This article aims to provide a clear, engaging, and informative overview for prospective residents, highlighting its location, the services it offers, and, crucially, a balanced perspective on its features based on recent public feedback. Understanding these dynamics is essential for any local Missourian considering Country Club Manor for their next home.
The experience of living in a mobile home park is heavily influenced by the management's approach to community rules, maintenance, and resident relations. While some past reviews for Country Club Manor have raised serious concerns about restrictive policies and a perceived lack of family-friendliness, more recent feedback points towards positive changes under current leadership. This article will help you navigate what to expect, allowing you to make an informed decision from a local perspective, weighing both historical issues and promising new developments.
Country Club Manor is situated at 4003 Birch Dr, Imperial, MO 63052, USA. Imperial is a growing community in Jefferson County, Missouri, known for its suburban charm, family-friendly atmosphere, and convenient access to both natural recreational areas and the wider St. Louis metropolitan region. The park's address on Birch Drive places it within a residential area of Imperial, offering a sense of local community.
The location provides residents with practical accessibility to various local amenities. Imperial offers a range of grocery stores, local dining establishments, retail options, and essential services, all typically within a short driving distance. For those who enjoy the outdoors, Imperial and the surrounding Jefferson County area boast numerous parks, including Mastodon State Historic Site, offering hiking trails, picnic spots, and opportunities for historical exploration. The community's proximity to major roadways, such as I-55, ensures relatively easy commutes to St. Louis for employment, extensive shopping, entertainment, and specialized healthcare facilities. This blend of suburban tranquility and convenient regional access makes Imperial a desirable location for many Missouri families and individuals, and Country Club Manor benefits from this strategic placement within the town.
Under the leadership of the current management team, including Park Manager Sam and the maintenance crew, Country Club Manor is actively working to provide and improve its services to residents. While specific detailed lists of services are not publicly enumerated in comprehensive terms, mobile home parks in Missouri typically offer core services that contribute to a functioning and maintained community. Based on the positive feedback, the following services are likely provided and being enhanced:
- Lot Leasing: Providing individual land plots for residents to place their mobile homes.
- Community Management: A dedicated park manager, like Sam, is on-site to oversee daily operations, address resident concerns, and manage community policies. The recent reviews highlight responsiveness and positive engagement from this team.
- Maintenance of Common Areas: This typically includes the upkeep of shared spaces, park roads, and communal facilities. While past issues might have existed, the current maintenance crew, including Ashley, is praised for "doing the very best to not only maintain but improve our community."
- Recreational Facility Maintenance: Specific mention of "maintaining the pool ensuring that it is always clean and safe" indicates a commitment to keeping recreational amenities in good working order, especially during the summer months.
- Community Event Organization: The management actively "organiz community events such as back to school programs" and even provides unique services like "giving free haircuts," fostering a strong sense of community and engagement among residents.
- Utility Infrastructure: Providing necessary hook-ups for essential utilities such as water, electricity, and sewage to each mobile home lot. Residents are generally responsible for their individual utility consumption.
- Rule Enforcement: While past complaints centered on overly strict rules, current management is likely enforcing community guidelines, hopefully with a more balanced approach that still promotes a harmonious living environment.
Country Club Manor presents a mixed picture based on the available reviews, with strong positive recent feedback contrasting sharply with past criticisms. This suggests a significant and ongoing transformation within the community.
- Responsive and Engaged Management: A major highlight is the current management, with Park Manager Sam being described as "Great!" and praised for actively organizing "community events such as back to school programs" and even "giving free haircuts." This indicates a hands-on, resident-focused approach that is building a positive atmosphere.
- Dedicated Maintenance Crew: Ashley and the "other maintenance crew" are recognized for "doing the very best to not only maintain but improve our community," which is crucial for the overall quality of living.
- Clean and Safe Pool: The specific mention of "maintaining the pool ensuring that it is always clean and safe" suggests a well-cared-for recreational amenity, especially valuable during Missouri's warm summers.
- Community Events and Spirit: The organization of events like back-to-school programs fosters a stronger sense of community and provides opportunities for residents to connect and for families to benefit from supportive initiatives.
However, it is crucial to acknowledge the serious concerns raised by a previous resident, as these reflect the challenges that the new management is likely working to overcome:
- Overly Strict and Punitive Rules: A prior resident stated, "They will violate you for living, if there's a sign of life in your yard. Fines and violations." This implies highly restrictive rules, particularly concerning yard appearance and children's outdoor play.
- "Run Like Prison" Mentality: The strong comparison to a "prison" and the warning that it's "NOT the place for you" if you want your "kids to be able to play outside and leave their toys comfortably outside" highlight a severe perception of a non-family-friendly or punitive environment.
- "Greedy" Management: The accusation of being "greedy" suggests concerns about excessive fees or fines under the prior management's policies.
The juxtaposition of these reviews is significant. The recent positive feedback strongly suggests that the current management is actively addressing and improving upon the very issues that led to past negative experiences, particularly regarding the community's approach to resident freedom and quality of life. This shift indicates a potential transformation from a restrictive environment to one that is more supportive and community-oriented.

They will violate you for living, if there’s a sign of life in your yard. Fines and violations. They are greedy. They run this place like prison. So if you want your kids to be able to play outside and leave their toys comfortably outside this is NOT the place for you.
Jun 10, 2025 · EliseI have lived here since November of 2023. Sam the park manager is Great! During the summer maintaining the pool ensuring that it is always clean and safe, organizing community events such as back to school programs Even giving free haircuts. Along with Ashley and the other maintenance crew she is doing the very best to not only maintain but improve our community as well.
Dec 23, 2024 · Brandi HillsmanAmber and Justin always do an amazing job. They are quick and efficient. They don't leave any kind of mess behind. They have great energy and are very easy and pleasing to work with. Everything They have done jas been correct the first time and doesn't have to be redone. I would love nothing more than to have them and only them work on our establishment.
Feb 14, 2025 · Sara SoderlingI've lived in this community for 4 years and Sam Stolarski is hands down the best manager I've had anywhere. My messages are returned in a timely manner. Any repairs needed to my rented home are taken care of quickly and efficiently. Sam and the maintenance crew do a wonderful job of keeping up with well over 200 lots and their residents needs. Most park managers I've had experience with are rude, never return your calls or messages in a timely manner, and neglect basic requests for maintenance. Sam and her team are sweet, punctual, attentive, and accommodating. I can't ask for much more from my community manager and maintenance crew.
Dec 23, 2024 · Mike KeenWas a great park before Sam to be honest yes she may do more then others but she has the worst attitude, can never get her in office when she says she is. She has favorites within the park. Parkland venture is honestly a two sided company. I wouldn't recommend this park for younger couples, they say equal housing but it's not maybe for the first few months but if you been there to long they get tired of you pretty much, they took away the rent drop off box and want you to pay on the portal but if you use chime or any other banking app and not a real bank they bounce the card, you can't reason with them. I've seen people move in then 2 to 3 months later move out, I even stopped to ask a few why and they said the same thing she is rude and the company sucks and is just in it for the money! The homes that have been there for awhile are over priced and the new homes sometimes cost less.
