Canaan Community Introduce
### Introduction / Overview
For many Ohio residents, especially those in the Plain City area, finding a home that offers both affordability and a sense of community is a key priority. Canaan Community in Plain City stands as a manufactured home park that provides such a residential option. Manufactured home communities, often referred to as mobile home parks, offer a distinct pathway to homeownership where residents typically own their home and lease the land it occupies. This model can present a more financially accessible route to having a place of your own compared to traditional stick-built housing.
Public feedback for Canaan Community offers a mixed perspective. While some residents express concerns about rising lot rent and community dynamics, others highlight feeling "safe and comfortable" with "great neighbors," emphasizing a strong support system within the community. The presence of "new managers" who are "trying to make this park better" and are "really good people" suggests ongoing efforts to improve the living experience. This article will provide a factual and informative overview of Canaan Community, covering its strategic location, the general services typically found in manufactured home parks, its key features, and crucial considerations for Ohio residents contemplating making this community their home.
### Location and Accessibility
Canaan Community is located at 5130 NE Plain City-Georgesville Rd, Plain City, OH 43064, USA. This address places the manufactured home community in Plain City, a charming village nestled across both Madison and Union counties in central Ohio. For local Ohio users, this location offers a desirable blend of small-town charm and convenient access to larger metropolitan areas. Plain City itself is known for its "sparse suburban feel" and "a lot of parks," making it appealing to families and those who appreciate green spaces.
The community's position on NE Plain City-Georgesville Road provides straightforward access to local amenities within Plain City, including its "Uptown District" with "local restaurants, unique shops, and a busy schedule of events." Furthermore, its proximity to major routes like US 42, US 33, and SR 161 (and being "just minutes from Ohio State University and Columbus") means that residents can easily commute to employment centers, extensive shopping and dining options, and world-class healthcare facilities in Columbus, Dublin, Hilliard, and Marysville. This balance of a peaceful village setting with excellent regional connectivity makes Canaan Community a strategically located option for Ohio residents.
### Services Offered
Manufactured home communities like Canaan Community typically provide a range of essential services that are often included as part of the monthly lot lease fee. While specific, exhaustive details for Canaan Community are best confirmed directly, based on common industry practices, residents can generally anticipate the following services:
- Lot Lease: Residents pay a recurring fee for the lease of the individual plot of land where their manufactured home is situated. Public feedback indicates that this "rent constantly goes up," and has been raised "over $100 in less than three years," which is a significant point for prospective residents to verify.
- Utility Connections: Individual home sites generally come equipped with connections for essential utilities such as water, sewer, and electricity. Residents are typically responsible for setting up their own accounts with the respective utility providers and paying for their usage.
- Waste Management: Standard trash collection services are usually arranged or facilitated by the community management. One review mentions that management "attributed some of the raise to trash services but a $20 INCREASE on just trash services isn't reasonable," suggesting that trash service is included in the lot rent but the cost may be a concern.
- Common Area Maintenance: Maintenance of shared areas within the community, such as internal roadways and general landscaping in communal spaces, is typically handled by the park management. However, reviews mention that "The park needs a lot of work done" and that "there is no maintenance done in the park" despite rising lot rent, indicating a significant area of concern regarding park upkeep.
- Community Management and Support: A management team is usually available to address resident inquiries and enforce community rules. Reviews mention "new managers" who are "trying to make this park better" and are "really good people," though the office may be "closed at odd times" due to managing multiple parks. The new management is noted for "just enforcing the rules of the park."
Prospective residents should thoroughly discuss what services are explicitly included in the lot rent and clarify expectations regarding maintenance responsibilities, given the feedback provided.

Been here 3yrs every yr they raise rent this time 125 dollars no trailer park should cost this much after you pay for your trailer and up keep. Everyone hates everyone out here i talk to 1 person they tell about the other then vise versa its crazy. The park needs alot of work done and constley raising rent is not the answer to fix everthing i would figure there is enough profit to make off everyone out here without bleeding is dry.
Jul 26, 2024 · anno moosyI have lived here for 22 years. I feel safe and comfortable. My neighbors are great!!!! I am a senior with health problems. I can count on my friends to help me, if I need it. Our managers are new. They are trying to make this park better. They are also running two parks. This why the office is closed at odd times. Give them a chance and you will find them to be really good people. They are just enforcing the rules of the park.
Feb 28, 2019 · Linda FitzpatrickThis place has really gone down hill in the last few months especially! Management is rude! They write us up for everything! Patio furniture, small chairs on my porch. Our trashcans... even though they both have lids and my trash is never outside of the cans. They have even gotten on to us for our kids... who are never outside unattended. However, the apparent drug dealer who lives across the street is fine, as well as all the glass from the beer bottles he throws around. Its ridiculous! We moved away from the west side of columbus for a better area and schools for my children, not to be bullied over patio furniture and imaginary trashcan problems. Third manager thats been here since weve been here..... pretty sure the worst one.
Dec 27, 2018 · Victoria MeadorsLot rent is to high. everywhere else is under $300 for wat it cost they should mow the property and the pool is ALWAYS down..things have went downhill but just got new managers so hopefully they are whyyyyy better!! I love living out here but it was better in 2012-2015
Jul 30, 2018 · Angi MaloneThe maintenance man bout hit my 13 year old son with his zero turn mower, then go to office to complain and all I get is..."I don't see him doing that" and sent me on my way, even though I had 2-3 witnesses . I asked for regional managers phone number to call my complaints in, but the manager refused to give me the number. Then they tow our car because it was parked on the road in front of my place, no warning on the car or nothing til they towed it and slapped one on while getting towed. They let another car sit on a jack by the mailboxes with a warning sticker on it from Dec. 11th... but towed mine away. Wth... and it was still sitting there when I moved out of that dump mhp beginning of January. The manager is a rude, non speaking english, dummy that has no business being in a management spot anywhere. Not trained at all apparently. She let's others get by with what she would write you up for, just cause they kissed butt. Well I won't kiss butt to anyone. I think that others that live there need to call zoning inspectors for all the building and remodeling that some are doing out there. It's a good place to live if you're illegal.
