Mobile home parks like Capri MHP LLC offer a distinct housing solution, combining the advantages of homeownership with a community-oriented lifestyle, often at a more accessible price point than traditional housing options. This article aims to provide a clear, engaging, and informative overview of Capri MHP LLC, helping local Arizonans understand the community, its location, and the broader legal framework that governs mobile home living in the state.
The housing market in Arizona, particularly in major cities such as Phoenix, can present various challenges. Mobile home communities provide a valuable alternative, allowing residents to own their homes while leasing the land, which can often lead to reduced housing costs and a more predictable financial outlook. This aspect makes mobile home parks a crucial part of the housing landscape for many residents, offering a path to stability and community within an urban setting.
Beyond the financial advantages, mobile home communities often foster a strong sense of neighborhood and camaraderie. While experiences can vary from park to park, the potential for a close-knit environment where neighbors interact and support each other is a significant draw. It's also vital for prospective and current residents to be aware of their rights and responsibilities within these communities, which are legally defined by the Arizona Mobile Home Parks Residential Landlord and Tenant Act. Understanding these regulations ensures fair treatment and a secure living experience for all.

Based on the provided information, the focus is more on the legal framework governing mobile home parks in Arizona rather than specific on-site amenities offered by Capri MHP LLC. However, the presence of a pool, even if its condition and accessibility have been criticized, suggests an attempt at providing recreational facilities.
- Pool access: A pool is present, though recent feedback indicates issues with its cleanliness ("pool is green") and limited hours for children ("open from 8:00 am - 3 pm when the kids are in school"). This suggests a facility that, while available, may not always meet resident expectations.
- Parking: Parking is available, though there are mentions of "extra parking by the pool" and issues with "management and other owners park in visitors parking leaving no space for actual guests." This implies a parking system that may have challenges or additional costs.
It is crucial to understand the legal framework that protects tenants in Arizona mobile home parks, as outlined by the Arizona Mobile Home Parks Residential Landlord and Tenant Act (ARS § 33-1401 et seq.). These provisions are non-negotiable and apply to all mobile home parks, including Capri MHP LLC:
- Security Deposits: Limited to up to one and a half months' rent, to be returned within 14 days after vacating.
- Rent Increases: Requires at least 90 days' written notice before increasing rent, with limitations on the percentage increase based on lease or statutory guidelines.
- Termination of Lease: Specific legal grounds for termination, with tenants having rights to notice and opportunity to cure breaches before eviction.
- Utilities: Lease must clearly specify included utilities and calculation methods for shared utilities; landlords cannot terminate utilities for eviction.
- Maintenance and Repairs: Landlords are responsible for maintaining premises and ensuring compliance with health and safety codes. Tenants have rights to request repairs.
- Discrimination: Fair housing laws prohibit discrimination based on race, color, religion, sex, national origin, familial status, or disability.
- Retaliation Protection: Landlords cannot retaliate against tenants for exercising their legal rights.
- Right to Privacy: Landlords must provide at least two days' notice before entering a mobile home, unless in emergencies.
- Central Phoenix Location: Offers residents convenient access to all the amenities, services, and opportunities of a major metropolitan area.
- Legal Protections for Tenants: Operates under the robust Arizona Mobile Home Parks Residential Landlord and Tenant Act, ensuring specific rights and protections for residents, including rules on rent increases, security deposits, and maintenance responsibilities. This provides a clear legal framework for tenants.
The provided review highlights significant concerns, particularly regarding management and community amenities. One review, posted in 2024, describes "racist and rude" office managers towards Hispanic residents, mentions charging for "extra parking by the pool," a "green" and inaccessible pool for children due to operating hours (8:00 AM - 3:00 PM), and lengthy application approval times (up to a month). These are serious allegations that prospective residents should thoroughly investigate. The mention of "Horrible management" suggests a considerable challenge in resident satisfaction.
It is important for prospective residents to recognize that, while the legal framework provides protections, the day-to-day experience can be heavily influenced by management practices. The Arizona Mobile Home Parks Residential Landlord and Tenant Act exists to address such issues, and residents have avenues for recourse if these provisions are violated.

This would allow you to ask specific questions about management practices, the current condition of amenities like the pool, parking policies, and the application process. For locals in the Arizona region, particularly within Phoenix, Capri MHP LLC presents a housing option that operates under the comprehensive Arizona Mobile Home Parks Residential Landlord and Tenant Act. This legal framework, designed to protect tenants, provides a foundational level of security regarding aspects like security deposits, rent increases, and landlord responsibilities for maintenance. For Arizonans seeking affordable living in a major urban center, mobile home communities can be a viable path to homeownership without the high entry costs of traditional properties. Its central location on W Roosevelt Street offers convenient access to Phoenix's extensive amenities, including shopping, dining, entertainment, and employment opportunities, making daily life accessible.
However, it is essential for prospective residents to be fully informed about the current resident experiences. While the park benefits from being situated in Phoenix, the severe criticisms regarding management behavior, particularly accusations of racism, poor pool maintenance, and problematic parking, demand careful consideration. These issues can significantly impact the quality of life within the community. For example, the complaint about pool hours and condition directly affects a potential amenity for families, and issues with parking can be a daily frustration.
Despite these concerns, the inherent structure of mobile home parks provides a unique housing alternative in Arizona's dynamic market. For those who prioritize affordability and a central location, and are prepared to engage directly with park management to address concerns or leverage their tenant rights under Arizona law, Capri MHP LLC could still be considered. It is highly recommended that any local Arizonan interested in Capri MHP LLC conduct thorough due diligence, including a personal visit to assess the current conditions, and speak with existing residents to gain a comprehensive understanding of the living experience before making a decision. Understanding the legal protections available to mobile home park tenants in Arizona is also paramount for a secure residency.

Oct 16, 2024 · JoThe office managers that have come in are racist and rude to the Hispanics they charge for extra parking by the pool so I can't visit the pool is green and kids can't ever use it because it's open from 8:00 am - 3 pm when the kids are in school and if you want to apply for a mobile home you're going to have to wait a month for them to tell you if you are approved or Not. Horrible management
Sep 14, 2024 · Jackie AtaydeWhen I first moved in it was great the people at the office were helpful. Then as time went by the office staff came and went but after all it's a good place to live. My neighbors are nice we kinda watch out for each other. They have fixed alot of things and the laundry room is nice and affordable. I like it here, I have been very comfortable.
Sep 28, 2021 · Martina MontelongoFor such a bad neighbor I always felt safe and at peace at my home because the manager were very good and friendly with all the tenants any problems they would help resolve. But they did make promises they didnt keep nor made records of them so my trailer never got fixed up like was promised and is still await they have had new managers several times since I lived here and I have begun to feel unsafe in and out of my home, the water is always off and for a stay home mom that becomes an issues they do fine you for everything and there is no parking so if you have more than 2 vehicles your screwed and if you have company there I'd nowhere for them to park you are not allowed to put up a fence so the neighbors kids come in and out of your yard and their animals are unattended and will poop and pee in your yard recently my home has been vandalized twice and I have notified the manager yet no response I hate living here now and cant afford to move at the moment I suffer from anxiety and depression and living here has only made it worst I hope they do something soon to make this place great again if so I will update my review but till than beware .
