This article will delve into the details of Cloverleaf Manufactured Home Community, drawing upon available public information and resident feedback to provide a comprehensive overview. For local users in Minnesota, especially those considering a manufactured home, it's crucial to evaluate not just the physical homes, but also the community's management, its policies, and the overall living experience. This overview aims to present a factual account, highlighting both the stated features and important considerations to help prospective residents make an informed decision about where they might call home in St. Cloud.
A key aspect of living in a manufactured home community is the relationship with management, as they oversee daily operations, rule enforcement, and community maintenance. Public feedback can offer valuable insights into these aspects. Therefore, this overview aims to provide a balanced perspective, allowing Minnesotans to understand the full picture before committing to a residency at Cloverleaf Manufactured Home Community.
Cloverleaf Manufactured Home Community is strategically located at 150 US-10 North, St Cloud, MN 56304, USA. St. Cloud, a prominent city in Central Minnesota, offers a diverse blend of urban amenities, educational institutions, and access to natural attractions. The park’s location on a major highway ensures excellent accessibility for residents and visitors alike.
The community sits just 2 miles from Downtown St. Cloud, a significant advantage for its residents. This close proximity means convenient access to a wide array of services, including major retailers like Walmart, Target, and Costco, making everyday errands straightforward. Residents can also enjoy a variety of dining experiences at local favorites such as La Casita Restaurant and The Boulder Trap House. Beyond practical needs, downtown St. Cloud offers cultural and entertainment options, contributing to a vibrant local lifestyle.
Furthermore, Cloverleaf is situated within a "quality school district," which is a crucial consideration for families with children. For recreation and leisure, the area boasts attractions like Munsinger Clemens Gardens, Summerland Family Fun Park, and Quarry Park and Nature Preserve, providing ample opportunities for outdoor activities and family outings. St. Cloud also benefits from local transportation options such as buses and trains, making it easy to explore the city and surrounding areas, even without a personal vehicle. This combination of convenient urban access and proximity to natural and recreational sites makes Cloverleaf an appealing location for Minnesotans seeking a balanced living environment.
Cloverleaf Manufactured Home Community, being an "all-ages" community, primarily offers lot rentals for manufactured homes. While specific services are best confirmed directly with the community office, based on typical manufactured home park offerings and available information, residents can generally expect a range of amenities and management responsibilities.
- Lot Rental: The core service involves providing a designated lot where residents can place their manufactured home. These lots are typically equipped with essential utility hookups for water, sewer, and electricity (though utility costs are usually borne by the resident).
- Home Sales: The community facilitates the sale of new manufactured homes on-site, offering models with modern features such as new brand-name appliances, premium entry doors, and updated bathrooms.
- Community Amenities: Cloverleaf boasts several communal amenities designed to enhance resident lifestyle. These include a basketball court, a storm shelter for safety during severe weather, and a playground for families. There is also mention of "beautifully landscaped grounds" and a picnic area for outdoor enjoyment.
- Pet-Friendly Community: Cloverleaf explicitly welcomes pets, allowing residents to bring their furry family members to the community.
- Community Management: The community is managed by "experienced and professional management staff the day-to-day responsibilities." This implies oversight of community rules, maintenance of common areas, and addressing resident concerns.
However, it is vital to address significant concerns raised in recent customer reviews regarding service delivery and management conduct:
- Management Conduct: Reviews frequently describe the management team as "consistently rude and argumentative," showing "little regard for basic respect or professionalism." This indicates a substantial issue with customer service and resident relations.
- Lack of 24-Hour Notice for Entry: A critical complaint highlights "blatant disregard for providing a 24-hour notice before entering lots for inspection," with management allegedly entering "without notice or explanation, violating residents’ privacy and peace of mind."
- Inconsistent Rule Enforcement: There are strong allegations of "selectively enforce community rules," where "some residents are penalized harshly for minor issues, while others are allowed to break the same rules without consequence." This creates a sense of unfairness.
- Property Damage and Refusal to Repair: Residents report that when management "damage your property—such as putting holes in your lot during inspections or maintenance—they flat-out refuse to take responsibility or make repairs."
- Neglected Community Areas: While "beautifully landscaped grounds" are promoted, reviews suggest that "they don’t hold themselves to the same standards in community areas, which are often neglected and poorly maintained."
- Issues with New Home Quality and Pricing: One review specifically states, "Bought a brand new home and it has been a headache from day 1. Homes are cheaply built and way overpriced." This is a serious concern for those considering purchasing a new home within the community.
- Misleading Information on Lot Rent and Fees: A review notes, "Was told lot rent wasn’t going to increase and the month after we moved in, it increased," and that a "10,000 off price" promotion turned out to be a "closing fee" with a penalty if selling within five years.
Prospective residents are strongly advised to investigate these concerns thoroughly, seeking direct and verifiable information from management regarding their policies on entry notice, rule enforcement, property damage, and the true cost breakdown of home purchases and lot rent increases, perhaps with legal counsel if considering a purchase.
