I've lived here 15 years, the original owner was awesome. Since Dave sold it a few years ago, it's gone down hill fast. It's was perfect for low income families and on a budget. Now your paying for everything, they add it on as infrastructure. We were told several years ago, we would get better lighting. That hasn't been taken care of either. It really dark down here. We get people walking through our yards at all hours. For the parks lawn care, snow removal, tree removal, they dont remove the stumps. Our neighbor paid out of his own pocket to remove his tree stumps and ours. We waited 3 years for them to do it. We pay for anything needed for the empty trailers. Electricity, water, yard work. Paying someone to clean them.. Water used to be included with lot rent. Now we have to pay extra, for a meter that doesn't read accurate. Now we need to pay garbage pick up. And they raised lot rent again. We went from $210. To $500. A month now. They nitpick and and write people up for anything.. some people get picked on more that others. They get a fine. And if you don't comply with it all. You get threatened to be evicted, even if you own your own trailer. If anyone moves here I wish them luck.. rent has doubled here in the last few years. One of our neighbors rents her home from Steven's Home's also. I was told she's been evicted, because they dont want to fix her place. Now they are harassing my daughter, in the last year. Says she cant have her 3 dogs, unless she registers them with the park. $25 per dog. And $15 each month. Nobody else has to do this. My daughter has lived her since before these new people bought it. And we were all grandfathered in. Now some guy in Cedar Rapids is saying Nobody is grandfathered in. That doesn't exist. I love my neighbors, they are fantastic. We've asked repeatedly to have the cement fixed, I've sprained my ankle a few times, and there is a 2to 3 inch Crack going through our garage, causing problems with the garage now. And they keep asking us to fix and paint our garage. I cant afford to fix it until they fix the cement work. It's usually a quiet place. We don't cause any problems. I wish management would just leave us alone. They finally fixed the cement last year, but it's cracked already. - Nancy Potter

Colonial Terrace Introduce

For many Iowans, finding a housing solution that balances affordability with a sense of community is a top priority. Mobile home parks, also known as manufactured home communities, often fit this description, providing a unique residential experience. This article delves into Colonial Terrace, a specific mobile home park located in Knoxville, Iowa. We aim to provide local users with a clear, factual, and engaging overview of what Colonial Terrace offers, helping you understand if it might be the right fit for your housing needs.

Introduction / Overview

Colonial Terrace is a mobile home park situated in Knoxville, Iowa, a city that embodies the charm and community spirit of Marion County. Mobile home parks like Colonial Terrace are established residential areas where individuals and families can reside in manufactured homes. In these communities, residents typically own their manufactured homes while leasing the land, or in some cases, rent both the home and the lot. This housing model is often a more cost-effective alternative to traditional site-built homes, making it an attractive option for those on a budget or seeking a less conventional housing path.

The landscape of manufactured housing has evolved significantly over the decades. Modern manufactured homes are constructed under rigorous federal standards for safety and quality, often featuring designs, amenities, and energy efficiency comparable to traditional homes. Communities such as Colonial Terrace strive to cultivate a welcoming and stable living environment for their residents. While detailed statistics on the park's size or the exact number of homes are not universally publicized, Colonial Terrace is an integral part of the Knoxville residential landscape, offering a specific housing niche within the area. Understanding the dynamic between property ownership and lot rental is key to grasping the unique aspects of living in such a community.

Location and Accessibility

Colonial Terrace is conveniently located at 1610 E Robinson St, Knoxville, IA 50138, USA. Knoxville, the county seat of Marion County, Iowa, offers a comfortable blend of small-town living with access to essential services and amenities. Its geographic position provides residents of Colonial Terrace with relatively easy access to local infrastructure and the broader regional road network, facilitating commutes to work, schools, and recreational activities.

