The park's location on Warner Road suggests a relatively quiet setting, likely away from the immediate hustle and bustle of major commercial areas. However, its position in Brookfield Township ensures practical accessibility to nearby towns and cities. Warren, the county seat of Trumbull County, is approximately 10 miles away, offering a broader range of shopping, dining, healthcare facilities, and employment opportunities. Residents can also easily access attractions like the National Packard Museum, Mosquito Lake State Park, and W.D. Packard Music Hall, providing recreational and cultural outlets.

This strategic location allows residents of Brookfield Acres Manufactured Home Community to enjoy the tranquility of their neighborhood while remaining well-connected to the broader regional infrastructure of Northeast Ohio.
Brookfield Acres Manufactured Home Community, as a manufactured home park, primarily offers lots for placement of residents' homes. While specific detailed services are not extensively advertised, common offerings in such communities, and insights from resident feedback, indicate the following:
- Mobile Home Lot Rentals: The core service is providing designated spaces where residents can place their manufactured homes.
- Utility Connections: Essential utility hookups, such as electrical connections, are typically available at each lot. However, a significant concern raised by a resident is regarding water services, stating, "The water is not potable. The well loses prime constantly and we go without water." This suggests that while water is provided, its reliability and quality may be an issue that prospective residents should thoroughly investigate.
- No On-Site Maintenance for Homeowners: A review highlights that the park "don't provide on site maintenance if you're purchasing your home." This means homeowners are responsible for all maintenance and repairs to their manufactured home and within their individual lot, which is a common policy in many parks where residents own their homes but rent the land. The park typically maintains common areas and utility lines up to the hookup point.
- Garbage Disposal: Like most residential communities, the park would likely have provisions for trash removal, though specific details are not publicly available.
Prospective residents are strongly advised to clarify all aspects of utility provision, including water quality and reliability, and the scope of maintenance responsibilities by contacting the park management directly.
Based on available information and resident reviews, Brookfield Acres Manufactured Home Community offers several features that might appeal to those considering it as a living option, alongside some important considerations.
- Quiet Neighborhood: A consistent positive mentioned by residents is that it is a "nice neighborhood" and generally "quiet." This aspect is highly valued by those seeking a peaceful living environment, away from the noise of more populated areas.
- Affordable Living Potential: Manufactured home communities often provide a more affordable housing solution compared to traditional homes, making them an attractive option for individuals and families in Ohio seeking cost-effective homeownership. While specific lot rent is not provided, the general nature of such communities aligns with this benefit.
- Community Management: The community is managed by Bayshore Home Sales, which emphasizes professional management staff handling "day-to-day responsibilities of the community" and maintaining "beautifully landscaped grounds and contemporary amenities." They also highlight community events "designed to encourage our residents to socialize."
- Family-Friendly Environment: Being "a great place to raise your family" is advertised, suggesting amenities or a community atmosphere conducive to family life. The park's location "inside of a quality school district" further enhances its appeal for families.
- Proximity to Local Attractions: The community is within reach of popular Trumbull County attractions such as the National Packard Museum, Mosquito Lake State Park, and W.D. Packard Music Hall, offering recreational and cultural opportunities.
However, it's critical to note the significant concerns raised by residents regarding difficulty in contacting management and persistent issues with water service (non-potable and frequent outages). These are major considerations that prospective residents must thoroughly investigate to ensure the living experience meets their expectations.
Brookfield Acres Manufactured Home Community, through Bayshore Home Sales, does offer various promotions designed to attract new residents, particularly those looking to purchase a manufactured home. These incentives can significantly reduce the initial cost of moving into the community.
- Up to $8,000 Move-In Bonus: This is a substantial offer that can help new residents with the expenses associated with relocating and settling into their new home.
- Referral Rewards Up to $1,000: This indicates an incentive program for existing residents who refer new ones, and potentially for new residents who are referred.
- $200 Off When You Request a Tour: A direct discount offered simply for taking the initiative to visit and explore the community.
- Up to 2 Months Free Site Rent: This promotion can provide significant savings on monthly living costs for a period after moving in.
These promotions suggest a proactive approach by management to encourage new residents. However, despite these offers, reviews also indicate difficulty in getting a response from management regarding inquiries about available homes. It is essential for interested individuals to be persistent in their attempts to contact the park and verify the current availability and terms of these promotions, as offers can change.

