Cheyenne Mountian Estates Introduce
Howdy, Texans! When considering a mobile home park for your next residence, whether for a temporary period or a long-term home, it’s important to gather as much information as possible to make the best decision for you and your family. Today, we're taking a look at Cheyenne Mountain Estates, a mobile home park located in Copperas Cove, Texas. This community offers a quiet, country setting, a feature highly valued by residents seeking a peaceful living environment. However, prospective residents should be aware that recent public feedback indicates significant challenges with management responsiveness and maintenance. This article aims to provide a factual overview, highlighting both the appealing aspects and the reported issues, to help you understand what to expect from this mobile home park.
Cheyenne Mountain Estates is located at 520 Private Rd 4805 lot 3, Copperas Cove, TX 76522, USA. This address places the mobile home park in a quiet, rural-feeling area of Copperas Cove, a city in Central Texas that serves as a gateway to the beautiful Texas Hill Country. The "Private Road" designation often implies a more secluded and less trafficked environment, contributing to the "quiet country setting" that current residents appreciate. Despite its tranquil atmosphere, the park remains reasonably accessible to the essential amenities of Copperas Cove. The city itself offers grocery stores, local dining establishments, schools (such as Taylor Creek Elementary, Lampasas Middle, and Copperas Cove High School are associated with the broader Cheyenne Mountain Estates area), and healthcare services. For those connected to the military, Copperas Cove borders Fort Cavazos (formerly Fort Hood), making the park a potentially convenient location for military families or contractors. Major thoroughfares like Highway 190 are generally within a short drive, providing connectivity to larger cities like Killeen, Harker Heights, and beyond, ensuring residents can easily access a wider range of shopping, entertainment, and employment opportunities.
While a typical mobile home park provides essential services to its residents, the information available for Cheyenne Mountain Estates, particularly from resident reviews, suggests significant challenges in the delivery and consistency of these services. Based on the provided customer feedback, the following can be inferred:
- Lot Rentals: The park primarily offers lots for mobile homes, where residents bring or rent their own manufactured homes and pay lot rent.
- Basic Utilities: Residents typically have access to utility hookups for water, electricity, and sewer at their individual lots. However, one review noted issues with water line repairs not being addressed timely.
- Quiet Neighborhood: A consistent positive point noted by residents is that the neighborhood is generally quiet.
- Maintenance (Reported as Non-Existent): According to a long-term resident, general property and home maintenance (for rented homes) is "non-existent." Issues like leaking roofs, mold, and leaking plumbing have reportedly gone unaddressed for years despite multiple requests.
- Management Contact (Reported as Poor): Residents consistently report extreme difficulty in contacting management unless it pertains to overdue rent. Communication regarding maintenance requests or other issues is reportedly very poor or non-existent.
- Pest Control (Reported as Inadequate for Rentals): One review specifically mentioned a severe cockroach infestation in a temporary rental home, indicating that pest control measures, if any, were insufficient.
- Safety Measures (Reported as Lacking): A resident stated that there are "no working smoke detectors, and they refuse to provide them," raising serious safety concerns for tenants in rental units.
- Yard Space: Residents mention having "a big yard," indicating that lots provide ample outdoor space.
Based on the provided customer reviews, the highlights and features of Cheyenne Mountain Estates are strongly tied to its physical location and the challenges reported by residents regarding management and maintenance.
- Quiet Country Setting: This is the most consistently praised feature. The park offers a peaceful environment away from the city bustle, which is appealing for those who prefer a tranquil living space.
- Spacious Yards: Residents appreciate having "a big yard," allowing for outdoor activities and personal space around their mobile homes.
- Affordable Rent (for existing tenants): One long-term resident noted that their rent ($840 for a 3 bed, 2 bath with a big yard) was "decent" compared to current market rates, which is why they continued to stay despite other issues. However, new rental rates for available units are reported to be "2x the amount."
- Proximity to Copperas Cove Amenities: While offering a rural feel, the park is close enough to Copperas Cove to access essential services like schools, grocery stores, and local businesses.
- Potential for DIY-Oriented Residents: As humorously, yet concerningly, noted by a resident, if you are a "handyman and don't care about giving them free labor that you can't deduct from your rent, then this is the place for you." This suggests that some residents may have taken on repairs themselves due to management's unresponsiveness.
- Reported Lack of Maintenance: This is a significant highlight, though a negative one. Persistent issues like leaking roofs, mold, and broken plumbing in rental units going unaddressed for years are widely reported.
- Reported Poor Management Communication: Residents frequently state that management is unresponsive to calls, texts, and emails unless it concerns rent collection.
- Reported High Turnover in Ownership/Management: Residents noted "3 or 4 new owners since living here and just as many managers," which often contributes to inconsistency in park management and policies.
- Allegations of Questionable Business Practices: One review details a severe case of deceptive practices, including a temporary placement in an infested home, failure to provide promised appliances, and significant delays in deposit refunds, requiring legal intervention. There are also allegations of the company operating under different aliases.
For contact with Cheyenne Mountain Estates, residents have reported significant difficulties in reaching management. The provided address is for a specific lot within the park. Given the feedback, prospective residents should be prepared for potential challenges in communication.

Please note that no phone number was provided in the prompt for Cheyenne Mountain Estates, and contacting via the provided address may be the primary (or only consistently available) method, though it is often difficult to get a response as per resident reviews. When trying to contact, consider if this specific lot is intended as a general office, or if other publicly available contact information for the park's management company exists.
