For individuals and families in Kansas seeking an established residential community in Salina, Cedar Creek Mobile Home Park presents an option for manufactured home living. Located in the heart of Salina, this park provides a structured environment for those looking for long-term housing solutions, offering a different approach to homeownership or rental compared to traditional stick-built homes. It aims to provide a stable address within a managed community setting.
Salina, Kansas, is a central hub in the state, known for its blend of urban conveniences and a relaxed Midwestern pace. Cedar Creek Mobile Home Park integrates into this environment, catering to residents who appreciate the city's amenities while seeking a specific type of housing arrangement. It's a community designed for those who prefer the accessibility and often the affordability that manufactured home living can offer. While some may envision mobile home parks as temporary, places like Cedar Creek typically function as permanent residential areas, fostering a sense of neighborhood among its residents.
It is important for prospective residents to understand that, like any community, experiences can vary. Public feedback indicates certain areas for improvement, particularly concerning amenities and property maintenance. However, for those prioritizing location and the potential for a more budget-friendly housing option in Salina, Cedar Creek remains a consideration for local Kansans. Understanding its scope as a residential park for manufactured homes, rather than a recreational campground, is key to evaluating its suitability for your needs.
Cedar Creek Mobile Home Park is conveniently located at 745 Cedar Creek Dr, Salina, KS 67401, USA. This address places it within the city of Salina, a significant advantage for residents who desire close proximity to urban conveniences. Salina is a central Kansas city, known for its accessible infrastructure and as a regional hub for shopping, dining, education, and healthcare.
The park's location within Salina ensures easy accessibility via well-maintained city streets. Residents can expect straightforward commutes to various parts of the city. Nearby amenities include shopping centers such as Retail Plaza Center, Mid State Plaza, and Central Mall, all within a short driving distance (e.g., 6 minutes to Central Mall). Essential services like hospitals (Salina Surgical Hospital and Salina Regional Health Center) are also conveniently located within a 10-minute drive.
Families with children will find local schools, including Schilling Elementary School, Salina South Middle School, and Salina High South, within close proximity, some as close as 0.3 miles. The area is generally considered car-dependent, meaning personal vehicles are the primary mode of transportation for residents. While sidewalks may be a point of concern as mentioned in some reviews, the overall accessibility to and from the park within Salina's city limits remains a key benefit for residents, offering the convenience of urban living within a defined community setting.
Cedar Creek Mobile Home Park primarily offers services tailored to long-term residential living in manufactured homes. These services typically revolve around providing essential infrastructure and maintaining a managed community environment:
Mobile Home Lot Rentals: The core service involves providing prepared lots for manufactured homes. These lots are generally equipped with necessary hookups for utilities.
Utility Connections: Residents can typically expect access to connections for essential utilities, including water, electricity, and sewer. While the park provides the hookups, residents are usually responsible for setting up and managing their individual utility accounts.
Community Management: The park operates with on-site or accessible management. Their responsibilities generally include overseeing community rules, addressing resident concerns, and managing the general upkeep of common areas. However, as indicated by some public reviews, the effectiveness and responsiveness of management regarding specific maintenance issues (e.g., sidewalks, amenities) can be a point of resident feedback.
Common Area Maintenance: Basic maintenance of common areas, such as roads within the park and general landscaping, is typically provided to ensure a functional and presentable living environment for residents.
It is important to note that, according to resident reviews, promised amenities such as a basketball court or a fully functional storm shelter (with power during outages) have not materialized or been adequately maintained. This suggests that while basic infrastructure for manufactured homes is provided, the range and upkeep of additional recreational or safety amenities may not meet expectations. Prospective residents should inquire directly about specific services and their current status before committing to a lease.
Cedar Creek Mobile Home Park, as a residential community, offers features primarily centered around providing a stable and managed living environment in Salina, Kansas. While some features may be aspirational or subject to ongoing development based on resident feedback, the inherent highlights include:
Dedicated Manufactured Home Lots: The park provides specific, designated lots for manufactured homes, offering a distinct housing option within Salina. These lots are designed to accommodate modern manufactured homes.
Urban Accessibility: A significant highlight is its location within Salina, KS. Residents benefit from easy access to the city's amenities, including shopping centers, schools, healthcare facilities, and various entertainment options. This blends the community living experience with urban convenience.
Established Community: As an existing mobile home park, Cedar Creek offers an established residential community. This can foster a sense of neighborhood among residents, where people potentially get to know their neighbors and contribute to a local atmosphere.
