, factual, and informative overview of Country Living Mobile Home Park, drawing directly from available public information and, critically, from the expressed experiences of its residents. Understanding the realities of any residential community, particularly for local users in Arkansas, is essential for making informed decisions about where to live.

The decision to choose a mobile home park as a place of residence involves many factors, including location, amenities, and, significantly, the quality of management and maintenance. For potential residents in Arkansas, a comprehensive understanding of these aspects is paramount. This overview will delve into the specifics of Country Living Mobile Home Park, including its address, what is known about its services and features, and the reported experiences of those who have resided there. It's important to approach such information with a critical eye, weighing both the general characteristics of mobile home park living and the specific details pertaining to this particular community.

Location and Accessibility

Country Living Mobile Home Park is located at 13700 Chicot Rd, Mabelvale, AR 72103, USA. Mabelvale is a community within Pulaski County, Arkansas, that was annexed into Little Rock in 1973, though it retains its distinct postal designation. This placement offers residents a blend of suburban living with accessibility to the broader Little Rock metropolitan area. Chicot Road itself is a significant thoroughfare in this part of Pulaski County, connecting residents to various other parts of the region.

For Arkansans considering this location, accessibility is a key factor. The park's position on Chicot Road provides relatively direct routes to essential services, employment opportunities, educational institutions, and retail centers in Little Rock. While Mabelvale maintains its own identity, residents benefit from the proximity to Little Rock's extensive infrastructure. However, it's also important to note that mobile home park living, by its nature, often relies on private vehicle ownership for daily commuting, though local public transit options should be investigated independently for specific routes near the park. The location can offer a quieter, more "country living" feel as its name suggests, while still being within a reasonable distance of urban conveniences, making it a consideration for those who prefer a slightly less dense residential environment.

Services Offered

Based on resident feedback, the services offered at Country Living Mobile Home Park, particularly concerning road maintenance and management responsiveness, appear to be a significant point of concern.

  • Lot Rental: The fundamental service, as with most mobile home parks, is the rental of individual lots for residents to place their mobile homes. This arrangement typically means residents own their homes but pay rent for the land.

  • Road Maintenance: Reviews indicate ongoing and severe issues with the roads within the park. Descriptions of "pothole infested roads," "5 ft drops off around here," and conditions that "will crack your oil pan off the top" suggest a critical lack of essential infrastructure maintenance. While a later, brief review noted "Glade the roads are drivable! Great improvement!", this starkly contrasts with the detailed negative experience, suggesting inconsistent or insufficient repairs.

  • Management Interaction: Resident testimony points to significant issues with management responsiveness and perceived unfair practices. The sentiment "please please please please whatever you do not complain about anything cuz if you do they'll pull your file and they'll find some excuse to evict you" indicates a culture where expressing legitimate concerns may lead to retaliatory actions, specifically non-renewal of leases or eviction attempts. This suggests a lack of a clear and fair process for addressing tenant issues.

Features / Highlights

The features and highlights of Country Living Mobile Home Park, as described by a resident, reveal considerable challenges and serious allegations that prospective tenants must be aware of.

  • Road Conditions: A primary "feature" mentioned, albeit negatively, is the condition of the internal roads. The description of severe potholes and "5 ft drops" highlights a significant and potentially dangerous lack of infrastructure maintenance. This can lead to vehicle damage and safety hazards for residents and visitors. While a brief mention of "Great improvement!" for roads exists, the extensive detail of negative experiences suggests this improvement might be recent or insufficient to address long-standing issues.

  • Risk of Eviction for Complaints: A serious concern is the alleged practice of evicting residents who voice complaints. The warning "don't complain about anything cuz if you do they'll pull your file and they'll find some excuse to evict you" indicates a punitive approach to tenant feedback, undermining basic tenant rights and fostering a climate of fear rather than open communication.

  • Discrimination Allegations and Lawsuits: A resident explicitly states, "they're already getting sued by somebody already discriminating and if I'm not mistaken I might have a lawsuit on them too." Such allegations, if substantiated, point to potential legal issues and a discriminatory environment. Housing discrimination is illegal under the Fair Housing Act, which prohibits discrimination based on race, color, national origin, religion, sex, familial status, or disability.

  • Housing for Disabled Individuals and Financial Concerns: A very specific and troubling claim is made: "every trailer in here besides three belong to an agency that takes care of disabled people supposedly but takes their checks I think 🤔 I'm pretty sure that's what they're doing some weird things going on around here boy." This suggests a potential connection to agencies providing housing for disabled individuals and raises serious ethical and legal questions regarding the handling of residents' financial resources, potentially involving exploitation. This would warrant investigation by relevant protective service agencies and legal authorities in Arkansas.

  • Lease Terms and Vulnerability: The advice to "really look over your lease and make sure you're locked in and not on a month-to-month because if you are you can be made to move for any reason they said" highlights a critical vulnerability for month-to-month tenants and reinforces concerns about arbitrary evictions. This underscores the importance of thoroughly understanding lease agreements.

  • Muddy Conditions: The term "muddy trailer park" suggests poor drainage and ground conditions, which can lead to unsanitary and uncomfortable living conditions, especially after rain.

Conclusion: Why this place is suitable for locals

For Arkansans considering mobile home living in the Mabelvale area, Country Living Mobile Home Park is a community that requires extensive and cautious consideration. Its location on Chicot Road offers a position within Mabelvale, providing a sense of living outside the immediate urban density while still being connected to the amenities of Little Rock. The concept of "country living" can be appealing to those seeking a quieter residential environment.

However, based on the detailed resident feedback, there are significant and concerning issues that prospective tenants, particularly those from Arkansas, must be fully aware of before making any commitment. The pervasive and severe problems with road maintenance indicate a fundamental lack of proper infrastructure upkeep, which can directly impact vehicle safety and daily quality of life. More critically, the reported atmosphere of fear regarding complaints and the explicit allegations of discriminatory practices and potential exploitation related to disabled residents' finances are extremely serious. Such claims point to an environment that may not prioritize tenant well-being or adhere to fair housing and consumer protection laws. The advice to avoid month-to-month leases due to the risk of arbitrary eviction further emphasizes a challenging landlord-tenant dynamic.

While the general appeal of mobile home living might include affordability, the potential risks and reported adverse conditions at Country Living Mobile Home Park demand a high level of caution. For any local Arkansan considering this park, it is imperative to conduct thorough personal investigations, including visiting the site, attempting to speak with current residents, and potentially consulting with tenant rights organizations or legal aid services in Arkansas to understand their rights and the park's history of alleged issues. Making an informed decision here means being fully prepared for the reported challenges alongside any perceived benefits of the location.