Knoxville itself is a vibrant community with a population of approximately 7,595 residents as of the 2020 census. The city's demographics are predominantly White (92.3%), with smaller percentages of other racial and ethnic groups. This demographic makeup contributes to the small-town, close-knit atmosphere that many Iowans appreciate. The presence of local shopping options like Fareway, Hy-Vee, and Walmart Super Center, alongside medical facilities such as Knoxville Area Community Hospital, ensures that residents have convenient access to daily necessities and healthcare. Furthermore, Knoxville is known for attractions like the Knoxville Raceway and its proximity to Lake Red Rock, offering recreational opportunities for residents. Being located within such a community means that Colonial Terrace benefits from these local resources, enhancing the overall living experience for its residents.

Services Offered
  • Lot Rental: The fundamental service offered by Colonial Terrace, like most mobile home parks, is the rental of land lots upon which manufactured homes are situated. This provides residents with a dedicated space for their home within the community.
  • Utility Hookups: The park provides the necessary infrastructure for residents to connect to essential utilities, including water, sewer, and electricity. Residents are typically responsible for their individual utility bills, and it is important to note that, according to some resident feedback, water may be an additional charge beyond lot rent.
  • Community Rules and Regulations: As with any residential community, Colonial Terrace has a set of rules and regulations designed to maintain order, safety, and the overall quality of life within the park. These can cover aspects such as home maintenance, exterior improvements, pet policies (which may include registration and fees), parking, and noise control. Residents are expected to adhere to these guidelines, and non-compliance may result in fines or other actions.
  • Limited Park-Provided Maintenance: While residents are generally responsible for the upkeep of their individual homesites (including landscaping, mowing, and minor repairs), the park management typically handles maintenance of common areas, main utility lines (like sewer trunk lines), and park roads. However, based on some resident feedback, there have been concerns regarding the timeliness of certain park maintenance tasks, such as lighting, snow removal, tree removal (specifically stump removal), and concrete repair.
Features / Highlights
  • Potential for Affordable Homeownership: For many Iowans, owning a manufactured home in a community like Colonial Terrace can be a more accessible path to homeownership compared to purchasing a traditional site-built house, particularly given the generally lower initial investment in the home itself.
  • Established Community: Having been in operation for many years, Colonial Terrace represents an established community in Knoxville. This can mean a more settled environment with existing social networks among long-term residents.
  • Individual Home Sites: Unlike apartment living, residents at Colonial Terrace typically have their own individual lots, offering a greater sense of privacy and personal space, along with the opportunity for personal landscaping and outdoor enjoyment.
  • Proximity to Local Amenities: The park's location in Knoxville means residents are close to schools (West Elementary, Knoxville Middle, Knoxville High), medical facilities, shopping centers, and recreational venues, enhancing daily convenience.
  • Pet-Friendly Policy (with conditions): While there are documented pet policies, including potential registration fees and monthly pet rent, the community does accommodate pets, which is a significant feature for many pet owners seeking housing.

Conclusion: Why this place is suitable for locals

For many Iowans, especially those in the Knoxville area, Colonial Terrace represents a significant housing option. The appeal often lies in the potential for a more affordable route to homeownership or stable long-term renting compared to the traditional housing market. Situated in Knoxville, residents benefit from the proximity to schools, healthcare, and everyday shopping, which are essential considerations for individuals and families alike. The established nature of the community also means that it has been a home for many long-term residents, contributing to a potentially stable and familiar environment.

However, it's also important for prospective residents to consider the feedback from current and past residents. Concerns raised about management practices, particularly regarding communication, consistency in rule enforcement, lot rent increases, and the timeliness of park-wide maintenance, should be part of a thorough evaluation. While the idea of owning your home and having your own space is highly desirable, the experience of living within a mobile home park is deeply tied to the management's policies and responsiveness. Therefore, any Iowan considering Colonial Terrace should engage in direct conversations with park management, clarify all financial obligations including current and potential future lot rent and utility charges, and ideally, speak with current residents to gain a comprehensive understanding of the living experience. By taking these steps, locals can make an informed decision about whether Colonial Terrace aligns with their housing needs and expectations for community living in Knoxville.
