Mobile home communities are an integral part of Missouri's diverse housing market, appealing to a wide range of residents. While they can foster a sense of community, the quality of experience within any mobile home park often heavily relies on its management and maintenance. For prospective residents, understanding the operational aspects of a mobile home community, including management responsiveness and property upkeep, is paramount. Our goal is to present a factual and informative description of Briarwood Mobile Home Community, drawing directly from the provided information, to help you make an informed decision regarding your housing options in Missouri. It is crucial to consider all aspects of a community before making a long-term commitment.
The location of Briarwood Mobile Home Community is a key factor for its residents. It is situated at 4950 W Farm Rd 156, Brookline, MO 65619, USA. This address places it within Brookline, a community in Greene County, Missouri, offering a rural or semi-rural setting that can appeal to those seeking a quieter lifestyle away from the immediate hustle and bustle of larger cities. Brookline itself offers a local, community-focused environment, while still maintaining connectivity to broader services.
Accessibility from 4950 W Farm Rd 156 provides residents with routes to various points of interest in the surrounding areas. While specific public transit options directly serving the park may be limited due to its rural nature, its location means residents typically rely on personal vehicles for transportation. However, being situated near major county roads or state highways allows for relatively easy access to nearby towns and cities. Notably, the city of Springfield, MO, a major economic hub in Southwest Missouri, is typically a short drive away. Springfield offers a comprehensive range of amenities including extensive shopping centers, diverse dining options, major healthcare facilities (like CoxHealth and Mercy Hospital Springfield), educational institutions, and various employment opportunities. The location offers a balance between quiet community living and the conveniences of a nearby city.
Based on the provided customer reviews, there is a strong indication of significant challenges regarding management responsiveness and property maintenance at Briarwood Mobile Home Community. While a typical mobile home park aims to provide various services, the information suggests these services may not be consistently delivered or managed effectively. Based on general expectations for mobile home parks, and the specifics from the reviews, here's an overview of services that are usually offered or are expected, alongside insights into their perceived performance at this location:
- Lot Rentals: The fundamental service, providing residents with a leased space for their mobile homes. This is presumably offered, as residents are paying "lot rent every month."
- Maintenance & Upkeep: Mobile home parks are typically responsible for maintaining common areas, infrastructure, and addressing issues related to park safety, such as tree hazards. However, reviews explicitly state "THE WORST MANAGEMENT THE PARK HAS EVER HAD" regarding tree cutting, with "large branches that fall from this tree" causing "damaged my house." This indicates a severe shortfall in this area.
- Security & Safety: Management is typically expected to ensure a safe living environment for tenants. Reviews, however, highlight serious concerns: "Our mobile has been broken into, squatted in, trash carts stolen, property stolen, property damaged, and no one is ever there. I have called every number given and no one ever answers." This points to a significant lack of security and management presence.
- Utilities Management: While specific details on utility billing (e.g., water, sewer) are not provided, it's mentioned that residents are "pay the lot rent every month including for water that I do not use," suggesting utilities are part of the billing, but potentially without corresponding service or value if the home is uninhabitable or unsecure.
- Tenant Relations: Responsive and fair management is key to tenant satisfaction. Reviews suggest a lack of responsiveness ("no one ever answers") and potential issues with "the type of people they have allowed to move in with no security or management present."
It is critical for prospective residents to understand that the information available suggests significant challenges in the delivery and execution of these services at Briarwood Mobile Home Community.
Based on the provided customer reviews, the features and highlights of Briarwood Mobile Home Community primarily revolve around significant concerns rather than positive amenities. It is important to present these factually as they are shared by current or past residents.
- Management Issues: A predominant highlight, albeit negative, is "THE WORST MANAGEMENT THE PARK HAS EVER HAD." Issues include unresponsiveness ("no one is ever there," "no one ever answers" calls), alleged negligence regarding property safety (refusal to cut "healthy trees" leading to property damage from falling branches), and a perceived lack of concern for tenant well-being.
- Safety and Security Concerns: Reviews highlight severe issues such as "mobile has been broken into, squatted in, trash carts stolen, property stolen, property damaged." The lack of "security or management present" contributes to these concerns, making it "a dangerous place."
- Property Condition: The park is described as a "landfill of a place," with reports of homes being "so damaged" due to lack of security and management. Instances of "substandard units" and damage from falling trees are explicitly mentioned.
- Police Awareness: A critical highlight is that "Even the police know of the place so well because of yhe type of people they have allowed to move in with no secuirity or management present," suggesting ongoing legal or behavioral issues within the community.
- Challenges for Homeowners: For those attempting to upgrade or maintain their mobile homes, the lack of management presence and security appears to render such efforts futile, leading to homes being "damaged" to the point of needing to be "scrapped."
- Location in Brookline: While not a feature of the park itself, its physical location in Brookline, MO, might appeal to those seeking a specific geographic area or affordability.
- Affordable Lot Rent (Potential): While the overall value is questioned, the payment of "lot rent every month" implies it is an ongoing cost factor for residents.
These points are directly drawn from customer feedback and paint a picture of significant operational challenges within Briarwood Mobile Home Community.