For locals in Ohio, particularly those in Brookfield Township and the wider Trumbull County area, Brookfield Acres Manufactured Home Community presents a living option with both notable advantages and significant considerations. Its suitability for certain Ohio residents hinges on a careful evaluation of these factors.

However, prospective residents must be fully aware of and investigate the serious challenges highlighted in recent reviews. The reported issues with water quality and reliability (non-potable and frequent outages) are critical concerns that directly impact daily living. The difficulty in contacting park management, with calls going unanswered, also poses a significant hurdle for potential and current residents seeking information or assistance. While the park does not provide on-site maintenance for homes that are purchased, this is a common practice, but the other concerns are specific to this location.
In conclusion, Brookfield Acres Manufactured Home Community could be suitable for Ohioans who prioritize a quiet neighborhood and affordable homeownership, and who are willing to proactively address potential challenges. It is imperative that any interested individual takes the time to visit the community in person, directly verify the current status of water services and management responsiveness, and obtain all terms and conditions in writing. By conducting thorough due diligence, locals can determine if this community truly aligns with their long-term housing needs and expectations for a comfortable and well-supported home in Brookfield Township.

Brookfield Acres Manufactured Home Community Reviews
This place is impossible to get ahold of. Keep posting they have places available to rent but have called several time and left several voicemails and nobody gets back to us and the phone always goes to voicemail.
Feb 07, 2025 · Brittany BrandtThey don't provide on site maintenance if you're purchasing your home. The water is not potable. The well loses prime constantly and we go without water. Nice neighborhood though.
Apr 05, 2025 · Terri McCoyI have lived here about 12 years and my husband for about 22 years. We really do enjoy where we live, we never have any problems with neighbors or anything. It's quite, I feel safe letting my son play with his friends, all us moms watch the kids when they are in our specific area.. the new staff are amazing, theyhave been making many great improvements way more than I've seen in the past. Overall Brookfield Acres is a great place to live, raise a family and be apart of a great community.
Oct 23, 2024 · Kandi BokrosBuyer beware!!!Very Impersonal management, corporate driven “picking-on-the-little-guy” antics, every violation is photographed aside a warning and/or eviction notice. If you have dogs you are doubly in trouble. You are not allowed to put a tie out or runners and your dog must be on a hand-held leash at all times even though claimed to be “dog friendly” you still pay monthly for just having a dog.You cannot work on a vehicle in your driveway and/or dig in your yard, and/or use lattice around porches-anything whatsoever unless you’re grandfathered in etc..Moving in here is like buying a new car now you accept the consequences of every action from there onDefinitely more 55 & up friendly than family friendly… rumors of a possible playground are what the kids that live here have to look forward to.. alongside the roads they should be micromanaging over the residents who have been paying rent for years, already do.You already pay taxes for where you live while you are there, but you will most definitely be kept under maintenance regularly because if not you will be photographed and..EVICTED.P.S. I also do not even think mentioning the water will change anything the copies of their water safety report had an old copied date at the end of it. Nice right?
Dec 08, 2023 · Emcee CeeemPark looks beautiful with the right maintenance person. Kelly in the office is super nice as well as the visiting maintenance staff until they can find someone else. We have no more water problems than anyone else who runs off of a well. The trailers being refurbished look a hundred times better than the way the residents left them. We have a great neighborhood of people in here currently. Please give this place a shot! If you ever have any questions or concerns you can always contact the office. If they are unavailable, they do have a wonderful answering service, and Kelly calls you back within 24 hrs, which is reasonable. We have a pond with some pretty big fish for the residents, as well as, a huge open field in the front. I will be setting up my disc golf tee and practicing there in the summer, but you can also play soccer, kickball, football, etc. No we don't have a playground or a cool thing like a pool, but we have things for children to do other than play on a swing set. I love it here and love most of my neighbors (side note the neighbor I don't like will be moving here very soon so a new resident won't have to deal with it). The current manager has gotten a lot of the problems out of the park making it more family oriented. There are also monthly activities and calendars posted out front of the office 🤗
