Being located in Muncie offers residents access to a broad range of city amenities, services, and opportunities.
Muncie is known for being the home of Ball State University, which is a major contributor to the local economy and offers numerous educational and cultural events. Residents of Burlington Mobile Home Park would be within a reasonable driving distance of the university, which could be beneficial for students, faculty, or those seeking entertainment and community activities. Additionally, healthcare services are readily available at IU Health Ball Memorial Hospital, the primary medical facility serving the Muncie area.
The park's location on S Burlington Drive provides access to main thoroughfares in Muncie, facilitating commutes to work, shopping centers, and other local destinations. For daily needs, grocery stores, pharmacies, and various retail outlets are typically within a short drive. While Muncie has the Muncie Indiana Transit System (MITS), which provides public bus transportation throughout the city, residents of mobile home parks often find that having personal transportation is the most convenient way to navigate the area.
Recreational opportunities in Muncie include numerous city parks, the popular Cardinal Greenway for walking and biking, and cultural attractions such as Minnetrista, a museum and cultural center. The close proximity to these amenities can enhance the living experience for residents of Burlington Mobile Home Park, offering options for leisure and daily convenience. Based on common practices for mobile home parks and the specific feedback from residents, Burlington Mobile Home Park would generally offer the following services:
Lot Rental: The primary service provided by mobile home parks is the rental of individual lots where residents place their manufactured homes. This arrangement allows individuals to own their home while leasing the land it occupies.
Basic Utility Infrastructure: Mobile home parks typically provide the necessary hookups for essential utilities such as water, sewer, and electricity to each lot. Residents are usually responsible for setting up and paying for their individual utility accounts. However, a significant concern highlighted in reviews is related to water service, with reports of "water gets turned off ALL the time without notice, which can be up to 12 hours plus." This indicates a potential challenge with the reliability or communication regarding this utility service.
Park Management: Like all residential communities, Burlington Mobile Home Park has management responsible for the day-to-day operations and enforcement of park rules. Resident feedback, however, describes the management as "absolutely horrific," and that they "do whatever she wants when she wants," lacking "notifications" for important issues like water shut-offs.
Common Area Maintenance: Typically, mobile home park management is responsible for maintaining common areas, including roads within the park and shared green spaces. One review notes "Grass up to your knees," suggesting that the upkeep of these common areas may be inconsistent or neglected.
It's crucial for prospective residents to be aware of the expressed concerns regarding utility reliability and management communication when considering Burlington Mobile Home Park.
When considering Burlington Mobile Home Park, it's important to look at both its inherent features as a mobile home community and the highlights (or challenges) noted by residents.
Affordable Housing Potential: Mobile home parks generally offer a more cost-effective housing solution in Muncie compared to traditional homes or many apartment rentals. This fundamental affordability often allows individuals to own their home while leasing the land, potentially reducing monthly housing expenses. LoopNet data indicates that the property itself has 198 units, suggesting a relatively large community, and mentions lot rent is "$100 Below Market," indicating a focus on competitive pricing.
Individual Lot Space: Compared to apartment living, residents typically have their own individual lot space, offering more privacy and the ability to personalize their immediate surroundings.
Established Community: With a stated history of residents living there for many years (e.g., 18 years for one reviewer), the park has been an established part of the Muncie housing landscape. An established community can sometimes mean stable neighbors and a sense of familiarity.
Concerns Regarding Management Communication: A significant and repeatedly highlighted concern is the "horrific" and uncommunicative nature of the management. Specifically, the lack of notice for water shut-offs, which can last "up to 12 hours plus," is a major pain point. This directly impacts daily life and holiday plans, as noted by a resident caught in the shower or during cooking.
Concerns Regarding Property Maintenance: Feedback about "Grass up to your knees" suggests that the general upkeep and aesthetics of common areas within the park may be neglected, impacting the overall living environment.
Tenant Information and Changes: There are concerns that management makes "big changes without giving tenants the information necessary to prepare in time," which can create stress and uncertainty for residents.
Financial Transparency Concerns: A review mentions that "money you pay to them goes missing," which points to serious concerns regarding financial accountability and trust in the management.
These points provide a dual perspective: while the park might offer an affordable housing option in Muncie, the consistent negative feedback regarding management, communication, and maintenance are critical factors for any potential resident to consider carefully.
Based on the provided information and public data, there are no specific, advertised promotions or special offers for Burlington Mobile Home Park. Mobile home parks generally do not frequently offer short-term discounts in the same way retail businesses or larger apartment complexes might.
However, it's worth noting the core "offer" of a mobile home park, which is often its inherent affordability. LoopNet data suggests that the "Lot Rent" at this location is "$100 Below Market." While this is not a short-term promotion, it indicates that the park positions itself as a more economical housing option compared to the broader market in Muncie. This ongoing lower cost of living can be considered a significant, long-term financial benefit for residents.
Given the negative feedback regarding management and services, any potential financial savings from lower lot rent would need to be weighed against the reported challenges in living conditions and communication. Prospective residents should inquire directly with park management for the most accurate and current information on any rates, terms, or availability.

Burlington Mobile Home Park Reviews
I've lived here for 18 years, and I'm 63. For the past two years, it's been horrible. The management here is absolutely horrific.Does whatever she wants when she wants. The worst part is that you don't get NO notifications. The water gets turned off ALL the time without notice, which can be up to 12 hours plus. I've been caught in the shower three times and cooking six times. There was no water on the 4th of July or Labor Day, which ruined my families holidays. Been I was the one cooking. Something as simple as notifying you about the water being turned off she want do. Where you can make other arrangements. MANAGEMENT has made it very difficult to live in my own home.
Oct 16, 2024 · Phyllis FarrisThe owner of this park cares absolutely nothing about any of the people living here. Grass up to your knees, money you pay to them goes missing, they want to make big changes without giving tenants the information necessary to prepare in time. Management is nice enough, I suppose, but thrives on drama like half of the other people living here.
Aug 27, 2020 · Brittany HWe have lived in the Park for many years and we have seen several change of owners. They have allowed their investment to become an eye sore , the infrastructure is old and needs a major over haul. We do have numerous run down and abandoned trailors that are safety hazards and need to go. I don't know what city or county agencies might be of assistance here. And the residents that live here are not white trash, we are elderly , working poor, educated, or not. all my neighbors try hard to keep their little plot mowed, trash free, and are good neighbors. Thank you for your time.JW. OrgDiana Barnes
Feb 20, 2021 · Diana BarnesWhen I was a toddler, about 4 years old; my mother and father moved us into a mobile home in Burlington Park. This was around 1982-84. The trailer was haunted 💀; after the bunk bed was shaking really hard with me on the bottom bunk, and my older brother Josh on the top bunk. At first he thought that I was shaking the bed; and vice-versa. That is until it started violently shaking and our dog started growling and barking at the corner of the room; which was an empty corner of my bedroom. And to us the corner appeared unoccupied. But Patches, our dog didn't seem to think that it was unoccupied. She was belligerrently barking and snarling. My mother came in after hearing us screaming; and the dog going nuts. We told her what happened, and she had us moved into another house that week! Other than that one haunted trailer though; the place looks good.
Jul 06, 2022 · Jacob JamesThey park is quiet! I don't have any issues for the most part. Sometimes I get nosey people trying to start trouble and I've had a few thing swiped from my yard and not even important stuff like a bike or pool I had yard decorations swiped
