### Location and Accessibility
Black Canyon Estates enjoys an excellent, highly accessible location right off a major regional highway, making it easy to find and navigate to, a crucial factor for both long-term residents and transient RV guests. The address is 69905 US-50, Montrose, CO 81401, USA. Positioned directly on US-50, which is a main thoroughfare through Montrose, the park benefits from a balance of easy highway access for travel and a location that is still close enough to the essential services and amenities of the Montrose city center. Being on US-50 ensures straightforward connectivity to the Black Canyon of the Gunnison National Park, a must-see Colorado landmark, as well as routes heading east and west across the state.
For residents, this location translates into convenient commutes and quick access to local shopping, dining, medical facilities, and schools within Montrose. The proximity to these urban conveniences, combined with the quick escape routes to the mountains, hiking trails, and rivers of Western Colorado, truly embodies the "live, work, play" mentality that draws many to the region. The blend of a central, highly visible location with access to local and natural attractions makes Black Canyon Estates a strategically sound choice. Accessibility, in the physical sense, is also a consideration for the park. While specific details on property-level accessibility features were not provided, being near a major highway with clear signage helps ensure easy arrival for all visitors and residents.
Furthermore, the Montrose area itself is a hub for exploring the San Juan Mountains and famous resort towns like Ouray, Telluride, and Silverton, all of which are easily reachable for day trips. This makes the park an ideal central location for anyone—from retirees and working families to seasonal travelers—who wants to utilize Montrose as their base camp for year-round Colorado adventures.

Previous challenges, as noted in historical reviews, have been reportedly resolved with a professional and fair approach to managing the community, leading to a much more peaceful and enjoyable place to live. This commitment to maintaining a positive, rule-abiding environment is perhaps the single most important factor for long-term residents seeking stability and respect.

For RV enthusiasts, this accessibility and proximity to nature's playgrounds are invaluable. For mobile home owners, it’s an opportunity for affordable, long-term living in a desirable Colorado region that is often prohibitively expensive.
Furthermore, choosing Black Canyon Estates means becoming part of the robust and friendly Montrose County community. The town offers all the necessary urban amenities—including hospitals, schools, and major retail—without the overwhelming size and traffic of Colorado’s Front Range cities. It provides a true sense of community, and with the renewed management focus, that sense of community is now reflected inside the park as well. The park offers a practical, value-oriented solution for housing, whether you are looking for a permanent home or a temporary stopover for your recreational vehicle, making it a well-rounded and now highly recommended option in the competitive Colorado market. It is a place where new leadership is clearly dedicated to making it a great place to live and visit, making a call to the office a worthwhile next step in your housing or travel plans.

Black Canyon Estates Reviews
Sitting here hoping I don’t get a chemical burn from hair removal cream because they shut the water off without notice! They hastily posted a note on the street’s stop sign (illegal to cover a stop sign with anything) AFTER they shut it off. The sign was NOT posted at 9:15 AM when I left for a dentist appointment nor was it there upon my return (it was rainy at both times but there’s no water damage to the paper indicating it hadn’t been up more than half an hour). That gives them SEVERAL HOURS to comply with STATE TENANT LAWS and inform residents of a water shut off. This is not the first time they have done this and I’m sure it won’t be the last. It happens at least once a month..
September 14 · Tawny LeeI originally gave this mobile home park a one star. I am updating my review since the park has gotten new management and it is a great place to live now! I've lived here for about 4yrs and it used to be absolutely unbareable with the previous management. They would constantly harass you, try to claim they never got your rent and that you still owed them money, and give you violations for LITERALLY nothing! Once they fired them and new management took over, I'm glad our family stuck it out and can now enjoy a peaceful community!
March 11 · AutumnThey raise your rent all the time and don’t put any money into it to make it look nicer. The main road has been redone and it’s nice but the other ones have huge holes and are super bumpy u have to drive with caution. The park is gross and weeds galore! Very expensive for how far out and ugly it is! Wish I could move but housing in montrose is pretty bad right now! They go through different managers all the time!!
July 29 · Chelina GarciaAka (Jesus Trailer park) don't ask me why but that's what people know it as. A decent place to live. Has a playground for kids and 3 sets of speed bumps around it to help aid in the safety of the kids playing
June 06 · Spooky GhoulGood place for mobile home or rv.
