Mobile home parks often present an accessible entry point into homeownership or a more budget-friendly rental option compared to traditional houses. However, the experience within mobile home communities can vary greatly depending on management practices and financial policies. Buckhead Mobile Home Estates in Fayetteville, NC, is one such community that prospective residents in North Carolina should thoroughly research before making a commitment. This article aims to provide a clear and factual overview of Buckhead Mobile Home Estates, focusing on its location, general services, and, most importantly, the candid experiences shared by its current and former residents regarding significant lot rent increases.
The decision to live in a mobile home park often hinges on the promise of affordability and a stable community environment. While mobile home ownership can offer a sense of independence, the ongoing costs, particularly lot rent, are a critical factor in long-term financial planning. Understanding the trajectory of these costs is paramount for anyone considering this type of housing. The feedback from residents of Buckhead Mobile Home Estates highlights a trend of escalating lot rents, which has directly impacted their financial well-being and satisfaction. For North Carolina locals exploring housing options in Fayetteville, a comprehensive understanding of these financial dynamics, as well as the overall living conditions, is essential for making an informed decision that aligns with their budget and lifestyle expectations.
Buckhead Mobile Home Estates is located at 2890 Hacienda Dr, Fayetteville, NC 28306, USA. This address places it within the vibrant and diverse city of Fayetteville, a prominent urban center in North Carolina. Fayetteville is known for its strong military presence, diverse economy, and a wide array of amenities, including shopping, dining, and recreational facilities. For North Carolina residents, particularly those associated with Fort Liberty (formerly Fort Bragg) or seeking affordable living options within a city environment, the geographical placement of Buckhead Mobile Home Estates can be convenient.
The accessibility of the park from its Hacienda Drive location means residents generally have reasonable access to Fayetteville's main thoroughfares and public services. This connectivity allows for relatively straightforward commutes to employment centers, educational institutions, healthcare providers, and various retail outlets. Fayetteville's infrastructure supports a range of daily needs, and being situated within the city limits typically means residents can benefit from municipal services. However, it is crucial for prospective residents to consider how the park's internal environment and financial policies, as highlighted in the reviews, interact with this external convenience, ensuring that the overall living experience meets their expectations for residing in a North Carolina urban setting.
Mobile home parks, including Buckhead Mobile Home Estates, typically offer a foundational set of services and infrastructure to support the manufactured homes and their residents. While specific offerings should always be confirmed directly with park management, common services found in such communities generally include:
- Lot Leasing: The primary service involves leasing individual lots of land where residents place their manufactured homes.
- Utility Hookups: Provision of hookups for essential utilities such as water, sewer, and electricity at each lot. Residents are typically responsible for connecting to these and setting up their own accounts with the respective utility providers.
- Common Area Maintenance: General upkeep of shared spaces, including internal roads, some landscaping in common areas, and potentially a level of groundskeeping to maintain the park's overall appearance.
- Waste Management: Facilities or services for trash disposal, often through communal dumpsters or scheduled pick-ups.
- Community Rules and Regulations: Enforcement of established rules designed to maintain a consistent living environment for all residents, covering aspects like noise, pet policies, and property appearance.
- Management Presence: A point of contact for resident inquiries, maintenance concerns (for park-owned infrastructure), and general community management.
Prospective residents should inquire directly about which utilities are covered by the lot rent and which are additional responsibilities, as this significantly impacts the total cost of living.
Based on the explicit feedback provided by residents, the key features and highlights of Buckhead Mobile Home Estates primarily revolve around the direct impact of its lot rent policies. While mobile home parks often aim to highlight community amenities or tranquil settings, the predominant feature here, as expressed by residents, is the financial aspect:
- Significant and Frequent Lot Rent Increases: This is the most prominent feature highlighted in the reviews. Residents report a pattern of continuous and substantial increases in lot rent over relatively short periods. For example, reported increases from $260 to $290, then $360, $434, and currently to $508 (or $497 for single-wide homes plus a $16 convenience fee). This suggests a business model that heavily relies on increasing rental income from existing residents.
