It's a proverbially money pit, one is on their own rent is more than a mortgage payment. Any time they bring in a new hire, the first thing that happens is the new hire sits down at the computer drafts a letter then sends it out informing there is going to be a rent increase. There's bogus fees such as "storm sewer drain" yes everyone is billed for the storm sewer, but the road still floods during the heavy rains. Their fees are not in line with other mobile home parks. Totally way nicer one in Cornelius their fees are 75 percent less and there's a gorgeous club house. We pay over a thousand dollars a month for what I refer to as a dried up cess pool. They inflict so many dumbass rules after awhile one wonders if they have had any type of indoor training. You'll get total strangers claiming they're park management telling you what you can do or can't do or what you can have or can't have, shortly after I got my patio set up, "park management" made a showing telling me I wasn't allowed to have a fire pit. Trying to phone them there usually isn't an answer which leads you to think they're doing something shady and afraid of getting caught. You'll be swamped by letters as if we're a customer service department waiting for a patron to arrive with a complaint. I am doing this in an r.v. an RV slot rent usually is under 4 hundred dollars and that's for all utilities but not in this greedy park were billed for every little incidental. I can barely wait to get the hell out of this mobile home park worse one I've been in. Spent my first 2 weeks cleaning the area up the trash cans were enough to gag a maggot. What more can I say, were billed for a service that's not provided. When asked for justification of the raise in the slot rent they don't have one, nor do they have a vested interest, they don't do a damn thing other than send out nagging letters it's so abnormal. In my real world if there's litter in your yard, you pick it up and dispose of it, park management picks up the litter then writes a 5 page letter bitching about the litter they picked up and mails the letter to all of the residents. They also make it perfectly clear that they want you to make their issues your issues. Plus they always threaten you that you better do as we say or your residency will be terminated.2025 review. I haven't lived there since 12/24/25 to 02/04/25 and February statement I'm being billed for water I haven't used during that time period, sketchy at best. - ##
