Buck Island Introduce
For many Mississippians seeking a community-oriented lifestyle or an affordable housing option, mobile home parks often present an attractive alternative to traditional stick-built homes or apartment living. The appeal often lies in the potential for lower living costs, a sense of neighborhood, and the flexibility that comes with manufactured housing. In the heart of Tunica Resorts, Mississippi, you'll find Buck Island, a mobile home park that serves as a residential option for individuals and families in the region. Understanding what a mobile home park like Buck Island offers, and critically, what real residents experience, is crucial for anyone considering making it their home.
Mississippi, with its unique blend of Southern charm, agricultural landscapes, and burgeoning entertainment districts like Tunica Resorts, offers a diverse living environment. For residents looking for housing that fits various budgets and lifestyles, mobile home parks play a significant role in the local real estate landscape. These communities can provide a different pace of life, often with a more laid-back atmosphere than bustling urban centers. However, as with any residential choice, it’s important to gather comprehensive information to ensure it aligns with your expectations and needs. Buck Island, situated within this distinctive Mississippi context, aims to be a part of that housing solution for the Tunica area.
While the concept of mobile home park living offers certain advantages, the reality of individual parks can vary widely. It’s essential to look beyond the surface and delve into the specifics of what a particular park provides, from the condition of its infrastructure to the responsiveness of its management. For prospective residents in Mississippi, making an informed decision about a place like Buck Island involves weighing its location benefits against crucial insights from current and past residents. This approach ensures that your chosen home not only meets your logistical requirements but also offers a safe, comfortable, and well-maintained living environment.
This article aims to provide a clear and factual overview of Buck Island Mobile Home Park, drawing on publicly available information and, importantly, direct feedback from real customers. Our goal is to present a balanced picture, highlighting its location and general characteristics while also addressing reported concerns. By doing so, we hope to equip you, the local Mississippi user, with the necessary details to make an educated decision about whether Buck Island Mobile Home Park is the right fit for your housing needs.
Buck Island Mobile Home Park is located at 2466 Kirby Rd, Tunica Resorts, MS 38664, USA. This address places it in the vibrant Tunica Resorts area, renowned for its casinos, entertainment venues, and proximity to the Mississippi River. The flat terrain typical of this region defines the landscape around the park. For residents, the location offers a blend of rural tranquility with relatively easy access to regional amenities and attractions. It is situated near Robinsonville, Mississippi, which is a key reference point for navigation and local understanding.
The accessibility of Buck Island is a notable point for local Mississippians. It's approximately a 37-minute drive from Memphis, Tennessee, and within reasonable driving distance of other significant Mississippi cities like Jackson (about 1 hour 38 minutes). This makes it a potential residential option for those who work in nearby urban centers but prefer a more affordable or quieter living situation outside the immediate city limits. Access to the park is generally straightforward, located off major state routes like Hwy 61 and CR-304, which connect to Kirby Rd.
For daily needs, residents would typically rely on the services and stores available in Tunica Resorts or the slightly larger communities nearby. The area experiences temperatures ranging from the 30s in winter to the 90s in summer, indicative of a typical Southern climate that residents are accustomed to. While the specific amenities directly adjacent to the park might be limited, its proximity to the casino resort area means that entertainment, dining, and some retail options are within a relatively short drive. This balance of quiet residential living with nearby entertainment opportunities defines its locational appeal.
Based on publicly available information and common mobile home park offerings, Buck Island provides essential services to its residents. However, it is crucial to note that customer reviews indicate significant concerns regarding the delivery and quality of some of these services.
- Manufactured Home Lots for Rent: The primary service is offering spaces for mobile homes, allowing residents to either bring their own manufactured home or potentially rent existing units within the park.
- Utility Hook-ups: Standard for mobile home parks, it is expected that the park provides access to utility hook-ups for water, electricity, and sewer services to individual lots.
- Washer / Dryer Connections: Some listings for units within Buck Island indicate that homes come with "washer / dryer connections," which is a common convenience offered in manufactured homes.
- Yard Space: Residents typically have individual yard space around their mobile homes, offering a sense of privacy and outdoor area, as opposed to apartment living.
- 24-hour Maintenance Staff (Reported): While "24-hour On-Call Maintenance Staff" is mentioned in some listings, customer reviews strongly suggest that maintenance is often not responsive or effective, with repairs "often not made when reported multiple times until you give up."
- On-Site Management (Reported): Similarly, "On-Site Management available at most sites" is indicated. However, the efficacy and responsiveness of this management, particularly concerning repairs and living conditions, are heavily criticized in resident reviews.
It is important for prospective residents to understand that while these services are nominally offered or implied, the actual experience of receiving timely and adequate service, particularly concerning maintenance and repairs, appears to be a significant area of concern for current and former residents, as detailed in their reviews.
When considering Buck Island Mobile Home Park, potential residents should be aware of its structural features and what it aims to offer, balanced against the experiences reported by those who have lived there.
- Spacious Well Appointed Homes (Marketing Claim): Promotional information suggests "Spacious Well Appointed Homes - Roomy Square Footage" and the enjoyment of "Privacy of Your Own Home - No Cramped Apartment Living." While individual unit sizes may vary, the general design of manufactured homes often offers more living space than comparable apartments.
- Proximity to Tunica Resorts Attractions: A significant highlight from a location perspective is its closeness to the Tunica Resorts area. This means residents have relatively easy access to casinos, dining, and entertainment options.
- Individual Yard Space: Each mobile home typically includes a private yard area, offering outdoor space for residents, which is a feature often desired by those moving from apartment living.
- New and Remodeled Homes (Marketing Claim): Some promotional materials suggest the availability of "new and remodeled homes for rent that are the perfect blend of Quality and Affordability."
