Milford offers a pleasant blend of suburban convenience and natural charm within Oakland County, making it an attractive area for many Michiganders seeking a home away from the immediate hustle of larger urban centers. The ability to own a manufactured home while leasing the land can be a more affordable pathway to homeownership compared to traditional stick-built houses, a significant factor for many local individuals and families.

Reports of invasive home inspections, lack of outdoor item security, and poor water quality leading to health issues are serious considerations that prospective residents must weigh carefully. The delay in security deposit returns and alleged manipulation of move-out dates also point to potential issues with management practices.
Therefore, while Childs Lake Estates is geographically suitable for Michigan locals seeking housing in Milford, its suitability is heavily contingent on addressing the reported operational and resident experience issues. For Michigan residents, a comprehensive visit to the park, direct conversations with current residents if possible, and a detailed review of the lease agreement and community rules are absolutely essential. Inquiring directly with management about their plans to address the issues raised in reviews, particularly regarding infrastructure and communication, would be a critical step. Ultimately, while the location and housing model may align with some local needs, the overall suitability of Childs Lake Estates for Michigan locals depends on a transparent understanding of these challenges and confidence in their resolution by park management, ensuring a quality and comfortable living environment.

So…. is the garbage ever going to be picked up? We should all be getting a credit to our rent for the lack of trash pick up bc they don’t come for two weeks at a time. This place is a joke.Update: three weeks later and still NO TRASH PICK UP! The entire sub smells like sewage. Do NOT LIVE HERE! They didn’t pay the trash bill that every resident pays each month.
Jun 17, 2025 · Alexa Smithdisgusting water , will be shut off randomly without notice for “maintenance”. Nasty sewage smell for those living near the park. Not the best communication from management and you need cameras if you care at all about your vehicles and outdoors items. Trash is not regular and will be all over the streets. Invasive home inspections. Be prepared to get your car egged and to have people walking through your yard at all hours. Got rashes from the poor water quality and they have cleared up since leaving. Also, took 3 months to return us our security deposit and wrote the wrong dates of our move out so they wouldn't be liable. Avoid this park at all costs.
May 03, 2025 · A. riveraIm currently a resident here and I'm warning everyone to stay away. After 90 days, everything is on you. Machine that came in unit not working? Sorry, you have to fix that out of your own pocket. Oh, your driveway floods up to 5+inch when it rains for more than an hour? Yea, you have to pay to get it fix. They will email you if your grass is more than 2 inches tall with threats of fee's and someone coming to cut it themselves. That will cost you upwards of $200+. Oh you have kids? Can't keep things out for them in your yard. This isn't a joke, it's in the lease.Avoid this place if you can. The management is a joke and the landlord is greedy. our rent increased at least 3 times in one year without warning.

Jun 17, 2025 · Alondra SánchezI was going to buy a trailer there but then I drove through the property and saw a toilet in someone's yard. This just tells me that the complex does not care about the up keep of their property.
