Concord Manufactured Community Introduce
For many residents across Indiana, finding a suitable and affordable place to call home is a significant decision. Manufactured home communities often provide an accessible entry point into homeownership or a more budget-friendly rental option compared to traditional housing. In Waterloo, Indiana, one such community is Concord Manufactured Community.
Concord Manufactured Community, located in the charming town of Waterloo, offers a collection of manufactured homes designed to provide a living space for its residents. Like any established community, it has its unique characteristics and aspects that contribute to the resident experience. For those considering a move to Waterloo and exploring various housing options, understanding the nuances of a community like Concord Manufactured Community is key to making an informed decision. This overview aims to provide factual insights into what prospective residents might expect, drawing upon publicly available information and direct feedback from those who have lived there.
Concord Manufactured Community is located at 650 N Washington St, Waterloo, IN 46793, USA. Waterloo is a town in DeKalb County, Indiana, known for its small-town feel while still offering reasonable access to larger regional hubs.
The location on N Washington Street places the community within the town of Waterloo, providing residents with proximity to local amenities. Waterloo has its own set of local businesses, services, and community features that cater to daily needs. For transportation, the community is approximately an 11-minute walk (0.6 miles) from the Waterloo Amtrak Station, which could be a convenient feature for some residents. While the area is generally considered "car-dependent" for most errands, this proximity to public transit might appeal to a subset of the population. For those seeking higher education, Concord Manufactured Community is within a reasonable driving distance of several universities, including Trine University (about a 23-minute drive) and Purdue Fort Wayne (around a 35-minute drive). Families with children will find that the community falls within the attendance zone for Waterloo Elementary School, DeKalb Middle School, and DeKalb High School, providing access to local public education. The blend of local town amenities and regional accessibility via road and rail makes its location a practical consideration for prospective residents.
Based on resident feedback and the typical offerings of manufactured home communities, Concord Manufactured Community aims to provide basic services necessary for its residents, though the quality and promptness of these services have been a point of discussion among residents.
Lot Rentals: The primary service is providing lots for manufactured homes, where residents can place their own trailers. The community has a history of offering rental units as well, with some listings showing 1-bedroom, 1-bath apartments built in 1970, indicating a mix of ownership and rental options.
Maintenance and Upkeep (Historically): While recent reviews suggest a decline in property upkeep, the aspiration of a "beautiful" community 15 years ago implies a past commitment to maintaining the park's appearance and infrastructure, which management may still be working towards.
Utility Connections: As with any manufactured home community, residents can expect the necessary hookups for utilities such as electricity, water, and sewer. However, one review specifically mentions significant issues with a sewer pipe and lack of heat, suggesting that prompt and thorough maintenance of these essential services has been a past concern.
Addressing Property Issues: While a resident expressed frustration about being held accountable for pre-existing issues and slow response times for repairs, the expectation is that a manufactured home community would provide services to address maintenance concerns on individual lots and common areas.
Concord Manufactured Community, while facing some challenges according to recent resident feedback, possesses several inherent features of a manufactured home park:
Established Community: The community has been in existence for decades, with units built around 1970 and memories of it looking "beautiful 15 years ago." This suggests a long-standing presence in the Waterloo area.
Affordable Housing Option: Manufactured home communities are generally designed to provide more affordable housing solutions compared to traditional site-built homes, offering an entry point for homeownership or a budget-friendly rental option in the area.
Individual Lots: Residents typically have their own individual lots, providing a sense of private space, including areas for a small yard.
Proximity to Waterloo Amenities: The location on N Washington Street offers convenient access to local shops, restaurants, and other services within Waterloo.
Access to Local Schools: Families with children benefit from being within the attendance zones for local Waterloo and DeKalb County schools.
Commuter Rail Access: The community's proximity to the Waterloo Amtrak Station (within walking distance) could be a notable feature for those who commute via train.
Given the provided customer feedback which primarily highlights concerns about community upkeep and maintenance, specific promotions or special offers are not publicly detailed. Manufactured home communities sometimes offer incentives to attract new residents, especially when seeking to fill vacancies or improve community aesthetics. Such promotions, if available, might include:
Move-In Specials: Potentially reduced security deposits or a discount on the first month's lot rent for new residents.
Rental Incentives: If the community offers rentals, there might be specials on the first few months of rent or waiving of application fees.
Home Purchase Programs: For those looking to buy a manufactured home, there could be financing assistance or price reductions on available units.
However, it is crucial for prospective residents to directly contact Concord Manufactured Community to inquire about any current availability, pricing, and potential offers. For residents across Indiana considering manufactured home living, Concord Manufactured Community in Waterloo presents a mixed picture. While manufactured home communities can offer an affordable housing alternative, it is essential for prospective residents to thoroughly evaluate this specific location based on their individual priorities and expectations.
The suitability of Concord Manufactured Community for locals largely depends on what they are seeking in a living environment. On the one hand, it offers a pathway to potentially more affordable homeownership or rental in the Waterloo area, a town with its own local amenities and access to regional educational institutions. Its established presence means it's a known entity within the community, and its location provides convenience for local services and transit via Amtrak.
However, it is vital to acknowledge the significant concerns raised by recent residents regarding the upkeep of the park, the condition of roads and some trailers, and, critically, the responsiveness to serious maintenance issues like raw sewage and lack of heating. These are serious considerations that directly impact the quality of life and safety within a residential community. The sentiment that "this place used to look beautiful 15 years ago" indicates a decline that prospective residents should be aware of.
Therefore, for locals in Indiana considering Concord Manufactured Community, a highly cautious and proactive approach is recommended. This includes an in-person visit to assess the current condition of the park and homes, thorough questioning of management regarding maintenance protocols and response times, and, ideally, speaking with current residents to gain firsthand, real-time insights into their experiences. While the concept of affordable housing is appealing, ensuring a safe, healthy, and well-maintained living environment should be the paramount concern.

Concord Manufactured Community Reviews
The crime hasn't been too bad but wow. How long are they gonna keep these roads bad and trailers run down. Plus the upkeep on the park isn't appeared to be the best. Do better concord. This place used to look beautiful 15 years ago. Now it looks like pontiacstreet in the fort
May 20, 2025 · Shelby “T” Combs-LesterIt took them two months to get me heat and to fix quite a few things. There was raw sewage underneath my trailer and they didn’t clean it up. My sewer pipe was in half and when I told them that there was liquid coming out from underneath my trailer they didn’t fix until after two months of living there. They will try to hold you accountable for things that were already messed up to save themselves. Would not recommend this place AT ALL!!! FIND SOMEWHERE ELSE TO LIVE!!
Jan 28, 2024 · Cayden ProsserI LOVE MY HOMILER PARK ! Very quiet, Very Respectful , & CAN NOT FORGET TRUSTWORTHY !!
Jan 14, 2025 · Desarea CastilloDo not even think about moving here. I lived here five years. Lot rent went from 220-480 a month for no real improvements. They fixed up the trashed infested trailers to rent for 1,000 dollars a month. They have sold it and resold it. Every park manager so far has stolen from us by faking the water bill. We thought that was resolved with the new owners ( btw they are a super secret no one knows who they are) and the office won’t give that info out. We received an updated contract that you had to offer the trailer you own to the park to buy first. As we did. We signed paperwork 1/11/24. Over thirty days ago. We still have not received payment from the park all we get is non answers and the run around. Pay me my money so I can wash my hands of this place.
Feb 17, 2024 · karen danielsI think this is a good community to live. They are quick to call out a speeder. Which is awesome because they have kids that live and play around in the park. Across a field from dollar general. Pay was not bad.