In conclusion, Cheyenne Mountain Estates in Copperas Cove, Texas, presents a complex picture for locals considering a mobile home residence. On one hand, its undeniable appeal lies in its "quiet neighborhood" and "big yard" in a peaceful country setting, offering a desirable living environment away from urban density. For those prioritizing a tranquil atmosphere and generous outdoor space at a potentially lower rent (especially for existing long-term tenants), these aspects are certainly attractive. However, it is crucial for any prospective resident, particularly Texans looking for a stable and well-maintained home, to be fully aware of the severe and consistent issues reported by multiple current and former residents. These include widespread complaints of "non-existent" maintenance for serious issues like leaking roofs and plumbing, a reported lack of essential safety features like smoke detectors in rental units, and extreme difficulty in contacting management for anything other than rent. Furthermore, serious allegations of deceptive practices, unaddressed pest infestations, and prolonged withholding of security deposits requiring legal intervention paint a concerning picture of operational integrity. While the quiet setting and spacious lots are positive, the reported significant and systemic management and maintenance failures make it a challenging place to recommend without strong caveats. Prospective residents are highly advised to thoroughly investigate current conditions, demand all agreements in writing, and consider the potential for substantial self-reliance for home maintenance and persistent advocacy for basic services if choosing to reside here.

Cheyenne Mountian Estates Reviews
Slumlord Extrodinare... I have lived here since 2018. There's not much good to say except it's a quiet neighborhood. Maintenance is non existant. We have had like 3 or 4 new owners since living here and just as many managers. Can't get ahold of management for anything unless you're behind on rent, then they contact you. Put in requests to have repairs done they never get answered. My roof has been leaking since 2019. No one has come to do anything about it. There is mold on the ceiling in one of the rooms because of it. The shower and toilet in master bath have been leaking. SINCE 2021, they sent someone to evaluate. He stated the tub and toilet both need to be replaced, but no one has come back since, done that process 3 times. There are no working smoke detectors, and they refuse to provide them. I had to patch holes when we first moved in. Repair water lines because they refused to do it in a timely manner and expected me to be ok with not having running water the entire weekend. If you are a handyman and dont care about giving them free labor that you can't deduct from your rent. Then this is the place for you. One of the neighbors literally had a hole in the middle of the floor in the living room, and they would come fix it. They ended up putting the coffee table over it so they didn't fall in at night. The only reason we stay is the rent is decent $840 for a 3bed 2 bath with a big yard. In the quite counrty setting. They are raising the rent under the guise of increasing costs of maintenance....but dont do maintenance.. they can fix up the empty houses to rent for 2x the amount but refuse to do anything for the tenets that have been there for years, putting money in their pockets.
Sep 05, 2023 · Bonnie LehmanTHESE PEOPLE ARE CROOKS!! Oh wow, where to begin. You never ever ever want to deal with these people. When I went and looked at a place here with the landlord, Ashley, she made it sound so great and I was excited to move in to the place of chose. As time got closer to move in, she begin texting me with all kinds of reasons and excuses as to why I could not yet move into the place I'd chosen, but said she would temporarily put me in another home for a couple weeks to a month only while they were fixing the issues. We moved into the temporary house and soon found out that it was INFESTED with cockroaches. NASTY!! We could hardly stand to be there, so we kept asking and asking when our place would be done. Ashley finally sent an exterminator who told us the cockroach problem was probably way bigger than we thought and they were most definitely in the walls and would require much more treatment. We could not stand it any longer. The situation was unlivable. We were finally told our place would be ready in a week (two months after being in our temporary home) so we moved ourselves to our new place, after which we were told by the landlord that it wasn't ready. I pretty much told her too bad, everything has been switched to the new house and she said it was fine and they would work around us. In our new house, there was no stove. They were going to get us one, but in 2 months living there, they still never got us one. The dryer plug in the laundry room was broken. We told them numerous times and were told it would be fixed, and it never was. We never heard from them unless it was time for rent to be due. We finally moved out in June and were told we would get out deposit and prorated rent in 2 weeks. Well 2 weeks passes, then 3 and no deposit. I try to contact Ashley multiple times, no reply. 5 weeks later, I attempt to contact her by phone, text, Facebook, my husband attempts to contact her, my father attempts to contact her, and no reply. Finally I am able to get the info of the owner. No reply at first. We finally had to get a lawyer and she wrote a letter on our behalf. Our lawyer also mentioned to us that She believed this was a company she had dealt with before that has been blacklisted several times and is operating under different aliases. I finally got a reply from Ashley claiming she had never gotten any messages and that our deposit was now being processed. We finally received our money days later, thanks to the letter from our lawyer. I would highly warn anyone against ever working with these crooks! They will screw you over!!
Oct 02, 2016 · Michael & Julie BednarSTAY AWAY!!! Manager is nice till you move in, then extremely rude. No maintenance is ever performed when requests are submitted. Several trailers have massive cockroach infestations. The lease has lots of language in it that is illegal, like saying if you bring in a new appliance it becomes property of the landlord automatically.
Mar 21, 2020 · Jared CapsonOff the beaten path, there is a place some call home. This mobile Home Park is a little jewel...not many are aware of. Great tenants out there at Private Road 4805 in Kempner/Copperas Cove.
Sep 14, 2021 · Derick SpringIt is a kid friendly mobile home park, that is set back from the road, so I am not worried about the kids playing outside and getting to close to traffic. There are approx 14 homes out here and everyone is social. A wonderful community
