Colony Cove Mobile Home Park, as a residential manufactured home community, typically provides a set of services designed to facilitate comfortable living for its residents. While specific detailed offerings can vary between communities, common services in such parks focus on lot provision and general community management. Based on available public information and common practices in mobile home parks, Colony Cove aims to offer:
- Lot Rental: The fundamental service provided is the leasing of individual plots of land where residents place their manufactured homes. This monthly lot rent covers the use of the designated space within the park.
- Community Management: The park has management and maintenance staff, as indicated by reviews mentioning "management and maintenance." While one review praises them, another raises concerns about timely maintenance requests and constant questioning, suggesting varied experiences. Management is generally responsible for enforcing park rules and addressing resident concerns.
- Property Cleanliness: One review notes the park is "very clean," indicating that efforts are made to maintain a tidy environment. This typically includes maintenance of common areas and potentially services related to trash management.
- Utility Hookups: Residents are provided with the necessary connections for essential utilities such as water, sewer, and electricity at their individual lots. Residents typically arrange for their own utility services and cover their usage costs.
- Quiet Environment: One review highlights the park as "usually pretty quiet," suggesting that maintaining a peaceful atmosphere is a characteristic of the community.
It is important for prospective residents to understand that experiences with service delivery can differ. Direct communication with the park management is essential to clarify precisely which services are included in the lot rent, the processes for submitting maintenance requests, and the typical response times. Transparency on these points is crucial for a positive resident experience.
Colony Cove Mobile Home Park, as an established community in Springfield, Missouri, presents several features that contribute to its living environment. These aspects, drawn from public information, provide insight into what residents might expect:
Cleanliness: One resident explicitly states, "Very clean," indicating that the overall tidiness of the park is a noticeable positive. This suggests that efforts are made to maintain the appearance of common areas and individual lots.
Management and Maintenance Presence: The park does have management and maintenance personnel. While one reviewer "love the management and maintenance," another describes challenges, noting that "they don’t complete maintenance requests in a timely manner." This suggests that while personnel are on-site, the consistency of service delivery can vary.
Established Community: The park has been in operation for some time, implying an established community structure. One review mentions a decline in management since the former owner passed away, suggesting a transition in oversight but affirming the long-standing nature of the park.
Generally Quiet Area: Despite being in a city, the park is described as "usually pretty quiet." This can be a significant feature for residents seeking a tranquil home environment away from heavy traffic or urban noise.
Desirable Location within Springfield: The park's address on S Mentor Ave places it in a well-regarded part of Springfield. The comment, "I absolutely love the area though," reinforces the positive aspect of its geographical positioning within the city, providing convenient access to amenities.
However, it is crucial to address the serious concerns raised in one review. This includes allegations that the park "don’t honor individuals with emotional support animals," despite it being "the law," and a claim by the owner that he "doesn’t care about it." This is a significant red flag, as compliance with Fair Housing laws, particularly concerning emotional support animals, is a legal requirement. The review also mentions "continuously raise rent (like every month)" and "constantly ask questions about your company," which suggests potential issues with rental stability and privacy.
Prospective residents should thoroughly investigate these claims, verify the park's policies, and understand their rights regarding emotional support animals and rent increases before making any commitments. Reviewing a copy of the lease agreement in detail is highly advisable.

Still a great place to live! Very clean and I love the management and maintenence!
May 03, 2025 · Jen KlippelThey don’t honor individuals with emotional support animals. It’s the law so they have the right to do so- but in my opinion I feel offended and hurt. I keep hearing from people who do live in colony cove that they continuously raise rent (like every month), they don’t complete maintenance requests in a timely manner, and they constantly ask questions about your company. Definitely won’t be living there.
Jan 18, 2025 · Austin HarrisI lived in colony cove from January 2021I moved out July 2024We loved our place it was nice and big and the bonus was the wild animals outside our back doorThe downside was management at that time back in January 2021 absolutely horrible.Management told me I could have my dog 8 lb emotional support dog I even have a letter from my doctor.Everything went fine until I met the maintenance guy Gail. ( Yep a fellow)Assume found out that he was the cancer to the park he loved to put fear into the people's hearts and mindsMade their life a living hellNow I will say towards the end he was more respectful and kind I'm going to give him credit where credit is dueBut the amazing part was wheKristen Alderman(September 2023 )When she became the managerShe was just what(Colony Cove Cove Mobile home Park)She made the park an actual homeThat people would want to be around not run awayShe was beyond respectful , kind and loving to the tenants 💞She's what make the Park a place you want to live atThe only reason I didn't give it a five stars is because Gail forced me to lose my dog it was a nightmare I had him since he was a baby he never did damage to any of the places I've lived before and I had proof of that.He falsely accused me of sneaking the dog in. That wasn't even close to the truthCursed at me he falsely accused me of things we didn't do. I'm so glad he had a change of heart and started becoming a kinder fella towards the end, I wish I had experienced that from the beginning sadly enough it was horrible because of Gail 😢Thanks Kristenyou are amazing ❤️ ❤️ ❤️

Oct 15, 2024 · L.M. ll.Looks like a nice place to live. The manager is really nice. We paid the application fee to see if we qualified to ours later they kept the money. We didn't qualify because of rental history. Because our old landlord would not give us a recommendation to a new place We have a cosigner but they don't take cosigner We would have got the trailer
