Where do I start?? When I first moved over there it was run down, but peaceful!! I lived there for 3 years. When new management bought Paula & Jack out the place went to hell. The new management went in & fixed some stuff, but not everything. Rent went up! My neighbors that stayed maybe two months were told that pest control was the tenant's responsibility. The trailer they lived in already had roaches & the roaches had to be knocked off her young children (the tenant told me & another tenant before she moved out). James & Amanda appear to be nice, but will switch up on you. They will try to befriend you & told one of my kids that your personal business is their business. My business is my business!! I stopped paying rent & began to prepare to move out when I could not afford to stay there. When I started making preparations to move a month ago, he started having tantrums & harassing me. He also made a racial comment to me & I still have the text in my phone "the mask comes off when you people don't get your way". I asked him what he meant by "you people" & he never responded. He went in unannounced to my trailer & did an unannounced fire inspection on another trailer. He snatched the air conditioners out of mine without notice. The other family recorded him doing a "surprise fire inspection". He still had me served with a court order for eviction. I moved out before court, but he texted me asking why I did not show up for court & when I was moving out. Yet he could walk in there & snatch air conditioners while I was at work. That was a cowardly move!!! He even had the owners call me & argue with me after I asked why he pulled the a/c that was in there when I moved in. From hidden cameras to your every move being watched when they are on property. They will seem like your best friends, but don't trust it!! They will talk about you to all the other tenants!! They talked about others to me & some tenants told me other things that were said about tenants. If they do not like you, they will look for a reason to evict you!!! So with that being said, DO NOT PUT YOURSELF THRU ALL THAT. RUN AS FAST AS YOU CAN IN THE OTHER DIRECTION!! I AM FREE FROM THAT MESS!!*****UPDATE: HE TEXT ME AFTER GOING IN THE VACANT TRAILER. I WAS ACCUSED OF TRASHING THE TRAILER. I WAS TOLD I WAS A PETTY PERSON & THAT HE HOPES KARMA CATCHES UP WITH ME. THIS COMES AFTER I CUT TIES WITH THAT PLACE. WHY CONTINUE TO HARASS PEOPLE THAT NO LONGER RESIDES THERE. VERY UNPROFESSIONAL & UNSTABLE!!! RECONSIDER WHEN MOVING THERE. NOT WORTH THE STRESS!!!!!***** - Connie Rivers

Understanding the dynamics of such communities is key to a successful residency. This article will delve into the aspects of Bolivar Oaks Mobile Home Park, including its location, the general services typically found in mobile home parks, and reported features, offering a factual perspective for those considering a move to Bolivar.

Introduction / Overview

Bolivar Oaks Mobile Home Park is located at 810 Penny Ln, Bolivar, TN 38008, USA. It is described as a "Family Friendly Mobile Home Park" that provides both rental and purchasing options for mobile homes. Public information suggests the park has an on-site manager and on-site maintenance, indicating a level of direct oversight for residents. While a Zillow listing states that "This home as well as a few other homes are available for move in. Bolivar Oaks Mobile Home Park is a well established Family Community," recent detailed customer reviews offer a different perspective on the management and living conditions following a change in ownership.

According to comprehensive customer feedback from residents who lived there for multiple years, the park experienced significant changes after new management took over from "Paula & Jack." These reviews highlight concerns regarding increased rent, unresolved pest issues (with pest control being deemed the tenant's responsibility even when issues pre-existed), and a challenging relationship with the new management. Reports describe incidents of alleged harassment, unannounced entries into trailers, removal of property without notice (such as air conditioners), and alleged racial comments made by management. Former tenants also claim that management would "befriend" residents but then engage in gossiping about them with other tenants and seek reasons for eviction if they were disliked. These detailed accounts suggest a significant shift in the park's atmosphere and management practices since the ownership change.

For context, Bolivar, TN, has a population of approximately 5,136 as of 2023. The demographics of Bolivar in 2023 show that there were 2.57 times more Black or African American (Non-Hispanic) residents (3,460 people) than any other race or ethnicity. Bolivar is the county seat and offers a small-town atmosphere. The park's location provides residents with access to local amenities within Bolivar, which typically include grocery stores, local shops, and essential services.

For more extensive shopping, dining, and healthcare facilities, residents would likely travel to larger nearby cities. The park is situated close to a highway, which can make for relatively easy access for vehicles. However, some reviews indicate that while there might be gas stations and quick grab restaurants in the vicinity, comprehensive shopping options might require a 20-25 minute drive. The proximity to the highway is also noted to contribute to noise, particularly from trucks, which is a factor to consider for those seeking a very quiet environment.

  • Lot Rentals: The primary service is the rental of land lots where residents can place their mobile homes.
  • Mobile Home Rentals: The park reportedly offers "nice trailer's for rent," providing an option for individuals who do not own a mobile home but are seeking a rental unit within the community.
  • Utility Hookups: Essential utility connections are typically provided at each lot, including water, sewer, and electrical hookups. Residents are usually responsible for their own utility bills.
  • On-Site Management & Maintenance: Public listings indicate the presence of an on-site manager and maintenance, suggesting a direct point of contact for residents regarding park-related issues. However, specific customer reviews contradict positive aspects of management responsiveness and behavior.
  • Grass Mowing: One review mentioned that the grass was mowed weekly, suggesting regular upkeep of common areas and individual lots (though this could be a tenant's responsibility in some cases).

Conclusion: Why this place is suitable for locals

For Kentuckians considering a move to a mobile home park in West Tennessee, Bolivar Oaks Mobile Home Park in Bolivar, TN, presents a complex picture. Based on the provided detailed customer reviews, there are significant concerns regarding management practices and the overall living experience under the current ownership, despite some physical attributes of the park.

From a purely logistical standpoint, the park's location in Bolivar, TN, could be seen as suitable for Kentuckians looking for affordable housing options across the state line, particularly if working in the West Tennessee region. Bolivar offers a smaller-town atmosphere, which some individuals and families may prefer over larger cities, and it provides essential local services. The presence of ample lot size and yard space, along with pet-friendly amenities like a dog park, are physical features that could be appealing to those with pets seeking outdoor space.

However, the highly critical and detailed reviews from former tenants raise serious red flags that prospective residents, especially locals from Kentucky, must carefully consider. Allegations of unprofessional management behavior, including unannounced entries, harassment, racial comments, and a perceived disregard for tenant rights, paint a concerning picture. The reported issues with rent increases, pest control responsibilities, and a hostile environment described by multiple former residents suggest that the "friendly" aspect implied by the park's name may not be consistently maintained under current management.

While the park may offer mobile home rentals and the convenience of full hookups, the reported experiences of harassment and distrust with management are critical factors that could significantly impact a resident's quality of life. For Kentuckians seeking a stable, respectful, and genuinely peaceful living environment, it is imperative to thoroughly investigate these claims, perhaps by speaking with current residents if possible, and to carefully review any lease agreements before committing. The affordability of mobile home living must be weighed against the potential for a stressful and unsupportive living situation. The provided negative accounts strongly suggest that potential residents should exercise extreme caution and reconsider if the park's reported management practices align with their expectations for a community home.
