Canterbury Park Manufactured Home Community Introduce
Choosing a home in the vibrant Colorado Springs area requires balancing quality of life with affordability, a balance often perfectly struck by modern manufactured home communities. Canterbury Park Manufactured Home Community (MHC) is a substantial presence in the Colorado Springs real estate landscape, providing diverse residential options that appeal to many looking for an alternative path to homeownership in El Paso County. Operating not only as a Mobile Home Park but also as a Mobile Home Dealer and Mobile Home Rental Agency, Canterbury Park provides multiple avenues for individuals and families to secure housing in this desirable region.
For Colorado residents, manufactured home communities offer a unique blend of private home living and neighborhood amenities. The homes themselves provide individual living spaces, often featuring multiple bedrooms and bathrooms, while the park structure offers shared facilities and services, often at a more accessible price point than traditional single-family homes. Canterbury Park, in particular, is noted for its family-friendly facilities and its location in a highly strategic area of the Springs, close to military bases, major employment hubs, and the famed Pikes Peak region.
It is important for prospective residents to conduct thorough due diligence, as with any large community. Resident feedback indicates that while the community is pet-friendly and boasts appealing amenities like a swimming pool and playground, there have been acknowledged issues regarding community maintenance, specifically the state of the roads and facilities like the pool heater. Additionally, prospective residents should be aware of a history of high management turnover, which has been cited as a source of inconsistent policy enforcement, particularly concerning vehicle parking rules. The community has experienced challenges in communication and maintenance response times, which are key factors to weigh when considering a long-term lease. However, the foundational benefits—affordable housing, prime location, and key recreational amenities—remain strong draw cards.
Canterbury Park's model as a real estate hub means it caters to both those looking to buy a manufactured home (either from the park or a current resident) and those seeking to rent a home on a park lot. This flexibility is valuable in a city with varied housing needs. The community’s commitment to accessibility is clear, with infrastructure in place to assist all residents and visitors.

Canterbury Park Manufactured Home Community is located at the highly accessible address of 3020 S Powers Blvd, Colorado Springs, CO 80916, USA. This placement is one of the community's greatest assets, situated in the bustling Powers Corridor, one of the fastest-growing residential and commercial areas in the city.
The location offers residents exceptional connectivity:
- Proximity to Major Routes: Being directly on or immediately near South Powers Boulevard (Highway 21) provides quick, direct access to the entire eastern side of Colorado Springs, including I-25 for regional travel.
- Shopping and Dining Hub: Residents are minutes away from major retail centers like First & Main Town Center, which features dozens of shops, restaurants, and entertainment options. Everyday errands are simple with nearby Target, Kroger (King Soopers), and Walmart locations.
- Military Base Access: The Powers Corridor is a popular choice for military families due to its short commute to major installations such as Peterson Space Force Base and Schriever Space Force Base, making it an ideal choice for service members and their families.
- Top-Rated School District: The community is situated within a local, highly-regarded school district, a key consideration for families in the region.
- Wheelchair Accessibility: The community is designed with essential accessibility features, including a Wheelchair accessible entrance and Wheelchair accessible parking lot, ensuring that the community is welcoming and navigable for all residents and guests.
---
As a professional Manufactured Home Community, Canterbury Park offers a range of services typically bundled with the monthly lot rent to simplify the living experience for residents. These services help maintain the community's infrastructure and provide a clean living environment.
- Mobile Home Sales and Rentals: The park functions as a full-service Mobile Home Dealer and Mobile Home Rental Agency, facilitating the buying, selling, and renting of manufactured homes within the community.
- Pet Policy: The community has a defined pet policy, explicitly allowing Dogs allowed, though residents should confirm any specific size or breed restrictions with management.
- Standard Utility Management: Monthly lot fees generally cover the cost and maintenance of the land itself. While individual utility bills (like electric and gas) are typically the resident's responsibility, the park often manages communal utilities such as water, sewer, and trash collection.
- Flexible Payment Options: For convenience, the park accepts multiple forms of payment, including Debit cards, making monthly rent and fee payments straightforward.
- Common Area Maintenance: Park management is tasked with the maintenance of common areas, including the infrastructure of roads and shared amenities like the clubhouse and pool. However, residents note inconsistencies in the responsiveness to maintenance requests and the condition of roads (potholes) and some facilities (e.g., pool heater).
- On-Site Management (Scheduled): The park maintains a sales office, often providing a point of contact for day-to-day operations. However, the high turnover rate and frequent periods where the office is unstaffed are factors residents have reported as challenges.
---
Canterbury Park is attractive for its combination of affordability and family-focused recreational facilities, placing it high on the list for those seeking a value-driven community in Colorado Springs.
- Family-Friendly Amenities: The community provides dedicated spaces for family enjoyment, including a Playground and Swings for children.
- Recreational Facilities: A communal Swimming Pool and a Clubhouse are available, offering residents spaces for relaxation, socializing, and physical activity during the warmer months.
- Pet-Friendly Policy: As a Dogs allowed community, it welcomes residents with canine companions, a significant plus for pet owners in the area.
- Accessibility Focus: The provision of a Wheelchair accessible entrance and Wheelchair accessible parking lot demonstrates an effort to accommodate all mobility needs within the community infrastructure.
- Prime Real Estate Location: The community's position on S Powers Blvd is a major highlight, giving residents effortless access to Colorado Springs’ expansive retail, dining, and entertainment offerings along the popular corridor.
- Savings Potential: While annual rent increases are typical, the cost of purchasing and maintaining a home within a manufactured home community generally remains significantly lower than traditional site-built homes in this competitive Colorado Springs market.

