In conclusion, Blue Sky Estates in Clarksville, Tennessee, presents a mixed and complex picture for locals considering mobile home living, particularly through a lease-to-own program. The park's advertised features, such as its centralized location in Clarksville, online applications, on-site management, large lots, and neighborhood watch/video security, aim to present an attractive living option for those seeking an affordable path to homeownership in the Volunteer State, especially for those with "bad credit" and "no application fee."
However, directly contrasted with these advertised features are significant and serious concerns raised by former residents. These accounts detail pervasive issues with the condition of lease-to-own trailers, describing them as "fixer-uppers" needing "WAY more work than was stated," with problems including non-functioning outlets, leaking roofs, broken appliances (refrigerators, water heaters), and structural damage like holes in floors and walls, and broken windows. The financial implications for residents attempting to repair these homes appear substantial, leading to a sentiment that one would "sink all of your money into something worth nothing."
Beyond property condition, residents also reported significant operational and management issues. These include inconsistent grass mowing ("about once a month"), constant and unannounced water shut-offs for pipe work, and severe problems with the sewer system frequently backing up. Alarmingly, there are serious allegations regarding landlord conduct, including dishonesty with humane services concerning a pet, threats of eviction based on false claims, and neglect of property damage (busted pipes left spraying water). The sentiment expressed is a strong "I would not advise anyone to live here!" despite the initial "cheap" cost, urging potential residents to pay "extra each month for a liveable house."
For Tennessee locals, the decision to consider Blue Sky Estates requires careful and thorough investigation. While the concept of a lease-to-own option for those with credit challenges is appealing, the detailed negative experiences of past residents regarding the condition of the homes, maintenance, and management conduct are critical factors. Prospective residents are strongly advised to meticulously inspect any unit before signing agreements, fully understand all terms and responsibilities, and ideally seek independent counsel. It is essential to weigh the advertised benefits against the significant reported challenges to determine if Blue Sky Estates aligns with your expectations for a safe, well-maintained, and problem-free home in Clarksville.

Blue Sky Estates Reviews
I lived here for 5 years renting to own my trailer. As soon as I paid it off lot rent was raised by $75 the trailer was a fixer upper and needed WAY more work than was stated. Most of the outlets didn't work. Roof was leaking and getting worse. Refrigerator didn't get cold. Hot water heater didn't work and kept breaking. Fixed it twice and replaced it once. Still doesn't work. They only mow your grass about once a month. Sometimes even longer. They shut water off to work on the pipes CONSTANTLY and do not give you any warning. The landlord called humane services and LIED TO THEM just hoping they would take my dog for some reason! He said dog was trapped outside in a fence with no food and water when he clearly had both and is over weight. I was home at the time and could have helped the dog if he was actually concerned. He then told me I wasn't allowed to have the dog as per my lease but that was not true and I kept him for 2 years while this guy threatened to have me evicted. All lies. I signed. My lease with someone else and had already had the dog 3 years when he decided he was upset about it. Landlord also busted pipes behind my house that were spraying the back of the house. He left them that way and said nothing! I got home to no water pressure and had to fix the pipe with what I had. There is something wrong with their sewer system. It is always backing up and they're constantly working on it. For some reason the landlord seems to be living/ sleeping at the office at night. I would not advise anyone to live here! It is "cheap" compared to some places but do yourself a favor and pay $50-$100 extra each month for a liveable house! I am actually paying less now per month and have everything I need. Everything works and no roof leaks! Landlord is great and actually helpful here!
Apr 21, 2024 · Alison SpannThe manager Fred was a very nice man and very friendly. That being said all the homes I looked at needed torn down. A seven year lease to own a trailer that needs completely gutted and rebuilt? This company is crazy! They didn't have a trailer I would give them 500.00 for let alone pay a seven year term to own. The trailers all had major repair work that needs done and they are older trailers that are not worth putting that kind of money into. They had holes in the floors(of course no carpet or lanolium) no cabinets, the walls were broken and had holes, the windows were old and some looked to leak pretty bad...some were broken out completely with boards covering them and the trailers smelled like mildew, pee and rot. The best one I looked at would probably take 15 grand to make decent...you can buy a decent used trailer at auction for less. Even if you are desperate don't buy one of their trailers. You will sink all of your money into something worth nothing but the price of the scrap metal it contains.
Oct 14, 2021 · Doodlebugs GirlI don’t recommend anyone deals with this company. They didn’t keep any promises about furnishing the trailer with a fridge, safe steps or fixing the heat. We had paid for the whole month and started moving our stuff out in the middle of the month. We came back the next day to get the rest and the manager (Jersey) had already had his employees break the locks and throw away the rest of our stuff including our baby’s clothes, medicine and other important items without even calling us to see if we were out. They are also never at the office and it is nearly impossible to get a hold of them.Don’t let the website fool you— the trailers are nearly unlivable. Ours didn’t even have a floor. They had painted the subfloor slats to (unsuccessfully) try to eliminate the smell of cat urine. The wiring was done incorrectly and dangerously: half of the plugs were burned or sparked when you plugged something into them. The back bedroom developed such a bad mold problem due to a lack of ventilation that spores coated everything after two weeks and we had to move our bed into the living room in order to breathe. During our time there we had to fix a major water line break and multiple faucets. There is definitely a reason that the lease says that you are responsible for all repairs. Save yourself some trouble and don’t rent from this dishonest company.
May 19, 2020 · Jessica LeniskiI lived there for over four and a half years and I am gonna tell you the man who owns the place is a wonderful person you can't ask for any better he helped me and my family out countless times!! I lost my job do to a car wreck and he put me to work for a long while!! He is the only reason why that place is still standing... I was working for him at the time he did a whole face lift on the whole place and he spent a lot of money "as he says beautifying the place" he did a lot of the work him self... So don't be so fast to put that place down.. he worked his finger's to the bone on that place... You can't expect one man to spend all his hard earned money to make a place look beautiful for your eyes if the communities not going to help out... How are you going to complain when most of you are part of the problem anyway!! To the owner of the parks thank you so much for all your help!!!!
Apr 06, 2023 · Christopher MilliganWent to see about their available trailers 4 different times the first 2 times I arrived around 10:30-11AM without calling first and the office was closed with the open hours sign saying they are supposed to be open then I attempted to give them a call to set up a good time and for a whole day I got no answer then the next day finally I get an answer I speak with a gentleman with the name Jersey.. Seemed nice at first but not at all knowledgeable on what is and what is not available for renting. Sets up a meet and greet time for the next afternoon I arrive 5 mins early and again the office is locked and closed and no one to be found... What a headache!
