This article aims to provide a clear, engaging, and informative overview of Bookwalter Woods Manufactured Home Community, drawing upon its stated features and available public feedback, to help prospective residents in Illinois make informed decisions about their housing needs.
The perception and reality of manufactured home living have evolved significantly over the years. Modern manufactured homes are constructed to rigorous federal standards, offering comfortable, well-designed living spaces that can appeal to a diverse range of residents, from first-time homebuyers to active seniors. These communities typically operate on a model where residents own their home but lease the land it occupies, a structure that can help to reduce overall housing costs and lower financial barriers to homeownership. For those in Illinois seeking a stable, independent living environment without the full financial burden of a traditional property purchase, a manufactured home park like Bookwalter Woods could be a consideration.
It is important for potential residents to be aware of the varying experiences within any community. While Bookwalter Woods is described as a "quiet" community by a resident, and the managing company, Santefort Neighborhoods, promotes features like "professional on-site management with 24-hour emergency maintenance," some recent reviews from current residents highlight specific concerns. These include issues with uneven lots, concrete needing repair, and particularly, concerns about water quality described as "black and smells so awful," along with perceived unresponsiveness from management regarding these issues. These points of feedback are crucial for prospective residents to consider, as they provide a direct insight into the daily living experience within the community.

The park's address makes it an integral part of the Gardner community, providing residents with local convenience.
The accessibility of Bookwalter Woods is a significant advantage for Illinois residents. It is located "just south of Joliet," providing "easy access to Interstate 55 and the greater Chicago area." This connectivity is beneficial for those commuting for work, education, or leisure, as it positions the community within reasonable driving distance of major employment centers and urban amenities. The park is also conveniently located "just down the street from the Grundy County Speedway, Walmart, Menards, and Big R," ensuring that daily necessities and shopping options are readily available without extensive travel. For outdoor enthusiasts, the location offers prime access to natural attractions such as the Mazonia-Braidwood State Fish and Wildlife Area and the Midewin National Tallgrass Prairie in Wilmington, which is the first of its kind in the United States. Bookwalter Woods Manufactured Home Community Reviews

Besides all that everything else is good
Feb 05, 2025 · ZachC-90I’m disappointed that I even need to make this review. I’ve lived on and off in this park since I was in middle school. The water quality is awful. I have gone to the front office on two separate occasions to discuss why our water is black and smells so awful. I’m told they are flushing the system 3 times a week because there is too much chlorine. Nobody from management will respond with a clear answer as to what the solution will be. I’m told to flush all the faucets for 20-30 minutes but that will cost me for the water bill, not them. I would be happy to change my review if a solution is met but this is unacceptable.
Jun 11, 2024 · Joe KaraliunasTrue to form, these imbeciles are using a water meter billing company known for shady practices, BBB complaints & lawsuits. Good going. The water isn't even potable. It's gray.
Oct 31, 2023 · IsabellaOddly located slightly to the Northeast of Gardner (in between Gardner, Braceville and Braidwood). Overall it looks like a quite well planned neighborhood with a country atmosphere and the preview photos on the website shows decent sized rooms and great washer/dryer hook ups. Worth me visiting the site and finding out how I can use section 8 voucher program towards the rent payment upon a physical check?
Sep 24, 2021 · Anthony DiDomenicoI’ve lived here now for 4 years with no issues at all.Management is super friendly and helpful anytime I’ve had any kind of issue they take care of it in a professional and timely manner. Rent is fair and neighbors are decent. All and all a great little park to live in.
