For many Mainers, finding affordable housing in a desirable location can be a significant challenge. The charm of coastal Maine often comes with a steep price tag for traditional homes. This is where options like Charter Oaks Village Cooperative in Arundel offer a valuable alternative. As a resident-owned mobile home park, it provides a unique and often more accessible path to homeownership and a sense of community.
Charter Oaks Village Cooperative stands out as a cooperative, meaning the residents collectively own the land and manage the community. This model often leads to more stable lot rents and a greater say for residents in the operation and future of their neighborhood. While reviews highlight a mix of experiences, the cooperative aspect, decent management, and reasonable rent are frequently noted as significant benefits, making it an appealing choice for individuals and families looking for a place to call home in Southern Maine.
Charter Oaks Village Cooperative is conveniently located at 31 Allen Ave, Arundel, ME 04046, USA. Arundel is a town that strikes a balance between tranquil, rural living and proximity to popular southern Maine destinations. Its strategic position offers residents easy access to the vibrant towns of Kennebunk, Kennebunkport, and Biddeford, all within a short driving distance.
This location means that residents can enjoy the quietude of their cooperative community while still being close to essential amenities and recreational opportunities. Shopping centers, restaurants, medical facilities, and schools are all within a reasonable commute. For those who commute for work, Arundel provides good access to major roadways, facilitating travel throughout the region. Living in a mobile home park cooperative like Charter Oaks Village comes with a set of services typically included in the monthly lot rent, designed to simplify daily living for residents. While specific details can vary and should always be confirmed with the management, common services in such communities often include:
- Lot Rent: A monthly fee paid by homeowners for the use of the land their mobile home sits on. In a cooperative, this fee often goes towards maintaining the common areas and services of the community.
- Utilities (often partially included): Mobile home parks frequently include certain utilities in the lot rent. For Charter Oaks Village Cooperative, reviews indicate that water, sewer, and trash removal are included, which can be a significant cost-saving benefit for residents.
- Maintenance of Common Areas: The cooperative typically manages the upkeep of shared spaces within the park. This often includes:
- Snow Removal: Keeping roads and common pathways clear during Maine's winter months.
- Lawn Care: Maintenance of shared green spaces and sometimes even individual lots.
- On-site Management: The presence of a live-in manager, as mentioned in reviews, provides immediate contact for residents regarding concerns, maintenance requests, and general community matters. This often leads to more responsive and personalized service.
- Pet Policy: The cooperative has a clear policy regarding pets, with dogs requiring approval from management and the owner, while cats are generally permitted. This helps maintain a harmonious environment for all residents.
The cooperative model itself is a significant highlight of Charter Oaks Village Cooperative, offering unique advantages compared to traditional mobile home parks. This resident-owned structure fosters a distinct community atmosphere and provides a level of stability often sought after in affordable housing.
- Resident Ownership: As a cooperative, residents are not just tenants; they are part-owners of the community. Each household typically buys a low-cost membership share, granting them voting rights on important community matters such as the annual budget, bylaws, and community rules. A Board of Directors, elected by the members, handles day-to-day issues. This democratic structure empowers residents and helps ensure the community is managed in their collective best interest, leading to more stable lot rents and long-term affordability.
- Community Focus: The cooperative model encourages a strong sense of community and neighborliness. Residents have a vested interest in the well-being and appearance of their shared environment. This often translates into friendly interactions and a supportive living atmosphere, as highlighted by reviews mentioning friendly and respectful people.
- Affordable Homeownership: Mobile home ownership, particularly within a cooperative, often presents a more affordable pathway to homeownership in southern Maine compared to purchasing traditional stick-built homes. This allows residents to build economic security and invest in their living space.
- Dedicated Management and Owner: Reviews commend the management for being decent and responsive, with the owner taking the time to listen to residents' concerns, even while residing out of state. The presence of a live-in manager is also a notable feature, providing direct access for residents.
As a cooperative, Charter Oaks Village Cooperative's "promotions" are often more about the inherent financial benefits and long-term stability it offers rather than short-term discounts typically found in rental properties. However, potential homeowners looking to move into the community should be aware of the following:
- Stable Lot Rents: One of the key benefits of a resident-owned cooperative is the greater control over lot rent increases. While lot rent is a monthly fee, the cooperative model aims to keep it reasonable and predictable by focusing on covering operational costs rather than maximizing profit for an external landlord. This stability is a significant financial advantage in the long run.
- Lower Entry Costs for Homeownership: Purchasing a mobile home within a cooperative generally involves a lower initial investment compared to traditional housing. This makes homeownership more attainable for many individuals and families, allowing them to build equity.
- Inclusion of Utilities: The inclusion of water, sewer, and trash removal in the monthly lot rent effectively reduces monthly household expenses, providing a built-in saving.
- Community Investment: Any "profits" or surplus funds generated by the cooperative are typically reinvested back into the community for improvements and amenities, which directly benefits the residents and enhances their living experience without necessarily increasing their individual costs.
Prospective residents are encouraged to contact Charter Oaks Village Cooperative directly to inquire about current lot availability, specific financial requirements, and the process for becoming a member of the cooperative. Charter Oaks village cooperative Reviews
I used to live here. For years and years. Everything was good. But there is one tenant that should not be living there. She is abusive to elderly and once tried to run my child over with her car. Seems to me they let anyone live there. If the owner reads this and would like to know the name of said individual I will gladly blast it out there.
Oct 23, 2022 · Beth LaverriereFamily Mobile home park. Live in Manager. Decent Management. Owner is decent and takes time to listen if you call, even though he lives out of the State. Dogs need to be approved by management and owner. Cats are OK. Rent is very reasonable.
