As with any significant housing decision, a thorough understanding of a property's realities, beyond just its address and basic contact information, is essential for local residents in Alabama to make an informed choice.
The appeal of mobile home parks often lies in their potential to offer more affordable housing solutions compared to traditional homes or apartments, particularly for those seeking a sense of community. However, the quality of life within such a community is heavily dependent on factors like property maintenance, management responsiveness, and the overall living environment. Understanding these elements beforehand can save residents significant stress and dissatisfaction in the long run.
This article aims to provide an objective overview of Coggins Country Estates, drawing primarily from publicly available information and direct feedback from residents. Our goal is to present a factual picture to help prospective renters or owners in the Dothan area gain a clearer perspective on what to expect. The experiences shared by current and long-term residents can offer invaluable insights that go beyond official descriptions. These firsthand accounts highlight the day-to-day realities of living in a community, including aspects like property upkeep, pest control, and the responsiveness of management to resident concerns. For someone considering Coggins Country Estates, paying close attention to these details can inform their decision-making process.
In the Dothan housing market, mobile home parks can represent a particular segment that caters to specific needs and budgets. However, as with any housing type, quality can vary significantly between different parks. Therefore, it is paramount to look beyond the basic listing and investigate the operational standards and living conditions. This comprehensive approach is vital for ensuring that your chosen home aligns with your expectations for comfort, safety, and community standards.
We will examine the park's location, its officially listed services, and the key points highlighted by those who have lived or visited Coggins Country Estates. While direct "promotional" language might not align with the nature of the available public data in this instance, providing a clear and engaging factual account remains our priority to assist the local Alabama user in their housing search.
Coggins Country Estates is situated at 1118 E Saunders Rd, Dothan, AL 36301, USA. This address places the mobile home park within the city of Dothan, a prominent hub in Southeast Alabama known for its agricultural roots, particularly peanuts, and its regional importance. Dothan offers a range of services, including shopping, healthcare, and educational facilities.
East Saunders Road is a residential area within Dothan, suggesting a location that provides a degree of separation from the most heavily trafficked commercial zones while still offering relatively easy access to city amenities. For residents, this typically means that daily necessities such as grocery stores, pharmacies, and gas stations are within a reasonable driving distance. The accessibility to main roads in Dothan would allow for commutes to work, school, or other appointments around the city.
Dothan's overall connectivity within Alabama and to neighboring states like Florida and Georgia is generally good, with major highways passing through or near the city. This can be a benefit for residents who travel frequently or have family residing in other parts of the region. However, specific accessibility from Coggins Country Estates to public transportation routes (if available in Dothan's residential areas) or major bus stops would need to be verified independently.
The residential nature of East Saunders Road often implies a quieter environment compared to areas directly adjacent to commercial districts. While the provided reviews touch on specific on-site conditions rather than the broader neighborhood, the location itself is within Dothan's urban perimeter, benefiting from the city's infrastructure and services.
Based on the provided information and general understanding of mobile home parks, Coggins Country Estates would typically offer lot rentals where residents place their manufactured homes. The fundamental services would involve providing the necessary hookups for utilities. Specific confirmed services, directly from the provided customer reviews, include:
Lot Rent: The primary service provided is the leasing of individual lots where residents can place their mobile homes. Reviews indicate that lot rent is collected monthly.
Emergency Maintenance (Implicit): While not explicitly stated as "emergency maintenance," a resident review mentioned ongoing issues with property conditions, suggesting that maintenance, even if perceived as inadequate, is theoretically available to address issues within the park grounds or common areas. However, the effectiveness and promptness of this service are a point of concern based on feedback.
It is important to note that the provided customer reviews heavily emphasize concerns regarding the *lack* of effective maintenance and improvements, rather than listing a comprehensive set of services. Prospective residents should inquire directly about the specific services included in lot rent, such as:
Waste management/trash collection
Water and sewer hookups (and whether these are included in rent or billed separately)
Electrical hookups (and billing arrangements)
Common area upkeep (e.g., roads, lighting, landscaping)
Pest control for common areas
Security measures, if any
Based on the provided customer reviews, the highlights and features of Coggins Country Estates, from a resident perspective, are predominantly areas of concern rather than positive attributes. It is crucial for prospective residents to be aware of these reported conditions:
Long-Term Residency: Some residents have lived in the park for a significant period (e.g., 20 years), indicating that for some, it has served as a long-term home, despite reported challenges.
Established Location: Being an older park, it is established within Dothan, which can mean a familiar area for local residents.
However, the reviews highlight several significant areas of concern that act as counterpoints to typical "features" one might expect from a well-maintained mobile home park:
Lack of Grounds Maintenance: Repeated complaints about owners "barely do any maintenance to the park grounds" and "never no improvements to their park" over several years.
Property Condition Issues: Specific concerns include "open holes in the ceiling," "cockroaches hiding behind the refrigerator or stove," and "little cockroaches" appearing at night.
Lot Erosion/Foundation Concerns: A critical issue reported is a lot "washing away over the years," affecting the foundation of a home to the extent that "none of the doors will close," with a significant drop-off near the trailer tongue.
Difficult Access to Lots: Due to erosion or layout, accessing some yards requires "coming in through neighbor's yard (front & back)," posing a risk of vehicle damage.
