Yet, residents are not isolated. The location ensures good accessibility to various local amenities.

Carriage Cove Mobile Home Park provides fundamental services essential for comfortable mobile home living. These services are designed to ensure the basic needs of residents are met and the community is maintained, albeit with varying degrees of execution as noted in public feedback. Typical services and amenities offered in a community like Carriage Cove include:
- Site Lot Rental: Residents typically rent individual lots where their mobile homes are placed, with access to utility hookups.
- Essential Utilities: Access to necessary hookups for water, sewer, and electricity is provided for each mobile home site.
- Grounds Maintenance (Mowing): Efforts are made to maintain the common areas and individual lots, including lawn mowing. However, as per recent feedback, the quality and completeness of this service can fluctuate.
- Pet-Friendly Environment: The park is generally pet-friendly, acknowledging that many residents have pets. However, the enforcement of pet-related rules, such as leash laws and waste disposal, has been a noted area for improvement according to some residents.
- Quiet Atmosphere: The layout and location contribute to a generally quiet environment, which is considered a positive aspect by residents.
While management aims to address maintenance requests, resident experiences may vary, and consistent follow-up might be required for unresolved issues. The core services focus on providing a foundational living environment for mobile home residents.
Carriage Cove Mobile Home Park, while presenting some challenges as noted in resident feedback, also possesses several features and highlights that contribute to its suitability for certain individuals and families in the Houma area. It's important to look at the overall picture, balancing both strengths and areas needing improvement:
- Generally Quiet Environment: A consistent highlight, even amidst criticisms, is that the park is "pretty quiet." For those seeking a respite from urban noise or a more serene living space, this can be a significant advantage. It's often described as "fairly quiet" and "maybe better than most trailer parks" in terms of noise levels.
- Proximity to City Amenities: The park's location offers convenient access to Houma's shopping, dining, and other city amenities. This means residents don't have to sacrifice accessibility for a quieter living situation.
- Family-Friendly Potential: While not explicitly stated as a feature in reviews, mobile home parks often cater to families, providing more space and a sense of community than apartments. The mention of "my grand daughter" implies families reside here.
- Affordable Housing Option: Mobile home parks typically offer a more budget-friendly housing solution compared to traditional homes, which is a major draw for many looking for affordability in Louisiana.
- Community Vibe (Potential): Despite reported issues, mobile home communities inherently offer a closer-knit living experience. The fact that neighbors might approach each other, though sometimes inappropriately, also hints at a certain level of interaction and potential for community building, even if not always positive.
- Regular Lawn Mowing (Attempted): While the quality of execution has been criticized ("half assed"), the intention to provide regular lawn mowing indicates a basic level of service for property upkeep.
It's clear that while the park has areas for growth, its quiet nature and convenient location remain notable positives for its residents.

Carriage Cove Mobile Home Park offers a unique living proposition that can be particularly suitable for locals in the Louisiana region, especially those in and around Houma. One of the primary advantages of mobile home living in Louisiana is its affordability. Mobile homes often present a significantly lower cost of entry compared to purchasing traditional homes, making them an accessible housing option for individuals and families working within a budget. This economic benefit extends to potentially lower utility and maintenance costs due to typically smaller square footage, which is a key consideration for managing household expenses in the current economic climate.
Beyond affordability, Carriage Cove provides a "quiet" living environment, a feature highly valued by many locals seeking a peaceful retreat after a long day. While the park has faced challenges with management consistency and certain upkeep issues, the underlying quietness remains a consistent positive. For those who prioritize a calmer atmosphere over extensive amenities or constant oversight, this can be a strong draw. Furthermore, the inherent community structure of mobile home parks often fosters a sense of neighborhood that can be appealing. Despite some negative interactions noted in reviews, the very presence of neighbor-to-neighbor contact, even if sometimes misguided, suggests a potential for community building that can evolve into supportive relationships.
The location in Houma offers locals the benefit of being close to necessary amenities – shopping, services, and local attractions – without being directly in the hustle and bustle. This balance of quiet residential life with convenient access to urban necessities makes it a practical choice for many. For Louisiana residents considering mobile home living, Carriage Cove represents an opportunity for independent homeownership (of the mobile home itself, with lot rental) at a more accessible price point than traditional housing, offering a base in a quiet community within a convenient Houma location, despite the ongoing challenges that may require proactive engagement from residents.

Carriage Cove Reviews
Rules about dogs off the leash aren't being followed, and nothing being done about it either. Dogs crap in everyone's yards constantly cause neighbors keep letting their dogs loose. Trash everywhere, not being cleaned up but yet they keep going up on lot rent. My neighbor knocks on my door who I don't know, to ask to use my wifi twice, and then again to ask for money when I don't even know this person at all. It's pretty quiet but they keep changing management every year it seems and it just keeps getting worse. Lawn is always mowed now half assed not completely mowed. A set of wooden stairs that people have used as a trash bin not being removed or cleaned up. Overgrown grass on empty lots. Need I say more. Not the best, but not the worst, maybe better than most trailer parks, fairly quiet though.

Jun 10, 2025 · Beverly C. BurleighUpdated 9.26.2024Jason an his team have done a fantastic job!Seems a lot of work will be done to make Carriage Cove a desirable place to live.Looking forward to the updates.UPDATE 9.2.22 Management has changed. Hopefully this will resolve issues.***********************Management is NO WHERE NEAR GREAT!!!!! If you don't want to do the leg work to get YOU moved in on THEIR property, DO NOT RENT HERE!!!! I can't even begin to tell you the nightmare we had!I've had a number of contractors who had to hook up water and electricity, and they all said Ms. Kim is THE WORSE and HARDEST person to get in touch with; seems like she is not with it and doesn't know what she's doing.2nd the same story by the Consolidated water company.Parents have lived there for a # of years and never really had trouble.Long as you pay your rent, they don't bother you.Carriage Cove owners have changed. This is where it went downhill.A new park was added for the kids, and outside of damage from Ida, it's looking and feeling more family/community like.Like anywhere else, you do have to watch for sticky fingers.
Sep 26, 2024 · Sarah Kate1st time EVER in a mobile home park. It was very clean with paved streets. People out walking their pets, children playing in the park. Area kept clean, & grass gets cut. I DEFINATELY recommend especially if your a clean person who wants to be in a clean environment. Not trashy like other mobile home parks.
May 01, 2022 · Angel MillerI'm only giving this park 2 stars because the mobile home park itself is very nice. However the manager was very rude. We were there looking for a lot for our mobile home and she assumed we were there acquiring about a FEMA application. She then walked out of the office on us. It just made us feel unwelcomed so we left.
