Roomier than it looks, and the outside view is refreshing. Definitely recommend it for family functions." This positive feedback suggests that the common areas and overall environment can be quite pleasant for social gatherings. While some reviews do highlight concerns about management, which we will address, the emphasis on the physical attributes and potential for community events remains a notable aspect of Brookside Village.

Kentwood itself is known for its blend of suburban comfort and urban accessibility. Being on Slater Avenue SE, residents of Brookside Village have easy access to a variety of local conveniences. This includes numerous grocery stores, diverse dining options ranging from casual eateries to international cuisine, and a wide array of retail centers such as Woodland Mall, all within a short drive. Brookside Village, as a well-established manufactured home community, provides a comprehensive range of services designed to ensure a comfortable and convenient living experience for its residents. While some public feedback highlights specific concerns regarding management responsiveness, the community officially offers a variety of amenities and support functions.
- Professional Community Management: An on-site or readily available management team is responsible for the overall operation of the park, including maintaining community standards, addressing resident inquiries, and facilitating services. While one review specifically criticizes the office staff ("Cindy the lady in the office is worthless. She doesn’t stay in the off the hours she’s supposed to be answer phone calls or emails."), the existence of a management structure is a core service.
- Lot Rental: The primary service involves the rental of the land upon which residents place their manufactured homes. This includes access to the common areas and infrastructure of the community.
- Utility Connections: The park facilitates connections for essential utilities such as water, sewer, and potentially natural gas and electricity to each lot. Residents are typically responsible for their individual utility bills. The community is also serviced by Xfinity for internet, mobile, TV, and home solutions, offering residents various connectivity options.
- Grounds and Amenity Maintenance: This includes the upkeep of common areas, roads, and recreational facilities within the park. Maintaining a "refreshing" outside view and well-kept common areas is a key aspect of community appeal.
- Pet-Friendly Environment: Brookside Village is explicitly pet-friendly, allowing both dogs and cats. While additional pet fees apply (e.g., $35 per month per dog, $45 per month per cat), and there's a limit of two pets per apartment with a 100-pound maximum, this service caters to pet owners, providing a welcoming environment for furry companions. However, one review mentioned being charged a "pet fee when you don't have a pet," indicating a potential issue with billing accuracy that residents should clarify.
- Community Events and Activities: The community offers "planned activities," "social events," "community dinners," and "craft clubs," fostering engagement among residents. This service enhances the social fabric of the community, as supported by the positive feedback regarding "family functions."
Brookside Village in Kentwood, Michigan, offers a range of features and highlights designed to enhance the living experience for its residents. While individual experiences can vary, and some concerns have been noted, the community's official offerings paint a picture of a well-equipped and inviting place to live.
- Family-Friendly Environment: The community is described as a "Peaceful Family Community" and "designed with families in mind," suggesting a welcoming atmosphere for residents of all ages. This is further supported by the presence of a children's play area.
- Clubhouse: A central "clubhouse" or "spacious community room" serves as a social hub for residents. This facility is ideal for gatherings, events, and provides a space for neighbors to socialize, as evidenced by the positive mention of a "Tea party" held there. It's often the site for "Bingo" and other planned activities.
- Playground: A dedicated "children's play area" or "playground" offers a safe and fun outdoor space for kids to enjoy and interact with friends and neighbors.
- Pond with a Fountain: The community features a "wooded pond with a fountain," providing a serene and tranquil natural setting for relaxation and getting "in touch with nature." This also contributes to the "refreshing" outside view.
- RV Storage Area: For residents with recreational vehicles, an "RV storage area" provides convenient and secure space to park their RVs or boats, a valuable amenity for many Michiganders who enjoy outdoor adventures.
- Pet-Friendly Community: Brookside Village welcomes pets, providing a "pet-friendly environment" for residents and their furry companions, with designated areas for walks around the pond and through the neighborhood.
- Meticulously Maintained Grounds: The community aims to be "meticulously maintained," offering a "quiet neighborhood with a professional and dependable team," contributing to a pleasant living environment.
Important Considerations from Feedback: It is crucial for prospective residents to be aware of the strong negative feedback regarding management, specifically the claims of unresponsiveness, difficulty in contacting the office, and alleged obstacles when residents try to sell their homes independently to avoid selling to the park. The accusation of being charged "pet fee when you don't have a pet" also points to potential administrative issues. These operational concerns should be thoroughly investigated by anyone considering moving to Brookside Village.
Information regarding specific, current promotions or special offers at Brookside Village is not consistently detailed in general public search results. Manufactured home communities often have various incentives that can change based on current inventory, market conditions, and seasonal demands. These could potentially include:
- Move-in Specials: Such as reduced first month's lot rent, waived application fees, or other concessions for new residents.
- Home Purchase Incentives: For those looking to buy a manufactured home within the park, there might be specific deals on the home itself or partnerships with lenders offering favorable financing terms.

However, it is crucial for any Michigan local considering Brookside Village to acknowledge and thoroughly investigate the serious concerns raised in some customer reviews regarding management. Allegations of unresponsiveness, difficulty in communication ("Cindy the lady in the office is worthless. She doesn’t stay in the off the hours she’s supposed to be answer phone calls or emails."), and issues related to selling homes or incorrect billing ("charge you pet fee when you don't have a pet") are significant. These points indicate potential challenges in day-to-day interactions and administrative processes that can impact resident satisfaction.

For individuals and families in Michigan who prioritize amenities like a playground and clubhouse, a quiet setting, and access to a major metropolitan area like Grand Rapids, Brookside Village offers a solid foundation. Its suitability for locals will ultimately depend on their individual priorities, their ability to navigate potential administrative issues, and their comfort level after directly engaging with the community management to address the reported concerns. Dec 04, 2024 · Chris HenryCindy the lady in the office is worthless. She doesn’t stay in the off the hours she’s supposed to be answer phone calls or emails. Especially if you your trying to sell your trailer. When there’s an interested party they play hard to get because you won’t sell to the park. They like to charge you pet fee when you don't have a pet.
Oct 20, 2022 · Joshua NewmanNo pool but clubhouse. Frequent management changes = More rules. Well maintained because rules are enforced. For instance "nastygram" for a lawn not mowed when they decide. Constant price increases for lot rent and storage. Compared to other parks tho, it's better.
May 28, 2018 · J HwarthThe management has change since we moved in and continues to get worse. They don't take care of things the lot rent goes up every year and there is no benefit or improvement. They constantly leave notices to do things to your home. Example cut the grass on Saturday and had another notice on Tuesday to do it again really am I supposed to do this 2 times a week? Do not answer phone calls once you live here and when you have a problem they say they are going to fix it and 3 years later I am still waiting but they want the oil spots off the driveway that have been there since before I moved in.
May 31, 2016 · Nikki gomezQuiet community but that is the only thing they have going for them. It is expensive. I was leasing with option to buy and some of my monthly payments was suppose to go to the down payment but the said that they were not going to renew my lease so that is lost money for me. I wonder how many other people they have done this to.
