This is such a beautiful, clean and friendly community of Tiny Homes and RVs. It is very safe and in a convenient location. It’s only 10 minutes to downtown Austin, nestled in East Oak Hill about 5 minutes to the Shops at Arbor Trails.The owners of the park are exceptionally responsive and very kind! They maintain the property immaculately. Anytime I needed anything (even when I needed my power turned on in the middle of the ice storm) they were happily accommodating! I highly recommend Camp Verde ATX to anyone who needs a long term place to live “Tiny.”

The neighborhood itself is incredibly calm, surrounded by lush greenery and bike-able streets, making it ideal for outdoor enthusiasts.What I love most is the sense of community here. The residents are friendly, and there’s a peaceful, welcoming vibe that makes it feel like a true neighborhood. The location is fantastic too—you’re just minutes away from the Barton Creek Greenbelt, so outdoor activities like hiking and biking are always within reach. Plus, high-interest spots like Arbor Trails shops and Circle C are close by, offering everything you need from groceries to dining and more.Overall, Camp Verde ATX offers the best of both worlds: a serene, nature-filled environment with the convenience of being close to some of Austin’s best shopping and recreational spots. This place had its pros and cons but overall I would recommend it for someone looking to park their tiny home or RV in Austin.Pros:-Good location, about 10 minutes from downtown (bikeable), Even though it is next to a highway, it connects to a nice neighborhood so you can walk/bike to a park/greenbelt, shopping and restaurants, and post office. If you're driving, it takes under a minute to be on 290.-Beautiful mature oak trees all around the property. Even though they took a hit in the Winter storms, they still have a strong presence and provide much needed shade.-Good space in each lot. You'll be able to have a nice yard outside your home to go out or for your dog to play in. Lots have more space than most other RV parks I've seen.-Friendly neighbors and safe neighborhood. LGBTQ+ inclusive.-In the 2 years living here never had any unsafe experiences. No crime or thefts, anything like that. It was a little creepy when there were few tenants and dark at night, but as people have moved in its' really grown to be a safe community.Cons:-It is next to 290. With the Oak Hill Pkwy highway expansion, there's a lot of construction taking place. I never lost any sleep because of it, but when you sit outside for your morning cup of coffee you can always hear the sound of the highway.-Landlord is pretty hands-off. There are some missed opportunities for having a shared community space, a small dog park, automatic security fence, lighting fixtures, or other improvements that could be made, and management doesn't have interest in making them. However, they have made other improvements like new electric hookups, community mailboxes, and lawn care.-Higher cost of rent compared to other parks around Austin, But better location and lots comparatively.-Occasionally the park will smell like sewer gases. It comes and it goes, but as the park fills up more, there should be more rules to prevent this.*****With the increasing cost of housing nowadays, purchasing an RV or tiny home and moving to a park like this could be a good financial decision. You'll still own something, have a small lawn and your own driveway, and avoid property taxes and mortgage payments.Overall, I would recommend Camp Verde to anyone looking to park their Tiny Home or RV due to the location and tree landscape, but be mindful of the cost, highway noise, and hands-off management.

Compared to many parks in the area this one is very reasonably priced.Trees - The oak trees are beautiful and provide a lot of shade.Lot size - Each lot has a good amount of space. You will be hard-pressed to find another park with that much room.Location - the location is fantastic: close to highways, downtown, shopping, and restaurants.Neighbors - neighbors are friendly and there is a sense of community (while not being too nosy). LGBTQ+ inclusive. Also, I would like to note that most neighbors here take good care of the outside of their homes - so it looks pleasant and I disagree with some of the reviews that spoke badly about the surroundings here. My neighbors have gardens, plants, and decorations. (This is NOT a place where people have house recliners as loan furniture or fix their cars in their yards)Safety - This area feels safe to me and I like taking walks here (even at night)Pet friendly - most of us have pets and this is a great place to walk your doggo. Lots of space.As far as the construction noise - I am very close to the fence and honestly, it’s become a background noise and it doesn't bother me at all. I imagine that if someone was further into the park - they would barely hear it. And at some point, they will be done. They are moving at a pretty good rate.Landlord - All my interactions (there were only a few) with the landlord have been pleasant. He picks up the phone when I call or text’s back. I have no idea why people say he is a weird fellow - maybe I am as weird as him so I didn't notice.As far as the landlord being “hands off” - as a landlord myself I have to say that I do not look at it that way. The moment they would put in a keypad for entry, lights, dog park, laundry- or any other infrastructure - they would raise the rent. I have to be honest and say that I rather have more affordable rent. And there is no say that they'll never do it but I'm pretty sure that once they do - they would be justified in raising the rent.Overall, I recommend this park to folks who are good people and want to be my neighbors :)