Cloverleaf Manufactured Home Community, despite significant concerns raised in customer reviews, advertises several features and highlights designed to attract residents in St. Cloud, MN:
- All-Ages Community: Cloverleaf is an "all-ages Manufactured Home Community," making it suitable for individuals, couples, and families at various stages of life.
- New Manufactured Homes Available: The community offers the opportunity to purchase new homes, described as "brand new 3 bedroom, 2 bathroom homes" with "premium entry doors, a modern bathroom, as well as new brand name appliances." This provides a modern living option.
- Pet-Friendly: Cloverleaf is a "pet-friendly community," welcoming residents with pets, which is a significant highlight for many Minnesotans.
- Community Amenities: The park lists several amenities aimed at enhancing resident life, including a basketball court, a playground for children, and a storm shelter for safety during severe weather. They also promote "beautifully landscaped grounds" and a picnic area.
- Strategic Location in St. Cloud: Situated just 2 miles from Downtown St. Cloud, residents benefit from convenient access to a major city's resources. This includes proximity to a "quality school district," large retail stores (Walmart, Target, Costco), local dining options (La Casita Restaurant, The Boulder Trap House), and entertainment.
- Access to Recreation and Nature: Nearby attractions such as Munsinger Clemens Gardens, Summerland Family Fun Park, and Quarry Park and Nature Preserve offer diverse opportunities for outdoor activities and family fun.
However, it is critical to present these alongside the serious concerns expressed in recent customer reviews, as these directly impact the actual living experience and the reliability of these advertised features:
- Management Professionalism and Respect: Reviews indicate a severe lack of professionalism, with management described as "consistently rude and argumentative" and showing "little regard for basic respect" in interactions.
- Violation of Privacy and Notice: A major concern is the alleged "blatant disregard for providing a 24-hour notice before entering lots for inspection," with management reportedly entering properties "without notice or explanation."
- Inconsistent Rule Enforcement: Allegations of "selectively enforce community rules" undermine fairness and create a negative community dynamic.
- Lack of Accountability for Property Damage: Residents report that management "flat-out refuse to take responsibility or make repairs" when their actions damage resident property during maintenance or inspections.
- Neglected Common Areas: Despite claims of "beautifully landscaped grounds," reviews suggest that community areas are "often neglected and poorly maintained," contradicting the advertised feature.
- Concerns about Home Quality and Pricing Transparency: New home buyers express dissatisfaction, stating homes are "cheaply built and way overpriced" and that "promotions" like "$10,000 off" are actually "closing fees" with hidden penalties if selling within five years.
- Misleading Lot Rent Information: A direct complaint states, "Was told lot rent wasn’t going to increase and the month after we moved in, it increased," indicating a lack of transparency regarding financial commitments.
- Difficulty with Home Issue Resolution: Getting management to "respond if at all" to issues with new homes is described as "like pulling teeth."
- Safety Concerns: One review states, "every third house is a drug dealer this place is definitely not kid safe!!" This is a very serious allegation regarding community safety and warrants thorough investigation by prospective residents.
Due to these significant and detailed negative reviews, prospective residents are strongly cautioned to conduct extensive due diligence. This should include direct inquiries with management about addressing these specific concerns, reviewing all contracts thoroughly (ideally with legal counsel), speaking with current residents if possible, and assessing the overall condition and atmosphere of the community in person. The positive efforts of the "maintenance man," while appreciated by residents, do not appear to offset the systemic issues reported with management.
Cloverleaf Manufactured Home Community, managed by RHP Properties, actively promotes various special offers and incentives to attract new residents. Based on publicly available information, these promotions can include:
- Rent Specials on Select Homes for Sale: The community has offered significant incentives, such as "2 months FREE rent" on select homes, providing a substantial saving for new homeowners.
- Waived Application Fees: To make the initial application process more accessible, Cloverleaf has advertised "All Online Application Fees Waived!"
- Brand New Home Sale Discounts: Promotions such as "Get $15,000 off Today!" on brand new 3-bedroom, 2-bathroom homes are frequently advertised, reducing the initial purchase price.
- "One Month Free Site Rent + No Application Fee": This broader promotion from the management company (Bayshore Homes Sales / RHP Properties) indicates a common incentive for those who purchase or rent a home from them, and it can potentially be combined with other offers.
- Up to $8,000 Move-In Bonus: Some general promotions from the management company indicate a potential move-in bonus for new residents.
- Referral Rewards Up to $1,000: This suggests incentives for current residents who refer new residents to the community.
However, it is absolutely crucial to address a significant concern raised in customer reviews regarding these promotions and their transparency:
- Misleading Discounts and Hidden Fees: A direct review states that the advertised "$10,000 off price" was, in reality, a "closing fee," and if the home is sold within five years, the resident would "owe them." This points to a severe lack of transparency and potentially misleading advertising practices.
Given this serious feedback, prospective residents are strongly advised to thoroughly investigate any advertised promotions. This includes:
- Getting all offers and terms in writing.
- Asking for a complete breakdown of all costs, including purchase price, closing fees, lot rent, and any potential future increases or penalties.
- Carefully reading all contracts and agreements, ideally with independent legal counsel, before signing.
