Blue Mounds Mobile Home Community provides core services typical of a manufactured home park, aimed at facilitating a comfortable and managed living environment for its residents. While some resident feedback points to ongoing improvements, the fundamental services are in place to support the community.
- Manufactured Home Lots for Rent: The primary service provided is the leasing of individual lots where residents can place their manufactured homes. This offers an affordable land-lease arrangement for homeownership.
- Homes for Sale: The community frequently has new and pre-owned manufactured homes available for purchase. These homes can offer various layouts, including 2-bedroom/2-bathroom and 3-bedroom/2-bathroom options, often featuring modern amenities like full kitchen appliance packages and washer/dryer hookups.
- On-Site Management: There is management in place overseeing the community. While current reviews suggest some challenges in working with the ownership/management, their presence is dedicated to the operation of the park, including lease management and general oversight.
- Utility Hookups: Each lot is equipped with essential utility hookups, including connections for water, sewer, and electric services, ensuring homes are fully functional.
- Pet-Friendly Policy: Blue Mounds Mobile Home Community is a pet-friendly environment. Residents are allowed to have pets, with specific guidelines such as a maximum of two pets per home and a weight limit of 40 lbs per pet. There is also a monthly pet fee ($35 per pet) and a security deposit per pet ($200 per pet). This allows residents to enjoy their homes with their beloved animals.
- Off-Street Parking: Residents typically have designated off-street parking for their vehicles at their individual home sites.
- Community Maintenance: Like all manufactured home communities, there is an expectation of common area maintenance, though resident feedback indicates this is an area of current focus for improvement (e.g., tree trimming, pathway clearing). Residents are also expected to maintain their own yards to contribute to the overall aesthetics of the park.
- Financing Assistance: For those looking to purchase a home within the community, financing options are often available through third-party lenders, such as GreenState Credit Union, typically with a down payment requirement (e.g., 10%). Creative financing options may also be considered for those with verifiable income and good landlord references, even with imperfect credit.
Blue Mounds Mobile Home Community, despite some resident concerns about management and maintenance, possesses several key features and highlights that contribute to its appeal as a residential option in Wisconsin.
- Beautiful Natural Setting: The community is located in a "beautiful area to live in," nestled within the scenic Driftless Area of Wisconsin. This offers residents stunning views, rolling landscapes, and a tranquil environment.
- Proximity to State Parks and Natural Attractions: A significant highlight is its direct proximity to major natural landmarks. Blue Mounds State Park is just minutes away, offering hiking trails, a observation tower with views to Madison, and outdoor recreation. Cave of the Mounds, a National Natural Landmark, is also very close by, providing a unique geological attraction. This makes it an ideal spot for nature lovers and outdoor enthusiasts.
- Quiet Environment: The community is described as "very quiet," contributing to a peaceful and relaxed living experience. This is a considerable advantage for those seeking a serene home life away from urban noise.
- Affordable Homeownership Potential: The availability of manufactured homes offers a more affordable path to homeownership compared to traditional stick-built houses in Dane County. The park's consideration of creative financing options aims to make this accessible to a broader range of residents.
- Pet-Friendly Community: With a clear pet policy, including a maximum of two pets (up to 40 lbs each) per home, the community welcomes furry family members, which is a vital feature for many prospective residents.
- Mount Horeb School District: The community is situated within the highly regarded Mount Horeb Area School District, a significant benefit for families with school-aged children, ensuring access to quality education.
- Convenient Location for Commuters: Despite its quiet setting, the community is a short 25-minute drive from Madison, providing residents with easy access to employment centers, shopping, dining, and cultural events.
- Community Amenities (Potential/Expected): While resident reviews indicate areas for improvement, a professionally managed community typically strives to offer maintained roads, common areas, and utility services, which are foundational features.
While specific, time-limited "promotions" were not explicitly detailed in the provided review, mobile home communities often offer various incentives to attract new residents and facilitate the home buying process. Based on general practices within the industry and common listings, potential offers might include:
- Flexible Financing Options: The community indicates a willingness to consider "creative financing" for homes, even for those with imperfect credit. This suggests an openness to working with potential buyers who have solid verifiable income, very good landlord references, limited debt, and no recent evictions. This is a significant "special offer" in itself, making homeownership more attainable.
- Accessible Down Payment Requirements: Financing options, such as those through GreenState Credit Union, may require a relatively modest down payment (e.g., approximately 10% of the home's value, which could be around $7,500 based on some listings for manufactured homes). This reduces the upfront financial barrier.
- Rent-to-Own Programs: While not explicitly stated, many manufactured home communities offer rent-to-own programs, which can allow residents to move in and pay rent with a portion of that payment contributing towards a future purchase. Prospective residents should inquire directly about such possibilities.
- Potential Move-In Incentives: Occasionally, communities might offer incentives such as reduced security deposits, a period of free lot rent upon purchase, or assistance with moving costs. It's always advisable to ask the management about any current or upcoming specials.
For the most accurate and up-to-date information on any promotions, special offers, or financing assistance available at Blue Mounds Mobile Home Community, prospective residents are strongly encouraged to contact the park directly. Blue Mounds Mobile Home Community Reviews
There is a dead tree next to my place. It has been dead for at least 3 years and now bark is coming off in strips. Also looks like there is a fungus or something growing on it. I have not been given an adequate answer when I ask when it is going to be taken down,. I think this should also be considered when we are asked to clean things up and make the park look nice,
Apr 23, 2025 · Sue AppellIt’s a beautiful area to live in, however current owners/management is a struggle to work with. My thoughts, the company that owns the land is treating use like a HOA. Lease is 45+ pages long with additional protection to the owners and manager. They are requiring us to provide proof of insurance along with basically a waiver removing them from all liability. Lot rent has soared in the last 3 years with little to no improvements. Sad, just sad. Used to be easy and pleasant to live here.
Oct 29, 2024 · Louise OlsonBlue Mounds Mobile Home Park is very quiet, neat and a friendly place to live, not to mention the proximity to Madison and so many fun outdoor activities! Brenda the Park Manager here is absolutely amazing, very professional and caring! Cannot go wrong moving here.
Aug 27, 2020 · Nick ZieglerI live here and I enjoy living here in this community. The neighbors here are great! But the management here leaves more to be desired seriously. Everytime I call to speak to someone I pray it isn't Karen. She doesn't know how to talk to people with respect and dignity. We live here not her and she wouldn't have a job with out the tenants who reside here. It is disheartening when a management company treat you like just a dollar sign. I treat every place I rent as if it is my own. Karen makes me regret calling this place home!!I have a beautiful home but no sidewalk. We were given multiple different dates of when it would be completed. Now all she says in a rude tone everytime is "When I have a date I will contact you!" Like why can't you be honest with us. Even all our neighbors keep asking when we will have stairs. They even say how slow this company is when it comes to fix things. I don't want it to be winter and I have no way to get into my home. I have pictures of the front and back of the house. This is ridiculous and I think this company needs to do better. I feel like I have a beautiful home with no way in unless I hike up and down a hill every day. I wish someone other than Karen can tell me when I will get my steps completed!!
Sep 11, 2024 · Kyla DurrMy husband and I have lived in the park(31 yrs for him 23 yrs me) for a long time we loved living there. We just recently moved from the park to be closer to family. Great place to meet wonderful neighbors and make some really good friends. Karen Z is really wonderful to work with if you have any problems or questions. John is the maintenance man to go to if you need anything fixed. I would recommend living there. Thank you to the park for all the yrs we spent there making and meeting new friends.Tim and Tabby Steele
