Clackamas River Community Cooperative (CRCC) Introduce
The Clackamas River Community Cooperative (CRCC) stands as a premier example of **affordable and secure housing** in the Clackamas, Oregon, area. Unlike traditionally owned mobile home parks, CRCC is a **Resident-Owned Community (ROC)**. This means that the park itself—the land, roads, and infrastructure—is owned collectively by the members who live there, operating as a non-profit cooperative business. This model provides members with two major, crucial benefits: genuine **control** over park operations and the power to maintain **low, stable monthly costs** for the long term. This community ownership structure is highly recommended by current residents and has earned the park a reputation as one of the top mobile home parks in the United States.
The cooperative was formed in 2012 when the residents purchased the land. Now, a democratically elected Board of Directors, comprised of current residents, manages the business of the Cooperative. Every member household holds a membership share (typically a small fee, often $250-$500, which is paid back upon moving out) and has **one vote** on major decisions, including the annual budget, the election of Board members, and, most importantly, any changes to the monthly rent (space fee). This level of **democratic control** ensures that the community is managed for the benefit of the residents, not for outside profit.
The positive impact of this structure is evident in resident testimonials, which highlight a "real sense of community" and a high level of satisfaction with the "well kept" properties. The community has seen positive changes over the years, reinforcing the benefit of resident-led improvements and rule-making. For prospective Oregon residents, CRCC offers a highly desirable path to asset appreciation through homeownership combined with the long-term affordability and security that comes from owning the land collectively.
Location and Accessibility:
CRCC is advantageously located at **16442 SE 135th Ave, Clackamas, OR 97015, USA**. Residents enjoy what one review calls "country living with all the conveniences of the city."

Services Offered (Cooperative Model):
The unique cooperative structure dictates that the monthly space fee (or HOA fee) is set to cover the cooperative's operating costs, maintenance, and mortgage payments, not to generate profit for an owner. This results in remarkably low monthly costs compared to commercially owned parks.
- Low, Controlled Monthly Space Rent: The space rent is reported to be exceptionally **low**, with recent listings indicating fees around **$605 to $625 per month**.
- Essential Utilities Included: The monthly fee typically **includes water, sewer, and household trash** collection, simplifying resident budgeting significantly.
- Community Facilities: Amenities often covered by the fee include maintenance of the **Athletic Court**, common grounds, and the security of a **Gated Community**.
- Democratic Governance: Members receive **one vote** per household on major community decisions, budgets, and rent increases, which are decided by majority vote.
- Security of Tenure: Members sign a **long-term lease** (often near-perpetual, 50 to 99 years), offering lifetime security against unfair eviction or the park being sold for redevelopment.
- Professional Management: A Board of Directors, elected by the residents, hires a property manager to handle daily operations and maintenance.

Clackamas River Community Cooperative (CRCC) Reviews
Consistently rated as one of the top 10 mobile home parks in the United States, this cooperative is located along the Clackamas river and is absolutely beautiful. Because it’s a co-op the costs of ownership and rental of the property are very low and the properties are very well kept.My wife and I are definitely looking for a place for sale in this community for retirement. We have a good friend who lives there and is on the board of directors and he highly recommends living there.
August 12 · Mark MooneyMy family has lived in this community for 6 years and has seen a lot of positive changes in that time. I have great friends, neighbors, and a real sense of community. I would definitely recommended it to friends and family. Having the river and a beautiful park is the cherry on top.
July 24 · Laurie MendenhallWell, let me start by saying that Clackamas River CoOp has been a staple in my grandma's life since 1987. And I have to admit, I was pleasantly surprised by how much I enjoyed my recent visit there. The CoOp is a fantastic place to shop for fresh, local produce, bulk items, and specialty products. And I was especially impressed by their large selection of organic foods and products. One thing to note, though, is that there are no RV or trailer hookup spots at the CoOp. All units are fixed and on a supposed foundation, so it's not an option for temporary usage. But overall, I highly recommend Clackamas River CoOp for anyone looking for high-quality, locally-sourced food and products. The staff is friendly and knowledgeable, and the store has a great community feel. And it's wonderful to see the CoOp thriving after all these years!Sincerely,Jaeden Childers
