For Californians, especially those seeking family-friendly and potentially more affordable housing in the Sacramento region, Brooke Meadow Community offers a noteworthy option. The park's all-age designation makes it appealing to families, providing an environment where children can interact and play together, as highlighted by a positive review. The presence of a community pool, with its well-enforced rules for cleanliness, further enhances the appeal for families looking for recreational amenities close to home.
The sense of community, characterized by friendly neighbors and kids playing together, is a significant draw for locals who value a strong neighborhood feel. This communal aspect can provide a supportive network and opportunities for social engagement, which is often a key factor when choosing a place to live in California.
However, it is vital for any prospective resident to be aware of and thoroughly investigate the concerns raised in one of the reviews. Allegations of management harassment, violations of state mobile home laws (specifically regarding tree trimming responsibility), residents being charged for trees that are legally the complex's responsibility, issues with utility notifications (water and gas outages), and "outrageous" space rent are serious claims. California Civil Code § 798.37.5 clearly states that park management is "solely responsible for the trimming, pruning, or removal of any tree" in rental spaces and common areas, and for the costs thereof, upon written notice or management determination of a hazard. Regarding utilities, the California Public Utilities Commission (CPUC) has oversight, and residents can file complaints if they believe they are being overbilled or improperly notified about outages in master-metered parks. These are protected rights for mobile home residents in California, and any potential resident should understand them fully.
Therefore, while Brooke Meadow Community presents an attractive package of amenities and a family-friendly atmosphere for Sacramento locals, it is imperative to conduct thorough due diligence. This includes reviewing current lease agreements, verifying utility billing practices, understanding park rules, and if possible, speaking with current residents to get a comprehensive understanding of the living experience and management practices. For those who prioritize community and the amenities offered, and who are prepared to navigate potential management-related challenges, Brooke Meadow Community could still be a suitable and accessible option in the Sacramento housing market.

★ 5★ 4★ 3★ 2★ 1Be careful of buying or living in this place. They violate state mobile home laws. Management harasses people, tell them they are responsible for tree trimming or trees in general when by law the complex is responsible. Management has made residents pay for trees which is a massive violation. Manager has harassed my kids and other people in the park. Higher management don’t follow their own rules and doesn’t go after the manager for any wrong doing. Water is constantly being turned off, gas has been shut off a few times, and management never notifies properly and effectively. Space rent is outrageous.
June 06 · Shelly EkkelboomIt's really nice here; my kids love it. For the most part, it’s full of friendly neighbors. All the kids play with each other after school and at the pool, which has strict rules, but that’s what keeps it so clean.
May 09 · Sammie PhillipsBrooke Meadow Community is a quiet and livable residential area, with full amenities and green space. Friendly community and good security create a comfortable and convenient living environment.
December 24 · TIFFANI LYNN AARONIn my family’s 15 years of living here we have had no problems with management until Ian was added on . He is completely unprofessional and rude . I have tried working with him to avoid any problems regarding parking but he continues to ignore me. On multiple occasions has yelled at my parents or guests instead of simply communicating with them. Even harassed a friend who was waiting for me outside my home to pick me up. Ian makes living in this community a nightmare. Management is more concerned with people parking outside their own homes instead of the multiple times gas/ water in the community is shut off .
