Cedarwood Mobile Home Park Introduce
Welcome to Cedarwood Mobile Home Park, a long-established residential community in the bustling city of Layton, Utah. Situated in a highly desirable, centrally-located area of Davis County, Cedarwood has historically offered a unique and valuable form of affordable housing for many families and individuals across the Wasatch Front. This community operates on the model of manufactured home ownership combined with lot leasing, providing a significantly lower barrier to entry for home ownership than the traditional housing market in Utah.
The park is managed by Boulder Ranch Property Management, which aims to provide affordable living spaces for people of all ages. Residents have long appreciated the exceptional value provided by the lower monthly lot rent (historically around $510.00, though subject to change) in a prime location. Cedarwood is also noted as a Mobile Home Dealer, meaning the park or its management may be involved in the sale or placement of manufactured homes within the community, offering a complete housing solution for prospective residents. The homes within the park are typically older models, often from the 1970s or 1980s, which is common for established manufactured home communities. This age, coupled with the affordability, makes it a critical part of Layton's working-class housing options.
However, it is crucial for any prospective Utah user researching Cedarwood to be aware of the significant redevelopment plans that have been publicly discussed and communicated to residents. Reports from late 2021 indicated that the park owners intended to close the entire mobile home park for future redevelopment into a mixed-use, transit-oriented project, aligning with Layton City’s long-term planning for this downtown area. The closure process was planned in phases, and while specific deadlines may have evolved, this remains a key factor that directly impacts the long-term viability of residency and home investment at this location. Due to this context, while the community offers affordability, it is necessary to contact the park management or a local realtor for the most current information regarding the lot lease status and any purchase of a home here.
Cedarwood Mobile Home Park boasts an exceptionally accessible and valuable location at 189 S Main St, Layton, UT 84041, USA. This address places residents right in the middle of Layton’s key amenities and transportation networks.
- Unbeatable Commuter Access: The community is situated just west of Interstate 15 (I-15), providing rapid freeway access for commuting to Salt Lake City, Ogden, or Hill Air Force Base.
 - Transit-Oriented Living: The Layton FrontRunner Commuter Rail Station is within easy walking distance, making public transit a convenient option for travel throughout the Wasatch Front. This is a significant advantage for those who commute or prefer not to rely solely on a vehicle.
 - Shopping and Services: Residents are minutes away from a wide array of amenities, including major grocery stores like Winco, Smiths, and Walmart, as well as the regional retail and dining hub of Layton Hills Mall. Local restaurants and necessary services are all nearby.
 - Education and Recreation: The park is zoned for the desirable Davis School District, including Layton Elementary, Central Davis Junior High, and Layton High School. Recreational opportunities abound with the Hill Aerospace Museum, Antelope Island, Lagoon Amusement Park, and SeaQuest Utah all within a short drive.

The location of Cedarwood, nestled near the main downtown corridor and adjacent to major transit, is what makes the property highly valuable for future development, but it currently provides residents with superior convenience in their daily lives.
As a manufactured home park, Cedarwood provides essential utility and maintenance services included in the lot rent fee, ensuring predictable costs for homeowners.
- Lot Lease: The fundamental service, providing a space for the manufactured home. Rent is notably low compared to most apartment rents in Davis County.
 - Utility Provision: The park provides core utility services to the individual lots, including water, sewer, and garbage service, simplifying resident billing and ensuring essential services are managed centrally.
 - On-site Management/Ownership: Managed by Boulder Ranch, the community is operated by an owner-operator model. This arrangement, while sometimes receiving mixed feedback on maintenance and communication, is intended to provide direct, professional management of the grounds and community affairs.
 - Mobile Home Dealer Services: The facility is also classified as a Mobile Home Dealer, suggesting that the management may facilitate the sale, purchase, and placement of manufactured homes, which is a key service for new buyers in the market.
 - All-Ages Community: The park welcomes residents of all ages, offering affordable housing without the typical age restrictions found in senior communities.

The primary highlights of Cedarwood Mobile Home Park revolve around its unique market position and outstanding geographic location.
- Exceptional Affordability: The low monthly lot rent (which has been cited as under $500 in the past) provides one of the most cost-effective housing solutions in Layton and Davis County, which is a high-cost housing market in Utah.
 - Prime Transit-Oriented Location: Direct proximity to the FrontRunner station and I-15 ensures rapid connectivity to the greater Wasatch Front economic centers.
 - In-Demand School District: Located within the bounds of the reputable Davis School District, the community offers an affordable housing option for families seeking quality public education.
 - Historical Community Ties: Despite the challenges associated with redevelopment, many residents have formed strong community ties over the years, creating a sense of neighborhood camaraderie that is difficult to find in larger, newer developments.
 - Inclusive Housing Type: By being an all-ages park, it provides essential housing opportunities for a diverse population, including working individuals and young families.

Cedarwood Mobile Home Park is currently a unique choice in the Layton, Utah, market. It is worth choosing only for the user who urgently needs a short-to-mid-term, low-cost housing solution in an excellent location and who is fully aware and prepared for the planned park closure and redevelopment. The overwhelming factor to consider is the reported decision by the owners to close the park for commercial development, which may require all residents to vacate.
On the positive side, its primary value proposition—the unparalleled affordability combined with a prime, transit-friendly location—is unmatched in Layton. This park has served as a critical source of low-cost housing for years, enabling working-class Utahns to live close to their jobs and amenities. However, prospective residents must conduct thorough due diligence, directly verifying the current status, lease terms, and the management's assistance plans for the displacement of residents. For those seeking long-term, stable housing in Davis County, other manufactured home communities without impending closure plans would be a more prudent choice. For those looking for a temporary, budget-conscious solution near transit, the current affordability of Cedarwood, combined with its fantastic location, remains its key, albeit time-limited, draw.

Cedarwood Mobile Home Park Reviews
Terrible management. Landlord never hired professionals to do any maintenance work. Swamp cooler was broken for weeks during the summer thanks to the landlord hiring people who had no clue what they were doing. Refused to properly install window units. The windows would leak heavily everytime it rained. Landlord claimed all windows were installed properly, the windows could be removed from their frame with ease. Very glad to have left this place behind.
January 19 · Matthew BThe park itself isn't in great shape and it is older. The review is only one star because I can't do zero. The owner is an absolutely terror. He is currently in the process of kicking everyone out and hasn't been moral in any of his dealings with the residents. Legal, maybe. Moral, not even a little. The last thing we need is more crooked businessmen.
July 19 · BJ RedfordNever felt safe there and managment is shady. Tell you to do one thing then kick you out for it. They force you to put your stuff in there storage by kicking you out with no notice that anything was wrong they just tell you to leave and you have to leave. Or they will tow you id your in a r.v.Dirty players.
December 08 · Misti VanbuskirkIt's quiet. People mind their own. I love how peaceful it is.
August 29 · La LaBought a truck at the Storage spot there and no issues and I am satisfied.
