Coleman Village M.H.P. Introduce
For many residents across Ohio, particularly within the bustling and diverse housing market of Toledo, finding a comfortable and affordable place to live is a significant goal. The aspiration of homeownership, often challenged by the rising costs of traditional properties, leads numerous individuals and families to explore alternative solutions. Among these, mobile home parks, commonly referred to as manufactured home communities, present a distinct and often more budget-friendly pathway to owning a residence. In these communities, residents typically own their manufactured home while leasing the land it occupies, an arrangement that can significantly reduce the overall financial barrier to homeownership compared to purchasing a traditional house and lot. If you're a Toledo local, or planning a move to our vibrant city, and are considering the benefits of manufactured home living, Coleman Village M.H.P. on Lewis Avenue is one such community you might encounter.

Furthermore, being situated within Toledo means residents have access to the city's broader array of amenities and attractions. This includes cultural institutions like the Toledo Museum of Art, numerous recreational opportunities within the extensive Metroparks system, and various entertainment venues. The accessibility from Lewis Avenue allows residents to efficiently navigate the city for work, education, or leisure activities, making Coleman Village M.H.P. a location that combines community living with urban reach. Public information indicates that Coleman Village is considered a "car-dependent area," meaning most errands will require a vehicle, and is "somewhat bikeable." The park is also within a reasonable driving distance of several parks, including Jermain Park and Ottawa Park, and hospitals like Mercy St. Vincent Medical Center.
- Lot Rental: The fundamental service provided by Coleman Village M.H.P. is the leasing of individual plots of land, known as lots, to residents who own their manufactured homes. This monthly lot rent covers the right to occupy the designated space within the community.
- Utility Connections: The park generally provides the necessary hookups for essential utilities, such as water, sewer, and electricity, to each mobile home lot. Residents are typically responsible for setting up their accounts with utility providers and paying for their individual consumption.
- Off-Street Parking: Publicly available information indicates that the community offers off-street parking, which is a convenient amenity for residents with vehicles.
- Road Maintenance: The upkeep and maintenance of the internal roads within the mobile home park are usually managed by the park administration, aiming to ensure proper access for residents and service vehicles.
- Common Area Upkeep: Maintenance of any shared spaces or general landscaping within the park is typically handled by the park management.
- Community Management: There is typically a management presence that handles administrative tasks, collects lot rents, and enforces community rules and regulations, aiming to maintain a structured and orderly living environment for residents.
It is crucial for any potential resident to engage directly with the park management to gain a comprehensive understanding of the specific services provided, what is included in the lot rent, and the respective responsibilities of the homeowner versus the park for maintenance and repairs. Past reviews suggest potential issues with responsiveness and community cleanliness, making direct inquiry and on-site observation particularly important.
- Affordable Homeownership Potential: One of the most significant highlights of living in a mobile home park is the opportunity for a more affordable path to homeownership. The combined cost of purchasing a manufactured home and paying a monthly lot rent can often be considerably less expensive than buying a traditional site-built house in Toledo. This financial accessibility is a major draw for many.
- Private Lot Space: Unlike apartment living, residents typically benefit from having their own dedicated lot space. This often includes a small yard area, providing increased privacy and opportunities for outdoor activities or personal landscaping.
- Toledo Urban Access: The park's location on Lewis Avenue within Toledo provides residents with convenient access to the city's wide range of urban amenities. This includes various shopping centers, diverse dining options, employment opportunities, and public services, all within a reasonable distance.
- Access to Parks and Hospitals: The proximity to several local parks, like Jermain Park and Ottawa Park, offers green spaces for recreation. Additionally, the nearness to major hospitals such as Mercy St. Vincent Medical Center provides important access to healthcare facilities.
Given some of the challenges mentioned in public reviews regarding maintenance and general living conditions, it is especially vital for prospective residents to conduct thorough on-site visits and direct conversations with park management. This will allow for a personal assessment of the current state of the community and its suitability for individual needs.
- Reduced Lot Rent: Sometimes, parks offer a reduced lot rent for a limited introductory period to new residents to ease their transition.
- Move-in Bonuses: Some communities may offer move-in bonuses or assistance with relocation expenses for individuals who are moving an existing manufactured home into the park.
- Special Pricing on Homes: If the park or an affiliated entity has manufactured homes available for sale on-site, they may offer special pricing, financing options, or even "rent-to-own" programs.
To learn about any current promotions or special offers that Coleman Village M.H.P. may be providing, the most reliable approach is to contact the park management directly. By calling, you can inquire about current lot availability, detailed pricing structures, and any incentives that might be applicable to your specific situation. Direct communication ensures you receive the most accurate and up-to-date information regarding potential savings or benefits.

Mar 05, 2020 · tann cherryMe and my boyfriend moved in with my son a couple months ago and the place we bought needed a lot of work done and thankfully al helped us a lot with his patience and kindness towards us especially with us having to deal with bulk pickup it was nice after we just went through hell with the last trailer park we use to live in. I'll be forever grateful. It's a very homey and friendly environment for children to grow up in everyone has been wonderful as well.
Sep 17, 2023 · Crystal HoltzbergerBeen here for 25 years ,don't plan to move anytime soon...not to happy with new management company
Feb 16, 2025 · Kurt CarrickWe have lived here four years and have NEVER had an issue, Al has been more than helpful with anything we have needed, he has even gone out of his way to make sure everyone in the park is taken care of. Al gives everyone an equal chance to get fixed or clean up things around our homes, if after asking more then he should have to he is left with having to make decisions that he doesn’t like making. As long as your not bothering your neighbors or speeding through the park there is no reason for negativity from Al. The park has a lot of elderly and Al is very partial to making sure they are ok as with the children. We have had an amazing experience living here and have met forever friends! The park is also very well kept, all year round you can see Al helping cut grass, racking leaves and shoveling he really is a one in a million!!! If at any point you have a run in with Al it most likely is because YOUR not doing something he has asked of you!