- Financial Stress on Residents: The rapid escalation of lot rent is explicitly linked to "stress" and a situation where residents feel "oppressed." Comments like "No mother or father should have to decide between their asthma medicine or lot rent" convey the severe financial burden these increases impose on residents' daily lives and well-being.
- Impact on Resident Retention: The reviews indicate that "Many residents are deciding to go ahead and move" and "another group has contacted David to sell their mobile homes." This suggests a significant turnover rate due to the rising costs, impacting the stability and long-term community feel of the park.
- Perceived Management Prioritization: One review states, "Remember they are in the business for their families well being not yours," suggesting a perception among residents that the park's financial interests are prioritized over the well-being and affordability concerns of the residents.
- Potential for Stressful Living Environment: The direct quote, "Please be aware that this place will stress you out before you get to enjoy your home," serves as a critical warning about the living experience beyond just the physical space.
While the physical address places it in Fayetteville, the overriding "feature" of this park, according to resident feedback, is the challenge presented by its increasing lot rents.
For North Carolina locals considering Buckhead Mobile Home Estates, direct contact with the park management is essential to obtain the most current and accurate information regarding lot availability, current rental rates, and any associated fees. Given the feedback, it is paramount to inquire about the history of rent increases and any future plans for adjustments, and to request this information in writing if possible. It is also advisable to ask about lease terms and conditions explicitly.

In conclusion, Buckhead Mobile Home Estates in Fayetteville, NC, presents itself as a mobile home park located within a convenient urban area of North Carolina. However, based on explicit and consistent resident feedback, it is imperative for North Carolina locals to approach this option with extreme caution and thorough due diligence. Buckhead Mobile Home Estates Reviews
I have lived in Buckhead for seven years and the lot rent keep increasing. I paid $260, it increased to $290, then $360, next $434, now they are asking for $508. I can't believe how oppressed I have been just to rent a lot. No mother or father should have to decide between their asthma medicine or lot rent. If I continue to live here it is going to cost me my life trying to pay them and the healthcare system. I wish I would have never moved here!
Apr 23, 2025 · Yah'quelThe lot rent has increased to 497.00 for a single wide plus a 16.00 convenience fee, double wide has increased to 508.00 plus the convenience fee. Please be aware that this place will stress you out before you get to enjoy your home. Many residence are deciding to go ahead and move while another group has contacted David to sell their mobile homes. Remember they are in the business for their families well being not yours. Don't go broke paying someone for their lot, let the place go empty.
Apr 23, 2025 · Boss CurrieWas told prior to applying that they could get us in ASAP when we applied…Then applied, paid $25 for a non refundable application fee and told us to wait for a call back in 3-5 business days…those business days came and went, and never got a call back if I was approved or denied. Tried calling their office, those ladies run their own hours different than what they post on their door or website so, good luck. Even drove out there to meet them face-to-face and was told they need 200 applicants before they can call anyone back. Needs a 0/5 stars.
May 12, 2023 · Alyssa SpasianoThe neighbors were friendly people and I never felt unsafe. The park area is very nice for young kids and basketball court is popular with older kids/teens. The staff was friendly to me. Some neighbors are louder than others but still overall a pretty quiet neighborhood.
Jun 06, 2018 · V DrakeMy husband and I have been living here for 5 years. Under the last ownership team the park was better than it is now. The new owners have promised better sercurity, plus. Well the new owners have FAILED!! This is a gated community when the gates actually work. There is NO Sercurity guards on site!! We pay for this each month. The lawn maintenance company that they have is worthless. I personally have to weed eat around our house, when we pay for this to be done. The office manager is fantastic,he truly cares for and about the property and it's residents. Otherwise I have nothing but negative things to say about this mobile home park.
