While specific, comprehensive details on every service offered at **Broadway Acres** are best confirmed directly with their management, mobile home communities typically provide a foundational set of services designed to support a managed living environment. Based on common industry practices, residents can generally expect the following:
- **Lot Rental:** The primary service involves the rental of the land on which a mobile or manufactured home is situated. This includes access to the park's internal infrastructure.
- **Utility Hook-ups:** Essential connections for utilities such as electricity, water, and sewer are typically provided at each lot. Residents are generally responsible for their individual utility consumption, though it's always wise to confirm which utilities are included in the lot rent.
- **Common Area Maintenance:** While a specific list of maintained common areas isn't provided in the reviews, the expectation in a mobile home park is that management is responsible for the upkeep of shared infrastructure like roads and possibly common green spaces, contributing to the overall appearance of the park. However, one review specifically highlights an unresolved issue with speed bumps.
- **On-Site Management/Contact:** The presence of a phone number and the ability for residents to address issues to "management" suggests there is a point of contact for resident inquiries, addressing community-related issues, and enforcing park rules and regulations.
- **Community Rules and Regulations:** Like all managed communities, Broadway Acres will have rules designed to ensure a harmonious living environment for all residents. These typically cover aspects like noise levels, pet policies (as mentioned by one reviewer who can still "plant flowers and make my yard colorful"), and property appearance standards.
Prospective residents are strongly advised to directly contact Broadway Acres to thoroughly understand their specific service inclusions, any additional fees, and the terms of their lease agreement, particularly regarding maintenance responsibilities and how common area issues are addressed.

**Broadway Acres** offers several features and highlights that contribute to its living experience in Mt. Pleasant. Based on available public information and resident feedback, these aspects provide insight into the community:
- **Quiet Mobile Home Park:** A prominent highlight, explicitly mentioned in reviews, is that Broadway Acres is a "quiet mobile home park." This indicates a peaceful living environment, desirable for those seeking tranquility.
- **Mostly Mid-Aged and Older Community:** The community primarily consists of "mostly mid aged and older" residents. This demographic composition often contributes to the quiet atmosphere and a potentially more settled, respectful neighborhood dynamic.
- **Allows for Gardening and Personal Yard Customization:** A positive note for residents with a green thumb is the allowance for planting flowers and making yards colorful, indicating a degree of freedom for personalizing one's outdoor space. This suggests the park accommodates an "outdoors person who likes to garden."
- **Established Community:** As an existing mobile home park, it likely has established infrastructure and a settled feel, contrasting with newer developments.
However, it is crucial to acknowledge a significant concern raised in one review:
- **Problematic Speed Bumps and Unresponsive Management:** A notable negative highlight is the issue with "way too high" speed bumps causing vehicles to "bottom out." More critically, the management's perceived unresponsiveness to this issue, with claims that they "do not care at all" and blame the driver, is a significant concern for potential residents regarding the park's maintenance and management's attentiveness to resident well-being. This suggests a potential challenge in getting specific common area issues addressed.
Prospective residents should weigh these highlights and concerns carefully. While the quiet environment and gardening freedom are attractive, the issue with speed bumps and management's alleged lack of care highlights a potential area of frustration. It is always recommended to visit the community in person, experience the roads, and discuss any concerns directly with management to get the most current and firsthand impression.

Information regarding specific, time-limited promotions or special offers at **Broadway Acres** is not publicly detailed. Mobile home communities, particularly those operating as residential parks, typically focus on the long-term value of lot rentals and the living environment rather than frequent promotional deals. Therefore, you may not find traditional "sales" or short-term discounts widely advertised.
However, it is always a good practice for prospective residents to inquire directly about any potential arrangements or policies that could impact their cost of living or initial move-in process. While unconfirmed, potential areas to discuss might include:
- **Current Lot Rent and Inclusions:** The most important "offer" will be the current lot rent and a clear understanding of what it includes (e.g., specific utilities, trash removal, or common area maintenance fees).
- **Lease Terms:** Inquire if different lease durations are available and if there are any benefits associated with longer-term commitments.
- **Move-in Process:** Discuss the process for moving a mobile home onto a lot, if applicable, and if there are any community-specific requirements or recommendations.
Given the feedback about management's responsiveness to maintenance concerns (specifically the speed bumps), it is especially vital to engage in direct communication. Use their provided phone numbers: (989) 773-2830 or +1 989-773-2830. This direct contact will enable you to get the most accurate and up-to-date information on their current policies, any available incentives, and to specifically address concerns about common area maintenance and how resident issues are handled. Broadway Acres Reviews
Quiet mobile home park. Mostly mid aged and older community,i can still plant flowers and make my yard colorful, they still allow an outdoors person who likes to garden, live. Sure there issues like any other place you live..mobile home parks, apartments etc
Feb 07, 2025 · Ondalee LucasMy friend lives here and everytime I give him a ride home, I do my best to go way under the speed limits because the speed bumps are way too high and no matter what I keep bottoming out and smashing the underneath of my car. I’ve addressed this issue to management and they do not care at all. They simply say you must be going too fast. I have a dash cam and life 360. Both state how fast I’m going anywhere I drive to. So this manager is completely useless and I can’t imagine having him as my landlord if he can’t even fix a speed bump or offer to fix the damage underneath my car.
May 15, 2024 · Jenna PaivarintaOlder mobile homes. Rather run down looking. Manager gives unsolicited advice.
May 24, 2025 · Franny SmithI've lived here a year and it's a pretty decent place to be. The trailers are a little old, but honestly the people here are pretty great. Everyone is kind, or at least they keep to themselves if not. There's a nice sense of community here and there's a lot of friendly people. There's a few kids but really they're not a bother at all. They add a special atmosphere to the place by hearing their giggles and play outside once in a while. It's pretty safe, and as far as I can tell there aren't copious amounts of drug activity (if any at all) going on. The biggest reason I didn't give it a 5 star is the speed bumps are brutal and tear apart one's car and they charge way too much for each water bill. Otherwise, I'd recommend this place, especially for elderly people, to live here.
Sep 13, 2017 · Goth EmpressThey didn't have any rentals open, but the guy I talked to was super nice, got back to me right away, and gave me some very useful life advice going forward. If I ever buy a mobile home, I'd go with this guy.