Unsupervised Animals and Children: Concerns were raised about "many wild dogs that scratch me" and "many unsupervised children," suggesting a potential lack of common area oversight or enforcement of community rules regarding pets and minors.
Perceived Lack of Owner Pride: Residents express that owners "don’t have any pride of keeping a park kept up and concern of their residents," suggesting a focus on "simply just collecting lot rent every month."

Prospective residents are strongly encouraged to contact the park directly using these numbers to inquire about current lot availability, rental terms, and to schedule an in-person visit. An on-site visit is crucial to personally assess the conditions of the park and specific lots.
Based on the comprehensive review of publicly available information and direct customer feedback, it is challenging to present Coggins Country Estates as a generally "suitable" option for locals in the Alabama region, particularly from the perspective of offering a high quality of life or a well-maintained living environment. The overwhelming sentiment from resident reviews highlights significant and persistent concerns that prospective residents should carefully consider.
The primary draw for mobile home parks is often affordability. While Coggins Country Estates may offer lower lot rent compared to other housing options in Dothan, the reviews suggest that this affordability might come at the cost of essential living conditions and property upkeep. Issues such as structural integrity of lots, pest infestations, lack of grounds maintenance, and concerns about unsupervised animals and children are serious considerations that directly impact resident safety, comfort, and the long-term value of living there.
For elderly and disabled residents, as highlighted in one review, the inability to easily relocate due to financial constraints can create a particularly difficult situation when faced with deteriorating conditions that are not addressed by park management. This underscores the importance of thorough vetting for any mobile home park, especially for vulnerable populations.
While the park's Dothan address provides access to city amenities, the internal conditions described by residents paint a picture of a community that may not be upholding basic standards of maintenance and resident well-being. The sentiment of owners "simply just collecting lot rent every month, but never no improvements to their park" is a strong warning to anyone considering moving here.
Therefore, while Coggins Country Estates is indeed a mobile home park located in Dothan, Alabama, the available information suggests that potential residents should exercise extreme caution. For locals seeking a comfortable, safe, and well-maintained mobile home living experience, it is advisable to prioritize parks with consistently positive reviews regarding management responsiveness, property upkeep, and a healthy living environment. It appears that significant improvements would be needed at Coggins Country Estates before it could be broadly recommended as a suitable choice for most Alabama residents.

Coggins Country Estates Reviews
The trailers living here are not really worth living here, There are some open holes in the celling which I'm concerned about since many cockroaches like to peak in there. Behind the refrigerator or stove we found more little cockroaches hiding and mostly come out at during the dark. Going outside without protection is not good idea. There are many wild dogs that scratch me and many unsupervised children and I should be concerned.
Mar 11, 2025 · Czhess15UPDATE. …Pics now avail to viewWas visiting my parents who have lived there for around 20 yrs.The park is barely getting 3 stars because the owners barely do any maintenance to the park grounds. Several issues through out park, but I'm terribly concerned about the actual lot their home sits on. It's washing away over the years, and Coggins doesn't do anything about it. It has already affected the foundation that none of the doors will close. There is about 3 ft left between the tongue of the trailer and the drop off. (I will see about posting pics soon). Also you have to pull into their yard by coming in through neighbor's yard(front & back). If you try, you can cause some unnecessary damage to your vehicle. They are elderly & disabled, no up and moving trailer is not a financial option.Update•••••3 years later and still the same. It’s pretty obvious that they don’t have any pride of keeping a park kept up and concern of their residents. They are simply just collecting lot rent every month, but never no improvements to their park.LOOK SOMEWHERE ELSE.Don’t get stuck there like my folks are.Your welcome in advance. Will add photos soon
Nov 15, 2022 · Kristy BostickClear neglectfulness and greedy owners. To begin, the overall look of the park is horrific. In every section, you will find abandoned, burned down, and vandalized trailers. Living here is much worse as the trash issue is apparent. You will find bugs and mold living with you as your roommates and nearly every trailer has water issues always coming from the tubs and floor issues with exposed pieces under the floor. Getting any kind of actual repairs has become impossible to get a hold of leaving you to pay for their clear neglect of these homes. The owners will take MONTHS to do a repair, they'll get angry at you for even asking and tell you to leave. The only real moderation seen from the owners is the monetary aspect without a real office, forcing tenets to pay from outside of a boarded-up window of a trailer. Unless you are in dire need of a home, then this might be your kind of place.
Dec 13, 2023 · George “Edward's” MonteroThese trailers have very high quality services and take more than 5 months to repair something. And if you tell them when they are going to fix it, they tell you if you don't like it, you can move. But if you are 5 days late paying rent, they will put the paper on your door.
Jan 22, 2024 · Guille MonteroMost of the trailers are well taken care of and the yards are clean. Seems like a nice neighborhood to visit. People seem to drive slowly out of respect for their neighbors. Found out just a little bit more about what goes on in this trailer park ladies. Unless you 100% Trust that your man will be faithful while women in this trailer park ( won't mention their names but know who you are ) are trying to give it away to them and others selling it to them for like $5.00 then do not let them go here alone if for no other reason than to protect yourself. Please.
