In the bustling city of Omaha, Continental Communities Sales stands as a prominent name in the manufactured housing sector. This article aims to provide a clear, informative, and factual overview of Continental Communities Sales in Omaha, offering insights into its location, services, and the broader context of what it offers to local users in Nebraska. Understanding the nuances of any housing community is crucial, and we’ll delve into the various aspects to help you make informed decisions.
Continental Communities Sales is conveniently located at 7040 N 110th Plaza, Omaha, NE 68142, USA. This address places it within a well-established area of Omaha, offering residents a blend of suburban tranquility with urban accessibility. The proximity to major roadways in Omaha ensures that residents have straightforward access to various parts of the city. Commuting to work, accessing essential services, or enjoying Omaha’s diverse recreational and cultural attractions is made relatively simple due to its strategic positioning. For those who rely on public transportation, investigating local bus routes near the 7040 N 110th Plaza area would be a prudent step. The location is designed to provide residents with ease of travel, whether for daily errands, school drop-offs, or weekend excursions. This accessibility is a key factor for many individuals and families considering a move to a mobile home community within the greater Omaha metropolitan area, allowing them to remain connected to the city’s resources while residing in a dedicated community environment.
Based on the nature of mobile home communities and the provided information, the services offered by Continental Communities Sales primarily revolve around the provision and management of mobile home lots. These typically include:
- Mobile Home Lot Rentals: The core service involves renting out plots of land where residents can place their manufactured homes.
- Community Management: This encompasses the general oversight of the park, including enforcing community rules and addressing resident concerns.
- Basic Infrastructure Provision: Ensuring the availability of essential hookups for utilities such as electricity.
- Limited Common Area Maintenance: As suggested by resident feedback, there is an effort to maintain common areas, such as the clubhouse landscaping and newly installed playground.
It is important for prospective residents to inquire directly about the full scope of services and what is explicitly included in the lot rent versus what incurs additional charges, as this can significantly impact the overall cost of living.
When considering the features and highlights of Continental Communities Sales, it's important to present a balanced view, incorporating both the intended offerings and resident experiences.
- Accessibility and Location: As mentioned, the prime location in Omaha provides good access to city amenities and transportation networks, a definite advantage for residents.
- Community Amenities: The park management has invested in certain community improvements, such as the landscaping around the clubhouse and the installation of a new playground, aiming to enhance the communal living experience. These efforts, though debated by some residents in terms of impact, indicate an attempt to provide shared recreational spaces.
- Potential for Affordable Entry into Housing: For many, mobile home parks offer a potentially more affordable alternative to traditional home ownership in the Omaha market, making it an attractive option for those on a budget.
However, it is equally important to acknowledge the significant concerns raised by current residents, which provide a critical perspective on the community's features and overall living experience:
- Increasing Costs: A major point of contention is the consistent increase in lot rent every April, along with rising trash fees. Most notably, the recent decision to no longer cover water and sewer costs, and to charge residents a rate perceived as higher than previous housing experiences, is a significant financial burden for many.
- Lack of Utility Metering: The absence of individual home metering for water and sewer leads to flat-rate charges that some residents deem unfair and disproportionate to their actual usage.
- Unaddressed Maintenance Issues: Despite rising costs, residents frequently report a lack of investment in essential infrastructure and property upkeep. Homes are described as "falling apart with trash everywhere," and roads within the community are noted for poor condition, with these issues reportedly persisting for years.
- Safety Concerns: A concerning highlight from resident feedback is the perceived decline in safety, with reports of increased crime, "meth heads," and car break-ins, suggesting a need for more robust security measures.
- Dissatisfaction with Corporate Responsiveness: Residents express deep frustration with the corporate management, feeling that their concerns are not genuinely heard or addressed, with calls often going unreturned and local office staff lacking information.
- Limited Amenities for Cost: Despite the rising rent, residents feel there are insufficient amenities to justify the cost, with the new playground being described as "cheaply made" and inadequate for "beautifying the community."

Continental Communities Sales Reviews
This place USED to be a nice safe place to live! Now there's a lot of meth heads here, crime, cars being broken in to and they just announced that they are no longer paying for water and sewer! They're charging us a HIGHER rate than I paid for my 3 story 4 bedroom house I lived in before I moved here, 4 years ago! Rent goes up every single April and trash is going up again too. The homes are not metered so they're TRYING to tell us that 29 a month on TOP of rent increases every single April as well as trash increases is supposed to be "fair". This place has homes that are falling apart with trash everywhere(and they've been like that since I moved here 4 years ago) and they do NOTHING with the money we pay but improve the landscaping of their clubhouse. They just put in a cheaply made playground and that's supposed to be "beautifying our community". What a joke! The corporate people DO NOT CARE about us no matter how many times they try to say they do! Actions ALWAYS speak louder than words!! There's a very nice mobile home community that charges MUCH less in lot rent than this place and it INCLUDES water and sewer! They NEVER return calls at corporate and the office girl knows nothing! I would NEVER refer anyone to this place and I'm embarrassed to tell people I live here!! I would NOT recommend this place in any way!!