- Quiet Community (Reported by some past residents/visitors): While not universally stated, some older comments from individuals familiar with the general area indicate the neighborhood itself might be quiet. However, this is contradicted by specific tenant complaints about internal park conditions.
However, it is critically important to address the significant concerns highlighted in resident reviews, which effectively overshadow many potential "highlights":
- Reported Lack of Repairs and Maintenance: Multiple reviews explicitly state that "Repairs were often not made when reported multiple times until you give up." This indicates a severe issue with property upkeep.
- Mold Issues: A very serious concern is the report of "Mold in more than 3 out of 4 trailers I lived in." Mold poses significant health risks and suggests inadequate maintenance and moisture control.
- Poor Home Condition: Residents describe trailers as "so raggedy" with issues like "almost fell through the shower." This points to a severe deterioration of living conditions within the units.
- Lack of Safety Features: The absence of "smoke detectors" in homes, as reported by a resident, is a critical safety hazard and a serious compliance concern.
- Water Pooling and "Swamp Like Atmosphere": Reviews mention "Water pools in the yard leaving a swamp like atmosphere," which can lead to pest issues, further mold growth, and an unpleasant living environment.

For Mississippians considering a mobile home park for their housing needs, Buck Island Mobile Home Park in Tunica Resorts presents a complex picture. From a purely geographical and conceptual standpoint, the idea of residing in a mobile home community in this region can appeal to locals for several reasons. The location itself, in Tunica Resorts, offers proximity to entertainment options, including casinos and dining, which could be attractive for those who enjoy such amenities or work in the local hospitality industry. Furthermore, living in a mobile home park often carries the promise of a more affordable cost of living compared to traditional site-built homes or apartment rentals in larger metropolitan areas, which can be a significant draw for local residents managing their budgets.
The concept of having your own individual yard space, as opposed to shared common areas in apartment complexes, is also a feature often sought by families or individuals desiring more privacy and outdoor freedom. For Mississippians who appreciate a quieter, more spread-out living environment than urban centers, Tunica Resorts generally offers that, and a mobile home park within it could theoretically align with those preferences. The availability of washer/dryer connections within units is another practical convenience that many locals would appreciate in their daily lives, removing the need for laundromat visits.
However, it is absolutely paramount for any local Mississippian considering Buck Island to carefully evaluate the extremely serious and consistent concerns raised by current and past residents. The reviews highlight severe deficiencies in maintenance, including reports of recurring mold issues, significant disrepair within the units (such as nearly falling through a shower), and a critical lack of safety features like smoke detectors. Furthermore, external issues like water pooling in yards to create "swamp-like" conditions significantly detract from the quality of life and present potential health hazards. These are not minor inconveniences but fundamental problems related to habitability and safety.
Therefore, while the park's location might offer some local advantages, and the general concept of mobile home living appeals to a certain demographic, the overwhelming negative feedback regarding the living conditions and management's unresponsiveness strongly suggests that Buck Island Mobile Home Park may not be a suitable choice for most Mississippians seeking a safe, well-maintained, and comfortable long-term residence. Prospective local residents are urged to prioritize their safety and well-being, conducting thorough in-person inspections and seeking direct input from current residents, rather than relying solely on location or the theoretical benefits of mobile home living in the area.

Buck Island Reviews
Worst place to live. Do not rent from here. I lived for many years. Repairs were often not made when reported multiple times until you give up. Mold in more than 3 out of 4 trailers I lived in. Water pools in the yard leaving a swamp like atmosphere.
Jun 22, 2024 · Cherry WilliamsI currently leave here & I wouldn't want my worst enemy to stay. My trailer is so raggedy and they want fix anything over here. Literally I almost fell through the shower 2 days ago. I don't even have smoke detectors in here. I could go on but ima just move ASAP.
Oct 26, 2021 · taquisha townsendThe office manager is prejudice and will NOT get additional help for maintenance to get the mobile home fixed properly. It’s only one maintenance man and he can’t fix everything by himself, but she refuse to hire more workers. Rita T is continuing to move people into unfinished trailers despite maintenance telling her they are NOT ready. I’ve been here over a year paid my rent on time faithfully yet my porch steps are coming apart. I have to stretch from the bottom step all the way pass the top to keep from failing through the steps. This isn’t good living condition and she don’t seem to care about anything but extra dollar in her pocket. Also her and the Caucasian workers she had hired tried to sabotage the work the new workers which happened to be Mexicans did in the trailers to make them look bad.
May 17, 2021 · Fairytalez FashionIt's a trailer park about 5 mins from the casinos of Tunica County in Robinsonville. Its a convenient and affordable spot for relocated casino workers and for a person who wants to be employed at the casino but the commute is too long from their current place. I've heard that the move in process was easier than most and the rent and some utilities are combined all in one bill so for some people that have problems with budgeting finances, this is a desirable advantage. From what I've seen, the landscaping is always free from trash and presentable. It looks well managed.
Apr 02, 2022 · Veronica MooreIt's been 3 months since my refrigerator hasn't worked but candy said she would get me a new one nothing yet. Can't even keep milk now she says nothing wrong with it. My heat still not fixed had 350 dollar utility bill for few months but she says nothing wrong with it. Talked to her 4 days ago to tell her that the guys cleaning out trailer next to me throw syringes needles all on ground she said she was coming down to see there still all over the ground along with a bunch of trash they left behind. Parts of torn carpet empty drink cans Roundup jugs papers just nasty as can be. She would make a great car sells man talks like she cares but she isn't going to do anything for ya. Wish I could post pic I took just to show everyone
