Mobile home park ★3.0

4412 E Mulberry St, Fort Collins, CO 80524, USA

3.0
I’ve lived here for 2 years and management only gets progressively worse. The people living in this home below tried breaking into ours back in November. Management did nothing. About 2 months ago they finally left. Now their lawn is overgrown and out of control. Yet I was told that I need to clean up an oil spill in my driveway because it makes the park look unclean. On top of that, the kids bus stop has been covered in dog poop all year. No one picks up and management mows right over it. It’s unsanitary and our kids play there! Rent went up this year, the grass and gardens are dying. They don’t turn on the water, that we pay for! The clubhouse has been closed down for months because they refuse to fix it due to it being expensive, but they have two brand new trucks sitting at the office? Who knows what happened to the maintenance people, they were the only ones who would really keep up. Now the office ladies just sit there and take our money. Never caring about our complaints and no doing anything other than closing it down for lunch. This list could go on and on… this place is horrible. I would not recommend for people to live here. - Valeria Cano

Cloverleaf Introduce

Cloverleaf Mobile Home Park is an established and expansive **manufactured housing community** situated on the eastern edge of Fort Collins, Colorado. Built in 1974, this all-age community comprises 391 home sites, making it one of the largest manufactured home parks in the area. It offers a crucial entry point into homeownership for residents across Colorado, providing a more financially accessible alternative to traditional stick-built homes in the competitive Fort Collins real estate market. Residents own their manufactured homes and lease the land, or "lot," beneath them.

The park is marketed as a lifestyle community that combines convenience and a range of amenities to suit families and individuals of all ages. However, as with any large community, resident experiences can vary, particularly following significant ownership and management changes, which have occurred in recent years, including major sales transactions in 2021 and 2023. These sales to corporate entities that invest in mobile home parks across the country have coincided with reports of rising lot rents—a common trend across Colorado's manufactured housing sector—and concerns over maintenance and management responsiveness. Prospective residents are strongly advised to investigate the current status of lot rents and management services.

The park offers modern manufactured homes, including spacious doublewide units, that often feature open-concept floor plans, island kitchens, walk-in closets, and contemporary appliances. For many, the opportunity to purchase a home with such features at a significantly lower price point than a conventional home in Fort Collins presents a compelling path to stability and equity. The community atmosphere, supported by on-site management and shared amenities, is designed to create a vibrant and engaging living environment for its diverse residents.

Location and Accessibility

Cloverleaf Mobile Home Park boasts a highly strategic location that contributes significantly to its residents' convenience and accessibility throughout Northern Colorado. The community is located at:

4412 E Mulberry St, Fort Collins, CO 80524, USA

Its position on East Mulberry Street (State Highway 14) provides almost immediate access to **Interstate 25 (I-25)**, the region's main north-south corridor. This makes commuting to employment centers, shopping destinations, or neighboring cities like Loveland and Greeley exceptionally easy. The park is also conveniently located close to:

  • Major retail and dining options along East Mulberry Street and I-25.
  • Local schools within the highly-regarded Poudre School District.
  • Natural areas such as Riverbend Ponds Natural Area and Kingfisher Point Natural Area, offering nearby access to walking trails and Colorado's outdoor recreation.
  • Downtown Old Town Fort Collins, accessible within approximately 15 minutes.

Furthermore, the community provides several physical accessibility features to ensure comfort and ease of access for all residents and visitors, demonstrating an effort toward inclusivity:

  • Wheelchair accessible entrance
  • Wheelchair accessible parking lot
  • Wheelchair accessible restroom (in communal facilities)
  • Wheelchair accessible seating (in communal facilities)

The availability of **on-site parking** at each lot, often featuring carports capable of accommodating multiple vehicles, addresses the practical needs of residents in this suburban location.

Services Offered

The services at Cloverleaf Mobile Home Park are designed to offer comprehensive management and operational support for the large community. Residents pay a monthly lot rent which contributes to these services and the maintenance of shared facilities.

  • **Common Area Maintenance:** Includes the upkeep of community roads (which are private and maintained by the park), grounds, landscaping, and amenities.
  • **Utilities:** While residents are typically billed separately for services like electricity and gas (provided by Xcel and Poudre Valley REA), the lot rent includes charges for certain utilities, such as well water for lawn watering/irrigation.
  • **Pet-Friendly Policy:** The community allows **Dogs**, accommodating residents with companion animals, which is a significant service feature in the Colorado housing market.
  • **Payment Options:** The office accepts various payment methods for lot rent, including **Debit Cards**, for resident convenience.

What is Worth Choosing

Cloverleaf Mobile Home Park is worth choosing for Colorado families and individuals seeking an **affordable path to homeownership** in the highly desirable Fort Collins area, especially given the park's accessible location and family-friendly amenities. The ability to purchase a home for a fraction of the cost of a traditional Fort Collins residence provides a crucial foundation for financial stability and equity building. The community's size (391 sites) and all-age designation ensure a diverse and active neighborhood environment, complete with shared amenities like the playground and basketball court, which are invaluable for families with children.

However, potential residents must proceed with a clear, factual understanding of the current resident experience. As a large community that has recently been purchased by large corporate interests, residents have expressed valid concerns regarding consistent lot rent increases and perceived deterioration in property maintenance and management responsiveness, particularly with respect to communal areas like the clubhouse and grounds upkeep. Therefore, the decision to choose Cloverleaf should be made after careful diligence. Prospective residents should:

  • Obtain and review the current lot lease agreement, specifically noting the frequency and history of rent increases.
  • Visit the park in person to assess the current condition of the community amenities (e.g., clubhouse, pool, park) and common areas.
  • Inquire directly about the specific lot rent rate, as rates often vary for new and existing residents, and confirm which utilities (e.g., water/irrigation) are included.

By weighing the significant benefit of homeownership affordability and excellent location against the reported challenges in amenity upkeep and management communication, potential Colorado buyers can determine if Cloverleaf offers the best value for their unique housing needs. The park’s inherent value as a large, well-located, all-age community on East Mulberry remains strong, provided that current management is committed to addressing and resolving resident concerns about property and service quality.
