Clear Creek MHC Introduce
For individuals and families exploring housing options in the Killeen, Texas, area, mobile home parks often present an alternative to traditional stick-built homes. Clear Creek MHC, located in Killeen, is one such community that provides manufactured home living spaces. Understanding the specifics of what a mobile home park offers, and what to expect from community management, is crucial when considering your next home in Central Texas. This article aims to provide an objective overview of Clear Creek MHC, based on publicly available information and community feedback, to help potential residents make informed decisions.
Mobile home parks, or manufactured home communities, typically offer residents the opportunity to either rent a manufactured home or lease a lot where they can place their own home. These communities often aim to provide a more affordable housing solution, alongside a sense of neighborhood. For many in Texas, especially in growing areas like Killeen, manufactured homes represent a segment of the housing market that can offer flexibility and a different lifestyle compared to single-family homes or apartment complexes.
The decision to move into any residential community, including a mobile home park, involves weighing various factors such as location, amenities, and, critically, the quality of management and maintenance. A well-run park contributes significantly to resident satisfaction and peace of mind. Conversely, challenges in these areas can impact the living experience. Our goal here is to present a factual picture of Clear Creek MHC, drawing from public data and reported experiences, to assist those in the Texas region as they navigate their housing choices.
Clear Creek MHC is situated at 6000 S Clear Creek Rd, Killeen, TX 76549, USA. This address places the mobile home park in Killeen, a prominent city in Central Texas. Killeen is well-known for being the home of Fort Cavazos (formerly Fort Hood), one of the largest military installations in the world. This proximity makes Clear Creek MHC a potential option for military personnel and their families, as well as civilians working at or around the base.
The location on S Clear Creek Rd offers accessibility within the Killeen area. While direct walking access to commercial centers might be limited, the park's position typically allows for relatively easy driving access to essential services. Killeen itself provides a range of amenities, including grocery stores, retail shopping centers, restaurants, and various service providers. Residents of Clear Creek MHC would rely on these local Killeen businesses for their daily needs.
The broader Central Texas region is characterized by its interconnected roadways, making travel to nearby cities like Temple, Belton, and Waco feasible. This connectivity can be beneficial for employment opportunities, specialized medical care, or expanded recreational activities beyond what Killeen itself offers. However, it is important for prospective residents to assess their personal transportation needs and how the park's specific location aligns with their daily commute and lifestyle requirements.
Mobile home parks typically offer basic services related to lot rental and infrastructure. Based on the standard operations of such communities and considering the provided feedback, here are services that Clear Creek MHC would generally offer:
- Lot Leasing: The primary service, where residents lease a plot of land for their manufactured home, whether owned or rented from the park. This includes the provision of utility hookups for water, sewer, and electricity at each lot.
- Basic Infrastructure: Maintenance of internal roads and common area lighting within the park.
- Property Management: An onsite or accessible management team that handles lease agreements, rent collection, and some level of resident communication.
- Utility Connections: Ensuring that connections for essential utilities (water, sewer, electricity) are available at each site, though residents are typically responsible for their individual utility bills and accounts.
- Community Guidelines and Enforcement: Establishing and enforcing rules designed to maintain order and a certain standard of living within the park.
Based on the customer reviews, there appear to be significant concerns regarding the quality and timeliness of maintenance services, especially concerning home repairs and overall park upkeep. This suggests that while basic services may be offered, the execution and responsiveness to these services have been a point of contention for residents.
While specific positive highlights were not provided in the customer reviews, and instead concerns about the park's condition and management were expressed, a mobile home park aims to offer certain features. Based on general expectations for a mobile home community and the critical feedback, here are potential features that could be considered, with the caveat that their current state or delivery may be impacted:
- Residential Community Setting: Provides a neighborhood environment for manufactured home living.
- Affordable Housing Opportunity: Generally offers a more budget-friendly housing option compared to traditional site-built homes in the Killeen area.
- Proximity to Killeen Amenities: Convenient access to local shops, restaurants, and services within Killeen.
- Location Near Fort Cavazos: Beneficial for military personnel and contractors.
However, the provided reviews highlight significant concerns that act as counterpoints to typical highlights, including:
- Reported Neglect of Home Maintenance: Tenants cite issues such as plumbing problems (lack of water pressure), structural damage (falling floors, leaking roofs), and unaddressed work orders for extended periods (e.g., broken faucets, leaky windows, rotting walls, broken doorknobs).
- Concerns about Park Upkeep: Mentions of the park being "run down" and management not improving conditions.
- Management Responsiveness and Professionalism Issues: Complaints about ignored voicemails, lack of follow-up on work orders, and alleged unprofessional conduct from new management (e.g., discussing former employees with residents, not addressing serious incidents like attempted break-ins adequately).