For residents of Colorado Springs, the decision to choose Canterbury Park MHC is primarily driven by its strategic location and the inherent financial advantages of manufactured home living. The community offers a valuable opportunity for affordable homeownership or rental in the highly desirable 80916 zip code—a key area of the Powers Corridor known for its rapid development and military-friendly environment.
The core benefit of Canterbury Park is the balance it attempts to strike between independent living and community-supported amenities. The presence of features like a Playground, Swings, and a Swimming Pool makes it an excellent, family-friendly option. Furthermore, the commitment to physical accessibility, with a Wheelchair accessible entrance and parking, ensures the community is welcoming to individuals with diverse needs. As a licensed Mobile Home Dealer and Rental Agency, the community provides straightforward, one-stop access to housing options, whether you are buying a home or securing a rental.
However, potential residents must be prepared to navigate the community's documented operational challenges, including the reported high turnover in management, which can affect consistency in rule enforcement (especially parking) and the timeliness of common area maintenance. While these issues represent a necessary consideration, the underlying value proposition—an accessible, pet-friendly community strategically located near major Colorado Springs economic and retail centers—often outweighs them for those prioritizing an affordable entryway into this competitive real estate market. Ultimately, Canterbury Park remains a strong, value-focused housing solution in a prime Colorado Springs location for the informed buyer or renter.

September 11 · Neehal NishadWelcome to Canterbury Park MHC,Before you visit or plan to move here PLEASE READ & CONSIDER the following:LEASE - The lease is mostly symbolic and only applies sometimes and to some residents. When a new manager comes in, they interpret the lease however they want and enforce whatever they want. If it's not on the lease, they'll do it anyways (because who cares about the residents opinion right?). The residents only receive a letter with the new changes (no questions, input or feedback required or considered).COMMUNITY MANAGEMENT - The managers, people in charge of "running" the day-to-day operations of the community are always changing. Here today, gone tomorrow. The turnover rate is ridiculous and unfortunately there isn't one specific reason. Also, good luck finding someone at the office or the office open or someone that will help you that is not the corporate secretary/voicemail. And honestly, sometimes even if there is someone in the office they aren't much help at all.To be fair, a couple of the past managers and assistant mangers have actually been nice and willing to help/work with the residents but this is not always the case.COMMUNITY MAINTENANCE -Question: Who is in charge/responsible of maintaining the community?Answer: Who knows? Your guess is as good as ours.Evidence: Just take a drive around the community and you will notice a few things including: the state of the roads (huge potholes), the state of some of the fences/gates, the state of the pool (heater) and the state of some of the homes. It's so sad to drive around this community and seeing how bad the roads are. It is also a common complaint from residents that requests for maintenance/fixing something made to office more often than not go unheard (fall on deaf ears).VEHICLE PARKING - The simplest way to explain it is that it is a "COMPLETE AND UTTER MESS". The judge, jury and executioner of all matters relating to parking is a guy who rides a white tow truck from "Collins Towing Inc". This man and this company are the textbook (and real world) definition of predatory towing. He rides around in his tow truck like a vulture day and night just waiting to strike. He often gets off his truck and examines each vehicle very very very closely to find any fault and then quickly hooks them up. He also likes to intimidate and threaten the residents about towing their vehicles if they don't do what he says. He also likes to stash/pile cars on some neighboring streets outside (but near) the community so that he can tow as many cars as possible. But one can't put the entire blame on this guy/company since it is the community management that allows it and wash their hands each time you try to discuss the issue. Vehicle parking rules also seem to change with each new management as evidenced by the last 12 months. If you aren't a resident (and honestly even if you are) always keep an eye on your vehicle (don't get off if you don't have to) and don't believe/follow the signs since they don't matter (especially to the tow truck driver). At the time of posting this review, the community residents and visitors are genuinely scared to park in the community hence why the parking lots are empty.MANAGEMENT/RESIDENT COMMUNICATION - The communication between management and its residents is very poor. All you get is your monthly bill/invoice and a sad letter from the office each month. The office will only contact you when there is a problem or needs you to follow the rules. As mentioned before, residents don't get the chance to provide input or their opinion on any changes to the rules/policies. They only get a letter with their bill stating the new changes and when they will take effect, no exception.ANNUAL RENT INCREASE - Every year you can expect to see an increase in the base rent price, no exception. This is a bit ironic since one of the common/main excuses used by management on why they don't fix or maintain any of the above issues is the "lack of money".
May 23 · Hello COSThe rules here are a bit over the line. They like to inspect your property every Wednesday. There in the office about 20% of the day and never return messages. Just another slum lord. Lived here 15 years and RHP is no better than any other. I've been through 4 owners of this park btw. Had a fence work order in for 10 years now if that gives you an idea. Even after I remodeled my home to bring property value up..
September 05 · Steven HahnThere's a TIGHT bunch of mobile homes located here. So many it's to need street names to get around the park. An it's one light away from Hancock expressway. Seems convenient. Off Powers not to hard to find.
October 13 · Alexis LewisMore people than I remember. Still nice place though.