- Confirming directly with management how long any "free rent" or discounts apply and what the terms are for these incentives.
While promotions can be attractive, the reported issues with transparency necessitate extreme caution and verification to ensure a full understanding of the financial commitment.

Cloverleaf Manufactured Home Community in St. Cloud, Minnesota, presents itself as an option for locals seeking accessible housing, particularly those interested in the manufactured home lifestyle. For many Minnesotans, the initial appeal lies in the prospect of homeownership at a potentially lower price point compared to traditional stick-built homes, combined with the presence of new, modern manufactured homes available for purchase. The community's "all-ages" designation makes it suitable for diverse demographics, from young families to retirees.
The location of Cloverleaf is a notable advantage. Being just 2 miles from Downtown St. Cloud offers residents convenient access to essential urban amenities, including major retail stores like Walmart, Target, and Costco, as well as a variety of local restaurants and entertainment options. Its placement within a "quality school district" is a significant draw for families. Furthermore, the proximity to popular recreational areas such as Munsinger Clemens Gardens, Summerland Family Fun Park, and Quarry Park and Nature Preserve ensures that residents have ample opportunities to enjoy Minnesota's natural beauty and participate in outdoor activities. The "pet-friendly" policy is also a positive aspect for many households.
However, it is absolutely paramount for prospective local residents to approach Cloverleaf with extreme caution and conduct thorough due diligence, as significant and serious concerns have been raised in recent customer reviews. The issues regarding management's alleged rudeness, lack of professionalism, disregard for privacy (entering lots without notice), inconsistent rule enforcement, refusal to take responsibility for property damage, and misleading information regarding home pricing and lot rent increases are deeply troubling. Furthermore, the explicit concern about community safety ("every third house is a drug dealer this place is definitely not kid safe!!") cannot be overlooked.
While the idea of affordable homeownership in a convenient location is inherently appealing, the actual living experience is profoundly impacted by management practices and community environment. Therefore, before considering Cloverleaf, Minnesotans must take proactive steps: thoroughly investigate every concern raised in reviews, obtain all agreements in writing, seek independent legal advice if purchasing a home, and attempt to speak with current residents to gain a realistic understanding of daily life in the community. If these serious issues can be satisfactorily addressed and verified, then the objective benefits of location and housing type might be realized. Otherwise, locals should be aware of the substantial risks reported by current residents.

Cloverleaf Manufactured Home Community Reviews
Dealing with Cloverleaf Management has been an ongoing source of frustration. The management team is consistently rude and argumentative when approached with reasonable concerns. They show little regard for basic respect or professionalism in their interactions with residents. One of the most troubling issues is their blatant disregard for providing a 24-hour notice before entering lots for inspection, as required. Instead of following proper procedure, they come and go without notice or explanation, violating residents’ privacy and peace of mind.Even worse, they selectively enforce community rules. Some residents are penalized harshly for minor issues, while others are allowed to break the same rules without consequence. This favoritism undermines any sense of fairness or community. To make matters worse, when they damage your property—such as putting holes in your lot during inspections or maintenance—they flat-out refuse to take responsibility or make repairs. And while they expect residents to follow the rules to the letter, they don’t hold themselves to the same standards in community areas, which are often neglected and poorly maintained. The one bright spot is the maintenance man, who is consistently professional, friendly, and helpful. He does everything he can to assist residents and genuinely cares about doing a good job, even when the management team doesn’t support him the way they should.Overall, Cloverleaf Management shows little concern for the wellbeing or fair treatment of its residents. Their approach is unprofessional, inconsistent, and dismissive. If not for the efforts of the maintenance man, the experience would be even worse. I would not recommend dealing with this management team if you value respectful communication and fair treatment.
May 02, 2025 · Samuel WarnerBought a brand new home and it has been a headache from day 1. Homes are cheaply built and way overpriced. They say you get 10,000 off price, but when you sign papers you will be told that that is the closing fee and if you sell within 5 years you owe them. Have had issues with the house, and it's like pulling teeth to get them to respond if at all. Was told lot rent wasn't going to increase and the month after we moved in, it increased. If you think you can afford to buy a trailer house, go to a bank first to see if you can get approved for a loan for an actual house. You will be better off in the long run.
Apr 08, 2025 · Jeanna Millerpretty sure the new park owner's employees are the ones always driving in front of my house with obnoxiously loud music. never had a problem until they sold the place to a new company. on top of that, the lowlife who moved in behind me has a loud sound system and uses it often, so now I'm just perpetually being bothered by audible garbage from all sides. this has been going on daily for years.
Apr 30, 2025 · tom engineI have owned a home for a couple months now, it is very pleasant and quiet. I just had a baby in the beginning of October. Through out the process of applying for our trailer we had a great experience working with Abbie. She was great to work with and she advised us greatly, if we wouldn’t have took her advice we wouldn’t have gotten our place. Being I was about to have a baby we were stressed. She definitely knows what she’s doing, was there for us and helpful. She also has a very positive energy which made the process even more enjoyable.I would like to thank you so much for making this an opportunity available to is as well as making it a great experience. 😊