- Safety and Security Concerns: A severe incident of attempted home invasion, where management allegedly advised tenants to "move on and forget it happened," raises significant concerns about resident safety and management's response to critical incidents.
- Broken Promises for Community Events: An instance where a promised Easter egg hunt was canceled without notification, leading to significant disappointment among children and parents.
- Allegations of Employee Misconduct: Claims of new employees engaging in drug use and theft, urging residents to "keep an eye on your stuff."

When evaluating the suitability of Clear Creek MHC for locals in the Texas region, particularly within the Killeen area, it is essential to consider the various facets of community living, balancing potential advantages with reported challenges. For many Texans, mobile home parks can represent an appealing option for affordable housing, often offering more space than apartments at a comparable price point. The location of Clear Creek MHC in Killeen, near Fort Cavazos, inherently provides a degree of convenience for those affiliated with the military or working within the Killeen-Temple metropolitan area.
However, based on the significant and detailed feedback from current tenants, prospective residents should approach Clear Creek MHC with a thorough understanding of the reported conditions. While the park theoretically offers the fundamental structure of a mobile home community – individual lots and basic utility hookups – the provided reviews highlight substantial concerns regarding maintenance, management responsiveness, and overall living quality. Issues such as neglected home repairs (leaking roofs, failing plumbing, structural damage), inadequate responses to serious safety incidents (attempted break-ins), and a perceived lack of professionalism from management are critical considerations.
For locals prioritizing a budget-friendly housing solution, Clear Creek MHC might appear on the radar. However, the long-standing and serious grievances expressed by residents suggest that potential cost savings could come with significant compromises in terms of home condition, tenant support, and peace of mind. A community where tenants report issues with basic necessities like functioning plumbing and secure windows, or feel that their safety concerns are dismissed, might not align with the expectations of many seeking a stable and comfortable home.
Therefore, while the concept of mobile home living in Killeen could be attractive, a careful and direct investigation is highly recommended for anyone considering Clear Creek MHC. It is advisable to visit the park, observe the general condition of the properties and common areas, and, most importantly, engage directly with the current management to inquire about their plans for addressing the reported maintenance and tenant relations issues. Speaking with existing residents, if possible, would also provide invaluable insights into the daily living experience. For locals in Texas, making an informed decision means carefully weighing the perceived benefits against the very real challenges articulated by those who currently call Clear Creek MHC home.

Clear Creek MHC Reviews
I would say rumors but its not rumors at all because clear creek and evergreen tenants talk and because we all loved Miss Susan. Poor Performance is the excuse you used to let her go, You all sit your butts in Midland and let Miss. Susan work in horrible condition and never did any of you helped her out at all. You all let the park run down by not helping Miss. Susan. You will regret letting her go because us tenants will not sit back and allow this company to keep scamming us and raising rent for a crappy park. you all did not see everything Miss Susan did for the parks both parks might I say. My sister lives in Clear creek and her home is so run down hardly any water comes through her plumbing. floors are falling through. roofs are leaking. and let me tell you this company has done nothing to improve anything in both parks. you keep hiring people who does drugs and are thieves. we know that the new manager and the regional manager was out to get Ms. Susan and get her fired. Shame on you. your behavior is disgusting. The new Manager sits up in that office and talk about Miss Susan to all the residents and nothing was done. trash trash. Do not move to Clear Creek or Evergreen this company is heartless and scammers. and can careless about us the tenants. and damm sure dont care about the good employees, Keep an eye on your stuff because the employees will steal you blind.
