I moved in 12/8/23. Prior to moving in Trish was kind enough to take time out of her very busy schedule, as she pointed out, to do a quick showing. Before move in I did have another very quick walk through, then set things in motion for purchase and moving.Since winter was fast approaching I specifically asked her about heat tape and insulation. She assured me it was insulated, had new heat tape and would be warm. During the walk through there was a soft spot in the floor. She stated she had the floor repaired and would talk to them, also installed some new windows, etc.The trailer is also unlevel.Towards the back of the trailer, the rooms slope to the side, which affects the doors opening or closing based on their location in the rooms. After moving in, I continue to have soft spots throughout the entire place, some that crack when I walk so I contacted Trish and she had the contractor, I was informed the company is called Oasis, who did the work come by. He said when they installed the floor, they did not use enough screws to secure it and he would talk to his boss. I have heard nothing further. Because of the unlevel portion Trish had an inspection done. I also hired the same company, S&R Mobile Home Repair, to inspect and take pictures for me since they were going to be there and I wanted to make sure I had a report of my own. (prior to moving in I did not have the ability to get an inspection done and based on the information I received from Trish as well as the two brief walk throughs, I felt confident everything would be ok. I like Trish and thought of her as a no-nonsense kind of person who gets things done). They discovered the heat tape does not cover the entire pipe, there is NO insulation underneath but I am gifted with construction debris, presumably from the window replacement phase, which needs to be removed.I have brought all of this to Trishes attention and have been requesting updates and have received replies such as "I know waiting is difficult for you, it is for me too" and "I am working on it", meanwhile, with the thermostat set at 73 degrees, I woke up this morning to a frigid 67 degrees, which went down to 66 but the sun is out and I have an electric heater going so the temp is back to 70. I have ice on the INSIDE of my windows and even with dribbling the faucets, per Trishes suggestion, the bathroom faucet plumbing is frozen so I have heavier streams of water coming out of the tub and kitchen faucets in hopes of avoiding the same thing happening there. I work during the day and can not run the electric heater while not at home which leaves my pet birds at the mercy of whatever temperature it reaches when I am not there. At this point I am trying to find out what my options are. Possibly going to consumer protection agency or the BBB, which means taking time off work, and not sure where else.1/16/23 two men from Oasis came by this afternoon and worked late, 900 ish, in the freezing cold to replace the heat tape and get the water flowing in the bathroom sink faucet. I am thankful to them for doing this and grateful to have this done. When I asked about the insulation The supervisor stated they could not repair the floor or add insulation because it was too cold. Last night I added plastic to 3 of the 6 livingroom windows. The ice had thawed quit a bit, in this location, and I can see the edges of the window got soaked when it thawed and parts of the frame is separating. It looks like a cardboard material where it should have wood frames.. Do they make window frames out of cardboard? It is literally peeling away.UPDATE, Oasis was supposed to be here yesterday to repair the floor, remove the debris and add the insulation. They were also going to check out the windows. They never showed. - Roxanne McGehee

City View Manufactured Home Community Introduce

For many Wisconsin residents, finding a housing solution that combines affordability with a sense of community is a significant consideration. Manufactured home parks, often referred to as mobile home communities, present a distinct alternative to traditional housing, allowing individuals to own their home while leasing the land it occupies. This model can offer a more accessible pathway to homeownership, making it a viable option for a diverse range of individuals and families across the Badger State.

This article aims to provide a clear, engaging, and factual overview of City View Manufactured Home Community, located in Kenosha, Wisconsin. Our goal is to equip prospective residents from the Wisconsin region with comprehensive information, helping them understand the nuances of living within this specific community. It is crucial for anyone considering a move to a manufactured home community to gather as much insight as possible, including understanding current resident experiences, to ensure their housing decision aligns with their needs and expectations.

Introduction / Overview

City View Manufactured Home Community is a manufactured home park located in Kenosha, Wisconsin. This community operates on the principle of providing individual lots where residents can place their manufactured homes, typically under a lot rental agreement with the park management. The primary appeal of manufactured home communities often lies in providing a more affordable entry point into homeownership while fostering a neighborhood atmosphere. City View aims to offer a living environment where residents can establish their homes within a community setting. While some aspects of park management and home conditions have been subjects of resident feedback, the community strives to provide a functional and accessible housing option in the Kenosha area.