Based on the provided information, Briarwood Mobile Home Community presents significant challenges that prospective residents in the Missouri region, particularly those in and around Brookline, should be aware of. While mobile home parks often appeal due to affordability, the severe concerns raised in resident reviews about "THE WORST MANAGEMENT," lack of safety, property damage, and unresponsiveness are critical factors that directly impact suitability.
The core issues of neglect regarding tree maintenance leading to property damage, frequent break-ins, squatting, and theft, coupled with a reported absence of management presence and communication, create an environment that residents describe as "dangerous" and a "landfill of a place." Even the involvement of local police due to "the type of people they have allowed to move in with no security or management present" indicates a community struggling with fundamental safety and livability. For locals seeking a stable, secure, and well-managed home environment, the current public information strongly suggests that Briarwood Mobile Home Community, as described by its residents, may not be a suitable choice. While its location in Brookline offers proximity to Springfield, the reported internal conditions appear to outweigh any geographical convenience. It is paramount for anyone considering this park to fully investigate these serious concerns and ensure that their safety and property can be adequately protected.

Briarwood Mobile Home Community Reviews
THE WORST MANAGEMENT THE PARK HAS EVER HAD. I have been arguing for a long time to have the trees around my house cut down because it has damaged my house due to the large branches that fall from this tree. It doesn't have to be bad weather for them to fall. My deck is under one of these trees and many times large branches have fallen while I am entering the house. I let the manager know this but she keeps saying she will not cut down "healthy trees." I am very scared being surrounded by so many trees. A tree fell on top of a trailer and this was thanks to the poor management of this park. I do not recommend this place at all. My trailer was damaged thanks to poor management also because I told them many times that branches were falling from this place and they did not listen to me. Thank God we were neither entering nor leaving our house. I am scared simply entering my house because of this tree since I have a newborn baby. HORRIBLE MANAGEMENT
May 19, 2025 · Hannah BelloMy parents mobile has been sitting at briarwood village for years we were assured there was a presence there and it would be safe on their property while we work to upgrade it. Long time ago management was amazing and was on property every days maintaing property and tenant behavior. In the last 6 months our mobile has been broken into, squatted in, trash carts stolen, property stolen, property damaged, and no one is ever there. I have called every number given and no one ever answers. I pay the lot rent every month including for water that I do not use because we have been trying to fix up the mobile and upgrade it. With the new tenants that have moved in and no management on property it has become a dangerous place and landfill of a place. Even the police know of the place so well because of yhe type of people they have allowed to move in with no secuirity or management present. The mobile has been so damaged I will have to scrap it now because I don't have the time to fix all the damage that has been done.

Feb 11, 2025 · Martina JimenezThe new management team is very accessible. When I have a problem they get to it as soon as possible. When it's fixed it stays fixed.
