This address places it directly on Airline Highway (US-61), a major thoroughfare connecting Baton Rouge to areas further south. Its position on a prominent highway makes it easily accessible for RVs of all sizes, ensuring a straightforward arrival and departure for travelers.

Services Offered
Understanding the services provided by an RV park is paramount for potential guests. These services contribute significantly to the comfort and functionality of an RV stay. Based on general RV park standards and available information, here's what you might typically expect regarding services at CMI RV Park:
- RV Hookups: The park reportedly offers over 30 service hookups designed to accommodate various RV sizes, including connections for electricity, water, and potentially sewer. It's noted that all spots are "back-in slots" without pull-through options.
- Long-term Accommodation: CMI RV Park indicates that it can accommodate both short-term vacationers and long-term tenants, suggesting flexibility in stay durations. This is particularly relevant for workers in the area looking for extended housing solutions.
- Management Interaction: There is a management presence for the park, which is typically responsible for overseeing operations and addressing resident concerns.
- Billing and Deposit Management: As with most rental properties, there are processes for deposits and rental payments.
However, based on customer feedback, prospective occupants should thoroughly clarify specific service details, particularly regarding the refundability of deposits, the maintenance of utilities (such as ensuring functional and safe electrical poles and water spigots), and the responsiveness of management to maintenance requests or concerns about park conditions. It is advisable to obtain these details in writing whenever possible.
Features / Highlights
Every RV park has unique features and characteristics that define the experience for its guests. When considering CMI RV Park, it's important to look at various aspects that contribute to the stay. Based on customer reviews, here are some critical points to consider:
- Accommodates Workers: A significant highlight, particularly noted in reviews, is that the park can accommodate workers when other surrounding RV parks may have no availability. This makes it a viable option for those in the area for temporary work.
- Proximity to Highway: Its location directly on Airline Highway offers excellent accessibility for arrival and departure, especially for large rigs.
- Affordability (Potential): While not explicitly stated, the mention of "reasonable rates" suggests it could be a more budget-friendly option compared to some other parks.
- Long-term Stay Capability: The park is set up to accommodate long-term residents, making it a potential option for those seeking extended stays rather than just transient camping.
- Site Conditions: Reviews describe RV spots as potentially being "just a muddy spot in a yard" with concrete that is "busted up" and spots that are "dangerously unlevel." This indicates that site quality and maintenance might be inconsistent.
- Safety and Security Concerns: The park is noted as being "very close to the highway with no gates or anything," leading to concerns about safety for "animals or children." Allegations of "raw sewage covering several spots," "drug dealers in and out," and general unsafe conditions have been reported.
- Utility Infrastructure Issues: Specific problems cited include water spigots being on the "wrong side of half the spots" and "electrical poles look far from safe."
- Manager and Owner Interaction: Reviews describe management as "very unprofessional" and lacking "information exchange," particularly regarding deposits. There are also reports of the owner "harassing" former occupants for information about other tenants after they have left.
- Permanent Resident Focus: It's observed that "most people seem to permanently live there," which can create a different community dynamic compared to parks focused on transient vacationers.
- Unsuitable for Outdoor Living: Due to the conditions and safety concerns, it's suggested that this is a place where one would "never spend any time outdoors, only directly in and out of your camper."
- Non-Refundable Deposit Issues: A significant concern raised is the reported non-refundability of deposits, even when guests are unable to stay due to safety issues, and a lack of clear communication regarding this policy.
Given the comprehensive and severe negative feedback, prospective visitors should be fully aware of these potential challenges before considering a stay at CMI RV Park.

Conclusion: Why This Place Is Suitable for Locals
For RVers in Louisiana, particularly those needing a spot in the Prairieville area, CMI RV Park presents an option that requires a very pragmatic and cautious approach. While RV parks generally cater to those seeking flexible accommodation, the extensive negative feedback surrounding CMI RV Park points to significant challenges that local users must carefully weigh.
The primary suitability for locals, particularly workers, appears to be its capacity to accommodate RVs when other parks in the vicinity are full. Its location directly on Airline Highway in Prairieville provides excellent accessibility to the surrounding areas, which is a practical benefit for those working on short-term contracts or needing a temporary base. However, the reported issues with unsafe site conditions (muddy, unlevel, exposed infrastructure), concerns about security (lack of gates, alleged drug activity), and particularly the challenges with management professionalism and communication (non-refundable deposits, alleged harassment) are severe drawbacks.
Therefore, for a local user in Louisiana, CMI RV Park might be a last-resort option when no other availability exists, especially for those who prioritize immediate accommodation over comfort, safety, and a pleasant environment. It is absolutely paramount that any local considering CMI RV Park conducts an exhaustive in-person inspection of the specific site offered, clarifies all terms regarding deposits and fees in writing, and directly inquires about reported safety and maintenance issues. Without such rigorous due diligence, the risk of a highly unsatisfactory experience appears significant. While the park might serve a niche need for basic parking, the overall reported conditions suggest it may not be suitable for locals seeking a comfortable, safe, or professionally managed RV living experience in Louisiana.

CMI Rv Park Reviews
Our deposit (which we were unaware was non-refundable on the very unprofessional lack of information exchange) was never given back to us when we were unable to stay due to this location not being able to accommodate our service dog safely. This is a park where most people seem to permanently live there. The RV spot offered to us was literally just a muddy spot in a yard. Very close to the highway with no gates or anything. Extremely unsafe for animals or children. This is a place where you would never spend any time outdoors, only directly in and out of your camper. Only rating 2 starts because it can accommodate workers when there is no availability at the surrounding parks.
Jan 19, 2022 · Courtney VossIt takes a lot for me to leave a bad review, however this I seem necessary. Where to start, we pulled in late evening and only stayed one night, all of this occurred in less than 24 hours. Upon looking at spots we noticed raw sewage covering several spots in the park, owner claims a tree branch fell and busted the pipe, however others in the park claim this is an ongoing problem. The spot we were going to choose, the tenant next door came out with a billow of smoke and the odor of pot behind him. Other neighbors are said to deal pills, and have drug dealers in and out. The manager filed us in on every detail of the park, it's tenants and its owner in a very overwhelming short time. Nevermind that the park is run down, all the concrete is busted up, spots are dangerously unlevel, high in the front low in the back. The water spicket is on the wrong side of half the spots, the elceticele poles look far from safe. I ended up blocking the owners number (whom I never met) because she began harassing me for information about tenants in the park and the things we had been told, even though we had already left. Very unprofessional, very trashy park. If you have children, a family, or just generally care about the area around you, I would find somewhere else.
Mar 11, 2019 · Kimberly DellThis is the absolute worst rv park I have ever come across. I have resided in numerous rv parks and this is by far the worst one. For starters the raw sewer that runs into the ditches is disgusting. The pot holes through the driveway in the park almost rip up the underneath of my car. The Landry facilities are never cared after and stays dirty, animals go outside and aren't cleaned up after. Then the "owner" goes unreachable for days on end and NONE of her residents or even employees can get intouch with her! How she has a business running there is beyond me. Then she's running for a legal office? That's going to be a mess like her rv park! Save your money!
Mar 10, 2018 · Laura HardyThis place was great for me when I was working in the area the new owner is awesome, the price was great and it was a quiet rv park I can GUARANTEE that I will be staying here every time I come into town. The owner personally stayed with me to assure my site was adequate. I highly recommend this place! And I personally highly praise the owner thank you!!! See y’all again soon.
