Cambridge Park Introduce
For individuals and families across Utah seeking an accessible path to homeownership without the high costs of traditional site-built homes, Cambridge Park in Clearfield offers a compelling and well-regarded solution. Located in Davis County, this manufactured home community provides an established, all-age living environment known for its convenience, affordability, and, most notably, its exceptional management.
The community is consistently praised by residents for its positive atmosphere and effective, personable leadership. As one resident testimonial highlights, the park manager plays a critical role in this positive experience: “I’m leaving 4 stars because it isn’t a perfect experience but I love this park. The park manager is a total sweetheart and super accommodating. She’s been very helpful ever since we have moved in. My husband and I love to sit and talk with her just about general things.” This level of personal, helpful service is a significant factor in community satisfaction, fostering a friendly environment where neighbors are described as “very sweet and welcoming.”
Another long-term resident, who recently sold their home after a decade, echoed this sentiment, stating: “I can’t say enough good things about the current management. I would not hesitate recommending Cambridge to anyone looking for a convenient, close to everything, well managed living situation.” This suggests that while a mobile home park is a dynamic environment, the current leadership is dedicated to maintaining a clean, quiet, and well-organized place to live.
As with all mobile home communities, residents purchase the manufactured home structure but lease the land, paying a monthly lot rent (also referred to as an HOA fee) for the space. This lot rent is substantial, often cited in the range of $950–$980 monthly, but it bundles critical services, including sewer, trash, and water utilities. The lower initial home purchase prices—with homes recently listed between $49,900 and $79,000—make homeownership attainable, but prospective buyers must budget for the continuous monthly lot payment alongside their mortgage.
It is paramount that anyone looking to buy or sell a home in Cambridge Park consults directly with the resident manager before finalizing any transaction. As one former resident strongly advised: “Those looking to move out or move into the park should check with the resident manager before selling or buying. Kathy, the manager, has her finger on the pulse of everything going on in the park and is an excellent resource.” This critical step ensures compliance with community rules, successful buyer approval, and a smooth transfer of residency.

★ 5★ 4★ 3★ 2★ 1I’m leaving 4 stars because it isn’t a perfect experience but I love this park. The park manager is a total sweetheart and super accommodating. She’s been very helpful ever since we have moved in. My husband and I love to sit and talk with her just about general things. The neighbors by our trailer have been very sweet and welcoming. There are some neighbors who are loud but we haven’t had a bad experience. Would definitely recommend!
August 06 · Abigail MeredithI owned a trailer at Cambridge for about ten years and just recently sold it. Today it is a clean and quiet park and a great place to live. I can’t say enough good things about the current management. I would not hesitate recommending Cambridge to anyone looking for a convenient, close to everything, well managed living situation. Those looking to move out or move into the park should check with the resident manager before selling or buying. September 21 · Tom PitNice area to live in.... but management sucks. The people managing are very unprofessional. The grumply old man in the office is not willing to answer any questions or concerns that someone may have have towards the mobile park. I was treated unfairly because of my ethnicity. He is racist and rude. He asked my legal status and i answered, “that’s something personal, and i dont think I should discuss it with you”. He shut the door in my face right after. Sundown on the other hand is awesome and only a few feet away, consider it when looking for a home. Would give 0 stars if possible.

September 02 · Lee BirdI drove through cambridge and sundown mobile home park and I was really please about how cleaned the two places are and there are a lot of really nice mobile homes in both places too. And in fact sundown mobile park even has a swimming pool for the attentants and their family to swim in now how nice is that. So yea super pleased about both cambridge and sundown mobile home park oh yea I also liked the idea that there are two mobile home parks right next to each other and it makes the both of them a really big community very nice. Go take a look for yourself to see how nice both places are.
