Clarke Springs, as a mobile home park, provides a set of essential services aimed at facilitating comfortable and functional living for its residents. While detailed information on every single service may not be publicly exhaustive, general expectations for well-managed mobile home communities in Texas include a core set of provisions.
Based on the nature of a mobile home park and insights from resident feedback, the services offered at Clarke Springs likely include:
- Lot Leasing: The primary service is leasing out individual spaces where residents can place their manufactured homes. This lease typically includes access to necessary utility connections.
- Utility Hookups: Each lot is generally equipped with hookups for water, sewer, and electricity (often supporting both 30-amp and 50-amp connections for various home sizes).
- Common Area Maintenance: The property management is responsible for the upkeep of shared spaces within the park, such as internal roads, lighting, and any communal landscaping. A positive review highlights that "they take care of the landscaping for each tenant as well," suggesting a dedicated approach to maintaining the aesthetic appeal of the individual lots, which is a significant amenity.
- On-Site Property Management: Feedback indicates that "Property management does a fantastic job working with your requests," implying a responsive team available to address resident concerns, manage leases, and enforce park rules. However, another review suggests inconsistencies in management practices, particularly regarding rent payment methods and timely repairs.
- Maintenance Staff: The presence of "maintenance staff" is noted, though one review points to significant delays in repairs, indicating that while maintenance is available, the timeliness of service can be an issue.
- Waste Management: Standard mobile home parks provide facilities or services for trash collection, ensuring cleanliness throughout the community.
These services collectively form the backbone of the living experience at Clarke Springs, aiming to provide a functional and supportive environment for its residents.
Clarke Springs presents several features and highlights that are attractive to prospective residents in the Texas region, though it's important to consider all aspects of resident feedback.
Key features and highlights include:
- Affordable Rent: A significant highlight, as noted by a resident, is "Very affordable rent for the amount of space you get." This makes Clarke Springs a potentially budget-friendly option for those seeking housing in Houston.
- Spacious Lots: The mention of "amount of space you get" suggests that individual lots are adequately sized, providing residents with room around their mobile homes.
- Family-Oriented Environment: With "Lot of tenants have kids," the park is described as a "very family oriented place." This creates a welcoming atmosphere for families and a potential network for parents and children.
- Proactive Landscaping Maintenance: A notable positive feature is that the park "take care of the landscaping for each tenant as well." This service adds significant value, reducing the burden on residents for yard work and contributing to a consistently neat appearance throughout the community.
- Responsive (at times) Property Management: One review praises property management for doing a "fantastic job working with your requests," indicating a willingness to assist residents. However, another review highlights inconsistencies in responsiveness, particularly concerning repairs and rent collection, suggesting variability in service.
- Established Community: A long-term resident indicates having lived there for "3 years," suggesting a stable and established community, which can be appealing for those seeking a settled environment.
It is important to acknowledge that some reviews also highlight significant concerns, including issues with theft ("someone steals my car" after 3 years), delayed repairs ("3-4 months before they fix any repairs"), favoritism in management practices (regarding rent collection and repairs), and even pest control issues ("homes are full of rats"). These points of concern provide a more complete picture of resident experiences and should be weighed by prospective tenants.

Clarke Springs Reviews
Very affordable rent for the amount of space you get. Property management does a fantastic job working with your requests as well as the maintenance staff. I would definitely recommend staying here. Lot of tenants have kids so also a very family oriented place! I do also love the fact that they take care of the landscaping for each tenant as well.
Jun 10, 2024 · Andrae' WallaceI've been staying here for 3 years and never have anything stolen but when I plan to leave someone steals my car. I wouldn't recommend anybody to move here NOW‼️ Although they never fix anything until it falls in or completely break for like 3-4 months before they fix any repairs. Also if you miss paying your rent online they will refuse to take your rent in the office for some residents and take money orders for others. They don't play far with the residents. Only if they like you Ik I was once a likeable. Until I seen true colors. I'm updating today as of o/13/2023 This place lies as you can see in the replies by law in Texas you still suppose to fix things in a home that can harm us whether you paying rent on time. One thing about it I'm real I don't have to lie about anything. But I will say this a lot of people moved out because they're homes are full of rats which I didn't believe until I encountered for myself after living 3 years here I'm ready to go . But as said they are favoritism because of they fact you would take my money oder but you take money orders from my neighbors, so that is called? Exactly
Jun 14, 2023 · Shamekiadabaddest Your Thoughts, My ThoughtsI have been a resident here for seven years. The leasing office agents have been consistently supportive, attentive, helpful, and courteous. On the other hand, there is an answering service that the company uses that is sub-par. The ladies that answer the phone with the third party answering service make the actual leasing office agents look bad. The people who live here are some of the reason why people leave bad reviews. All of the problems that people have mentioned about pests and filth are a direct correlation to the type of life the tenant is living to attract pests and squalor. There are good hard working people that live here. The units are definitely mobile homes but the insides have been updated and upgraded. If you are a busy person who likes a lot of space or needs a lot of space then this is a good place for you. They are also very pet friendly. They keep the grass cut and there is a lot of space in the garage and driveway. You are not going to find a better deal in a nicer area for a better price.period.If you bring issues with you then expect issues...if you come with positivity expect a positive experience.period……..I’m updating my review a year after the initial review…the front office used to be cordial and professional and now they lack tact and professionalism. There is no one to hold the management accountable tenants get no respect or consideration. My average running time for maintenance requests are a minimum of two weeks to seven years. Most times I have to fix things myself because no one ever comes to help me or they come and don’t know how to fix my problem.I’m disappointed because this place could be nice if they actually valued the tenants and treated us as customers or people who matter. I’ve never felt so unimportant undervalued disregarded disrespected and ignored by someone I’m choosing to give money to. This place is not going to last because no one wants to live here anymore.

Jan 20, 2024 · Mylan JonesI’ve been here for almost two years . The first year that I was here another company owned it but since the vineyards management company took over it’s HORRIBLE… they don’t fix anything no matter how nice you ask or put in in writing. Debra is constantly going into my residential portal changing my rent balance or causing some type of delay that causes me to be late on my rent… Yes! I have proof… someone as they were moving from the property broke my water main and I of course notified Ms.Debra of this she did send someone to fix the problem but I’ve asked her numerous of times for the documentation so I can submit it to the water company and no response.I asked her for this almost a month ago. So no I wouldn’t recommend a dog to stay in this community
