Just called 6.16.25 to inquire about a property for sale by owner. We aimed to seek all the information possible about potential rental investments to confirm if this purchase would be profitable. The (well spoken) leasing associate who answered provided clear information for three questions, and when we mentioned that we'd potentially be paying lot rent for the entire year, he interjected, then repeated park policy application requirements. We tried to help him understand that we understood the well communicated answers he provided about applicant policy for potential residents, and said he didn't have to repeat the understood and already presented information, and he said "I don't know if you feel a certain type of way about hearing the same answer, but if you ask the same questions, you are going to get the same answers". We did not repeat a question. Another young adult in America who values their own emotions before logical, socialization, and has no problem losing business for the park owners by representing the company with such a disrespectful, unnecessary tone. We won't be putting any of our potential rental tenants through having to deal with this young man, so we are passing on any further business with the home owner, who just lost a potential sale on their property due to the unprofessionalism of the leasing assistant. Life is too short to deal with rude people.

My wife and I have been Month to Month renters since Sept of 2023. Our lease is open-ended so not a Years lease. Within that lease it is stated that they need to provide a 60 written notice for any changes to the lease terms. They DO NOT abide by the written agreed terms of the lease and add charges after charges that according to my lawyer says we are NOT liable for until they meet the 60-day notice criteria as set forth in our lease and by Florida Statue 83.49. For a full year our water an sewer was included. Now they are saying we owe 3mths of that...and we sure as hell done use $150/mth worth of water.

They fail to give proper notification to rent increases or additional charges. Now they want to charge everyone $150 for water and sewer which is proposterous in the amount of actual water usage by two people alone. Their mobile homes while "new" leak like hell from the roof, windows, doors and exhaust fan over the stove. Nails are popping up out of the floors due to moisture and lets not forget about the amount of cockroaches...none of the light switches or outlets work properly, we were promised all the shades for the lighting on the day of move-in but have yet to get them. All of the cabinets and counter spaces are unlevel and warping, the drawers do not even fit into the tracks. MANAGEMENT is SHADY....KEEP YOUR HARD EARNED $ AND GET SOMETHING BETTER...

They are collecting application fees with no intention on renting you the property. Katelyn in the office with give you promise after promise, not return your calls or emails and look like a deer in headlights when you show back up to the office. When she showed me a new unit, there were German cockroaches and rat droppings on the inside anyway. RUN from this company as they are stealing your money. Place needs audits left and right which I just took care of 👍
