For many Minnesotans, finding a place to call home involves more than just a structure; it's about discovering a community that offers comfort, affordability, and a sense of belonging. Manufactured home communities, often known as mobile home parks, have consistently provided a practical and increasingly popular housing solution, allowing residents to experience homeownership within a dedicated neighborhood environment. These communities often balance personal space with shared environments, fostering a cohesive atmosphere for residents.
Located in the vibrant city of Owatonna, Minnesota, Colonial Manor stands as a prominent example of such a community. It is known for being a very clean and quiet place to live, offering a peaceful environment that many residents appreciate. The park strives to provide a comfortable and welcoming atmosphere where individuals and families can thrive.
While some resident feedback points to areas where improvements could be made regarding management consistency and specific park policies, the overall sentiment highlights Colonial Manor as a "fantastic community" with "friendly nice neighbors." This suggests that despite individual concerns, the core appeal of a strong, connected neighborhood remains a significant draw. This article will provide a comprehensive overview of Colonial Manor, exploring its prime location, the essential services it offers, its key features, and why it is a suitable choice for Minnesotans seeking a serene and affordable place to call home.
Colonial Manor is ideally situated at 16 Clark Dr, Owatonna, MN 55060, USA. This address places it within the thriving city of Owatonna, a regional hub in southern Minnesota. Owatonna offers a strong local economy, a variety of amenities, and a balance between small-town charm and urban convenience.
The park's location provides excellent accessibility to key areas and services. Residents benefit from being "very close to shopping and groceries," making daily errands convenient and efficient. Owatonna boasts a range of retail options, including major stores and local boutiques, ensuring that residents have access to everything they need without long commutes.
Furthermore, Owatonna itself is well-connected within southern Minnesota. It provides easy access to:
- Rochester: Approximately a 40-minute drive, home to the world-renowned Mayo Clinic, offering extensive healthcare services, a larger employment market, and a wider range of cultural attractions.
- Faribault: A nearby city providing additional local amenities and services.
- Twin Cities Metropolitan Area: While a bit further, Owatonna is within reasonable driving distance to the southern edge of the Twin Cities (Minneapolis and St. Paul), offering access to major airports, professional sports, diverse entertainment, and a vast employment base.
The park's proximity to major roads, including nearby 26th Avenue, further enhances its accessibility, making travel to and from the community straightforward. Being next to a field, as mentioned by a resident, can contribute to a more open feel, though it also means potential exposure to wind. This strategic positioning allows residents of Colonial Manor to enjoy the quiet, community-focused environment of the park while having all the conveniences and opportunities of a larger city within easy reach.
Colonial Manor, as a manufactured home community, provides a core set of services designed to support comfortable and functional living for its residents. While specific details on utility inclusions may vary and should be confirmed directly with management, general services typical of such communities include:
- Lot Rental: The fundamental service involves leasing individual land lots where residents place their manufactured homes. This lot rent covers the use of the space and access to the community's infrastructure.
- On-Site Management: The presence of a community manager, as indicated by resident reviews, suggests on-site or readily available management to address resident concerns, manage park operations, and ensure community rules are followed.
- Utility Connections: The park provides the necessary hookups for essential utilities, such as water, sewer, and electricity, to each individual lot. Residents are typically responsible for setting up their individual accounts and paying for their consumption of these utilities.
- Community Maintenance: Management is generally responsible for the upkeep of common areas and internal infrastructure, including maintaining roads and ensuring overall cleanliness.
- Pet-Friendly Environment: Colonial Manor explicitly allows dogs, making it a suitable option for pet owners. This policy enhances the living experience for many residents, although specific rules and potential restrictions apply (e.g., dogs not allowed in the tornado shelter, which is a common policy for safety reasons).
- Tornado Shelter: For resident safety, the park provides a tornado shelter. This is a crucial amenity in Minnesota, a state prone to severe weather events. While one review highlighted concerns about accessibility and personal choices during a tornado, the provision of a shelter demonstrates a commitment to safety.
Prospective residents are always encouraged to inquire directly with the park management to understand the full scope of services, lot rent inclusions, and any specific policies that may impact their living experience.

Very clean and quiet place to live
May 10, 2025 · Unicorn JamManager is ok but plays favorites. Dont expect to be able to do any vehicle repairs here, it is not allowed unless your a friend of the manager. The north end is treated better than the south end with many unsafe trees left to rot while north end can have saplings cut down because they block their views... Lot rent goes up atleast once a year guaranteed. On a good note it really is a fantastic community and probably will stay that way till the houses get built on other side of 26th ave. They do allow dogs but not in the tornado shelter. I'll be staying outside with my dog when it hits.Have seen one tornado out in the field recently. And being next to a field does not help with the wind at all.For the good things... it really is a very good community. And lots are decent enough size to feel less like a trailer park and more like a small town. The manager even with his negative side is still a good person and helpful as much as he can be. There is a playground sorta. Very close to shopping and groceries. I personally love being a resident for my 9 year old. She can play outside or down the street and not worry too much.