Pet-Friendly Policy (Implied): While not explicitly detailed, many mobile home parks are pet-friendly, allowing residents to live with their companion animals. However, it's crucial to confirm specific pet policies, including any restrictions or fees.
Proximity to Schools: For families, the close proximity to local schools like Schilling Elementary, Salina South Middle, and Salina High South is a practical highlight, reducing commute times for students.
It is critical to acknowledge feedback from current residents which indicates that promised features, such as a basketball court and a functioning storm shelter, have not been delivered or maintained as expected. This suggests that while the park aims to offer these benefits, their current status may not meet residents' needs. Potential residents should verify the current condition and availability of any advertised amenities directly with management before making a decision. The primary features that appear consistently available are the residential lots themselves and their urban location.

For residents of Kansas, particularly those considering a move within Salina or to the area, Cedar Creek Mobile Home Park offers a specific type of housing solution. Its suitability for locals hinges on a few key factors, especially when considering the balance between its location and publicly available resident feedback.
Firstly, the most significant advantage for locals is the park's prime location within Salina, Kansas. For those who work in Salina, have family in the area, or simply prefer city amenities, Cedar Creek provides an accessible and convenient base. Its proximity to schools, shopping centers, healthcare facilities, and other urban conveniences reduces commute times and simplifies daily life. This integration into the city's fabric is a major draw for individuals and families who desire the benefits of urban living without necessarily opting for traditional apartment or house rentals.
Secondly, mobile home parks, including Cedar Creek, often present a more affordable housing alternative compared to conventional housing markets. For Kansans seeking a budget-conscious living option, whether for long-term rental or potential homeownership of a manufactured home, this park could represent a financially viable choice. This aspect can be particularly appealing to individuals or families looking to manage their housing costs effectively while still residing in a central Kansas city.
However, prospective local residents should consider the insights from current tenants. Feedback regarding a lack of amenities, unfulfilled promises (like the basketball court and pavilion), neglected maintenance (e.g., sidewalks), and concerns about management responsiveness are important considerations. For locals, this means conducting thorough due diligence, including a direct visit to the property and a direct conversation with management to understand the current state of affairs and any plans for improvements. While the location in Salina is undoubtedly beneficial, the overall living experience is also shaped by community upkeep and management.
In summary, Cedar Creek Mobile Home Park is suitable for Kansans who prioritize a central Salina location and potentially more affordable housing in a manufactured home community. It offers the convenience of city living within a defined residential park. However, local residents considering this option should be proactive in verifying the current status of amenities and community conditions to ensure it aligns with their expectations for a long-term home.

Cedar Creek Reviews
NO AMENITIES!! We’ve lived in this community for almost 2 years now and just this year they have increased the price on us TWICE with no added benefits to living in the area. When we were signing leases we were told that a basketball court and pavilion were on its way being put up; this mess of a basketball goal has been laying on the ground for over a year. I have kids playing basketball in the street because there is no place for older kids to enjoy. Currently, it’s tornado season and the storm shelter has no power and we were told that if we wanted light, we should bring our own flashlights. Poor upper management with poor work ethics, can’t wait to leave this poor community.
May 15, 2025 · M HardenCurrently live here and can’t even walk on the sidewalk, have been promised for over a year that it will be fixed, even fell on it last week and almost broke my knee. No decency here, people drive through my yard between mine and my neighbors HOMES, and the office does nothing, aren’t allowed to put up a fence in your own yard. The office doesn’t do anything actually but RAISE THE RENT EVERY YEAR WITH NO IMPROVEMENTS. We are suppose to have a basketball court, last year. Too many other great places in town to rent from these days, ROOTS is not it.
Jul 02, 2024 · myra h.Would give zero stars if possible. Lease office are slum lords. Do yourself a favor and find somewhere else to live. Lived there for over 2 years and was treated poorly the entire time.
Jun 13, 2025 · Taylor HeirsIf I could give lower I would. Housing is awful, the AC sounds like a jet engine and it's right off the living room. You can NEVER get a hold of anyone at the office. If you try and ask for something that was out of control to be fixed and !!in your lease!! that THEY would fix, expect it to be done in 3-5 months. Please save your money and look somewhere else
Jul 29, 2024 · Remus LupineWe had a viewing scheduled for August 27 at 2 pm. We showed up about 10 minutes early and we brought our 11 month old with us to view the house. Mind you it was 100 degrees out. We waited outside for 20-25 minutes waiting for someone to show up. We tried to get ahold of them but couldn’t. No one tried to contact us either. And then about and hour after we were supposed to be there. Then they tried to get ahold of us and to reschedule.