Location and Accessibility

City View Manufactured Home Community is conveniently located at 4303 75th St, Kenosha, WI 53142, USA. Kenosha is a city situated on the southwestern shore of Lake Michigan, in southeastern Wisconsin. This location offers a compelling blend of lakeside living with excellent accessibility to both local amenities and larger urban centers in Wisconsin and northern Illinois. Kenosha is well-served by major transportation routes, including Interstate 94, which provides a direct link to Milwaukee to the north and Chicago to the south. This strategic position makes City View Manufactured Home Community relatively easy to access for residents commuting for work, accessing diverse shopping and dining options, or enjoying the numerous recreational opportunities available in the region. Services Offered

Manufactured home communities typically provide a range of essential services that support the daily lives of their residents, primarily related to lot rental, utility infrastructure, and common area maintenance. While an exhaustive and detailed list of every service for City View Manufactured Home Community is not universally publicized, common offerings at such parks generally include:

  • Lot Rental: This is the fundamental service, where residents lease the individual plots of land on which their manufactured homes are situated. This typically includes access to the park's internal infrastructure.
  • Utility Hookups: The park generally provides the necessary connections for essential utilities such as water, sewer, and electricity to each home site. Residents are typically responsible for their individual utility consumption costs, which may or may not be included in the lot rent. It is important to note that a review mentioned issues with heat tape and insulation leading to freezing pipes, indicating that while hookups are provided, the condition and efficacy of the in-home utility connections might vary and should be thoroughly inspected by potential buyers.
  • Road Maintenance: The upkeep and repair of internal roads and shared pathways within the community are generally managed by the park ownership.
  • Property Management and Resident Support: A management team is typically available to address resident concerns, oversee park rules, and manage general operations. One review highlights the role of the maintenance man in setting up "fun activities for the community to enjoy" and distributing "boxes from the food pantry to all of the seniors," suggesting a community-oriented aspect to management's efforts beyond just basic maintenance.

For precise information on what services are covered by lot rent, additional fees, or specific maintenance protocols, prospective residents are highly encouraged to contact City View Manufactured Home Community directly.

Features / Highlights

City View Manufactured Home Community offers various features that contribute to its appeal as a living option, though some areas of concern have been highlighted by residents:

  • Community Activities and Support: A significant highlight is the reported involvement of the maintenance staff in organizing "fun activities for the community to enjoy" and distributing "boxes from the food pantry to all of the seniors." This indicates a potential for a supportive and engaging community environment, particularly beneficial for seniors and families.
  • Dedicated Maintenance Efforts: Despite some criticisms regarding structural issues in certain homes, a review passionately defends the maintenance man, stating he is "very kind and helpful," "always helped and always does his job," and "takes pride in his work." This suggests that dedicated individuals within the park are committed to assisting residents.
  • Pet-Friendly: While not explicitly stated, mobile home parks generally allow pets, and the reference to "pet birds at the mercy of whatever temperature it reaches" implies residents have pets, suggesting a pet-friendly environment, though specific rules should be confirmed.

However, it is crucial to present a balanced view, as significant issues regarding home quality and responsiveness of management (specifically the "Trish" mentioned in a review, presumably a manager or liaison) have been raised. A detailed review describes persistent problems with soft spots in floors, an unlevel trailer, inadequate heat tape and insulation leading to freezing pipes and internal ice on windows, and construction debris under the home. The reviewer also notes issues with communication and follow-up regarding repairs. Furthermore, the mention of "cardboard material where it should have wood frames" for windows raises serious concerns about building materials and structural integrity. The conflicting reviews regarding staff (one highly positive about the maintenance man, another expressing deep frustration with management regarding home issues) highlight the varied experiences residents may have.

Promotions or Special Offers

Specific promotions or special offers for City View Manufactured Home Community are not consistently advertised through publicly available information. Manufactured home parks, like other residential communities, may occasionally offer incentives to attract new residents, such as reduced lot rent for an initial period, move-in bonuses, or assistance with relocation costs. These offers can be seasonal, dependent on current occupancy rates, or targeted towards specific types of residents. Prospective residents interested in any potential special offers are strongly encouraged to contact City View Manufactured Home Community directly. Speaking with the park management can provide the most current and accurate information regarding any available deals that might make a move more feasible or affordable.

Conclusion: Why this place is suitable for locals

For Wisconsin locals seeking a manufactured home living experience, City View Manufactured Home Community in Kenosha offers a distinct set of considerations. Its location provides excellent accessibility to both the amenities of Kenosha and the broader southeastern Wisconsin and northern Illinois regions, making it convenient for those who work or seek recreation in these areas. The reported efforts of the maintenance staff in organizing community activities and supporting seniors point to a potentially engaging and supportive environment, which can be a significant draw for those valuing community spirit in their housing choice.

However, it is imperative for any prospective Wisconsin resident to approach City View Manufactured Home Community with a comprehensive understanding of both its potential and its reported challenges. The detailed accounts of significant structural issues within some homes (soft floors, unleveling, insufficient insulation, faulty heat tape, and potentially compromised window frames), coupled with concerns about the responsiveness of management regarding these repairs, are critical factors to consider. While there are positive sentiments about aspects of the community and specific staff members, the severity of the housing condition issues highlighted suggests that prospective buyers should perform exceptionally thorough independent inspections of any home they consider. For Wisconsin locals prioritizing affordability and a community feel, City View might be a consideration, but only after conducting rigorous due diligence, including a detailed pre-purchase inspection by a qualified professional, and a clear understanding of what assurances can be provided regarding the resolution of any identified issues to ensure a safe and comfortable home in Kenosha.