Jun 23, 2025 · KimI will preface by saying that my family has been tenants for about 5 years. We've seen the transfer of ownership I believe twice already, and it's all been the same. I have a LOT to say, so I'll explain:- Some time in 2023, our mobile home almost got broken into with my family still inside the house. The door frame was in SPLINTERS from the force of this dude trying to break down our door, and there are massive dents on the door from the zippo lighter the man used in his attempt to break in. He was tweaking on meth according to the police, which makes sense since the man was begging us to let him in, claiming someone was after him. Obviously we're not that stupid. After the guy got arrested for attempted breaking and entering, I wanted to press charges. The police department told me I needed the landlord's permission to press charges since the house I'm renting is technically not mine. Okay. The response I got? One of the ladies at the desk asked me to move on and forget it happened. What??? That's suspicious. How can I forget almost being broken into, with a toddler at my hip and a husband desperately trying to bolster the door shut while I'm on the phone with 911, fearing for our lives? The operator on the phone could even HEAR our mobile home shaking from the force and told me to stay on the phone with her until police arrive. And CCR expects me to forget this trauma? I beg your finest pardons? There's nothing I can do about it, so I was forced to let it go, but I won't forget this.- Easter, April 2024, the office ladies promised to host an egg hunt for the neighborhood kids. On Easter day, a huge number of us waited in the field for about half an hour after it was supposed to start. I made phone calls to CCR, so did some of the other adults. After we realized this ain't happening, The children were visibly upset and my niece was CRYING. It's one thing to disappoint adults, but it's absolutely UNFORGIVEABLE to disappoint children. Do not make promises you cannot keep, period. There was no cancelation notification anywhere, no phone calls made to any of us who RSVP'd. We were all livid. CCR issued an apology and promised to make up for that, but I haven't seen anything new, and I cannot trust that they'll keep their promises moving forward. The following are grievances for problems in our mobile home that have been neglected. Note that our work order was placed back in November of 2024.- There is currently an ongoing issue where I attempt to make phone calls, and the voicemail messages I leave for them aren't being reciprocated, just ignored. I used to get the excuse that the maintenance workers are doing everything they can, and I get that--but where are we on the timetables? How long must we wait until things get fixed? What are we paying rent for?- Around December of 2024, I had two maintenance workers look at our faucets and tell me that they needed to go to Lowe's to find the right size, and they'll show up the next day. I figure since it was around the Christmas holidays, it was only fair to let it go and give the poor fellas a break. After December, they never came back, and we still have one broken faucet, and one faucet that trickles water when it's turned on. It's now March 2025 and I'm still waiting.- We put in a work order for the window in our daughter's room that is somehow leaking in air. We have been forced to do what we can to stem the problem so that our daughter can be warm during the winter. There is air being blown because the curtain is somehow being blown outward, and if you put your hand against the window, you can feel a gush of air, but we are not able to pinpoint where it's coming from. It's so bad that ice formed on the inside.- The doorknob to our bathroom is getting stuck from age, as in it simply won't turn any more, and needs attention.- Part of the wall by our main door is rotting and needs replaced. I was told someone would show up to fix the wall.- Kitchen vent is falling apart and is in a bad location near our refrigerator, which we've never moved; I don't think we can.
Mar 17, 2025 · OpalitheIt was ok living there, neighbors were cool and quiet. Community was clean. Don’t let that fool you though. I went months with literally one ac unit in the master bedroom. The rest of the home was either too cold or too hot so my kids had to sleep in my room and our Guinea pigs. Finally fixed the main unit 5 months later after putting in multiple requests to fix multiple things. Never changed blinds before I moved in, never sprayed for bugs before I moved in. Just didn’t fully clean. I told management and her reply was you know some people are just nasty. I’m like ok…… so are you sending someone out to spray or what because this should’ve been done prior to me moving in. They came out three times to fix something wrong, only once the job was completely done. The other two was still not done left a hole in my wall and water damage to door frames. I got tired of putting in MULTIPLE requests and nothing getting done. Started fixing my own stuff. But they was sure to charge for unnecessary charges like lawn care and most of the time I had dirt or if I did have grass it was half way cut had my yard looking like it had a south side fade. Also on the lease it says we had the option to cut our own grass, they took away that option. I got a notice saying if they catch kids walking home without being accompanied by an adult from they bus stop there is charge. It was constant ridiculous stuff they were trying to charge for. It seems like management old or new don’t know what they doing. They just hire ANYBODY. Blues Clues would’ve been a better manager hell lol Warning have a witness or record when talking to Vanessa the manager she will say one thing and turn around and say she never said that. Vanessa is ghetto, rude afk and have a disgusting body odor that is covered with pounds of perfume. Tried to take me out my character multiple times by being rude but when I finally moved she got what she wanted with a door slammed in her face for doing too much. Two stars is for my neighbors they the real MVPs lol
Jun 06, 2024 · TerrYanna FowlerDo not rent from these people. I have went months without work orders being assessed, my roof is falling in and the floors are about to give as well. They sold a unit we agreed that we would move into under rent to own contract. The tenant he gave our unit to told me that he sold their unit so he put them in ours. They also towed my vehicle out of my driveway because it was inches over in the grass. Literally two tires were in the grass...90% of the vehicle was on pavement. Save yourself the worry and stay away from this horrible property management company. New owners yes, same shady business practices. Matt the sales manager is extremely shady and has no remorse for his poor business practices. I have been a tenant for 4 years and this is how they will do you...BEWARE!!!! Kasha the office manager is a sweet lady so no shade to her she does excellent at her job, it's the people above her. Corporate should be ashamed of how they do business.
