This overview will equip you with essential information about Birchwood Terrace, allowing you to make an informed decision as you explore your housing options in Minnesota.
Birchwood Terrace is situated at 6522 E Viking Blvd, Wyoming, MN 55092, USA. This address places it in the city of Wyoming, a welcoming community in Chisago County, positioned just north of the bustling Twin Cities metropolitan area. For Minnesotans, this location offers a desirable blend of tranquil, suburban living with convenient access to a wide array of amenities.
Wyoming provides a more relaxed pace of life compared to the denser urban core, appealing to those who prefer a quieter environment. Despite its suburban setting, Birchwood Terrace benefits from good accessibility to essential services. Residents can find local grocery stores, pharmacies, and various retail options in Wyoming and neighboring communities like Forest Lake and Stacy.
Major transportation routes are also within reasonable reach, facilitating travel for residents. East Viking Boulevard connects to other local roads, and access to Interstate 35, a primary north-south artery through Minnesota, is relatively straightforward. This allows for convenient commutes to employment centers in Minneapolis and St. Paul, as well as access to regional attractions, healthcare facilities, and educational institutions. While the reliance on personal vehicles is common in this area, the overall location offers a good balance of peaceful living with practical connectivity to the broader Minnesota landscape.
Manufactured home communities typically provide a core set of services focused on managing the shared infrastructure and facilitating a living environment for their residents. Based on general practices of such communities, Birchwood Terrace is expected to offer the following, though resident experiences may vary:
Lot Rentals: The fundamental service is the rental of individual land lots where residents place their manufactured homes. This allows individuals to own their home structure while leasing the space it occupies, which typically includes access to common areas.
Community Management: A management presence is expected to oversee the park's operations, enforce community rules, and serve as a point of contact for resident concerns. However, multiple reviews highlight significant issues with management responsiveness, with residents stating they are "close to non existent" and "don't fix anything." This suggests challenges in accessing this service.
Infrastructure Maintenance: This includes the upkeep of common areas and internal roads within the park. Reviews consistently point to severe deficiencies in this area, specifically mentioning "5 foot potholes" and a "sinkhole" at a stop sign that remain unfixed, indicating a lack of consistent road maintenance.
Utility Connections: Manufactured homes typically have hookups for essential utilities such as electricity, water, and sewer. While not explicitly detailed, residents would manage their utility accounts. One review mentions a "fire Hazzard" electric problem that took "6 years" to fix, raising concerns about timely utility maintenance.
Waste Management: Like most residential communities, garbage collection services are generally provided for residents.
Rule Enforcement: All manufactured home communities have rules for residents to maintain the community's appearance and safety. While management is expected to enforce these, residents express frustration over the perceived lack of effective action on critical maintenance issues.
Pest Control: A resident review notes "The feral cat population is out of control!" indicating a need for management to address pest control issues, which is typically a community responsibility.
Despite the concerns raised by some residents, Birchwood Terrace, as a manufactured home community, may offer certain inherent features or characteristics that are generally attractive to those seeking this type of living:
Community Living Atmosphere: Several reviews mention "Great neighbors and people that live there," suggesting a positive internal social dynamic among residents themselves. This neighborly spirit can be a significant highlight, fostering a sense of camaraderie within the park.
Potential for Affordable Homeownership: Manufactured homes often represent a more accessible entry point into homeownership compared to traditional site-built homes in the broader Minnesota real estate market. This can be a key advantage for individuals and families looking for a more affordable way to own their living space, despite ongoing lot rent costs.
Suburban Location: The park's location in Wyoming provides a quieter, less dense environment than major urban centers. For those who prefer a suburban lifestyle with a bit more space, this can be a desirable feature.
Individual Home Space: Unlike apartment living, manufactured homes typically come with individual yards or lots, providing residents with outdoor space for personal use, gardening, or relaxation. This can be a significant draw for families and pet owners.
Pet-Friendly Policy: While one review mentions roaming cats, the community generally allows pets. This is a common and highly valued feature for many residents who wish to live with their animal companions.
Information on specific, ongoing promotions or special offers directly from Birchwood Terrace is not readily available in public data beyond general real estate listings that may feature homes for sale or rent within the community. Manufactured home parks and affiliated dealers often have promotions that can vary based on inventory, market conditions, and time of year.
For prospective residents in Minnesota, the most reliable way to learn about any current promotions would be to:
Contact the Park Directly: Inquire by phone about any current incentives for new home purchases, lot rentals, or move-in specials. They would have the most up-to-date information.
Check with Manufactured Home Dealers: Sometimes, promotions are offered by the manufactured home dealers who sell homes that are placed in the park. Connecting with local dealers who work with communities in the Wyoming area could provide insight into current deals.
Given the resident feedback regarding lot rent and perceived lack of amenities/maintenance for the cost, it is particularly important for prospective residents to gain absolute clarity on all financial obligations and what is explicitly included in the lot rent before making any commitments.

For some Minnesotans, Birchwood Terrace, located in Wyoming, can be considered a suitable housing option, primarily due to its potential for affordable homeownership and the inherent community spirit among its residents. Its location in a suburban area north of the Twin Cities offers a quieter lifestyle, which many individuals and families seek, providing a break from the denser urban environments while still allowing access to regional amenities via local roads and I-35.
The core appeal of manufactured home living often lies in its more accessible entry point into homeownership compared to traditional housing. This can be a significant factor for Minnesotans looking to build equity and establish a stable home without the higher financial burden of conventional real estate. The positive comments about the "Great neighbors and people that live there" highlight a valuable aspect of this community – a sense of belonging and mutual support among residents, which can contribute significantly to quality of life.
However, it is crucial for prospective residents in Minnesota to approach Birchwood Terrace with thorough due diligence. The consistent and serious concerns raised by current residents regarding "non existent" management, significant unaddressed potholes, delayed electrical repairs ("fire Hazzard"), and issues with tree maintenance and flooding are critical factors that must be investigated. Understanding the implications of high lot rent without visible improvements is essential. Prospective residents should inquire directly about current efforts to address these reported infrastructure and management issues, and seek clear commitments on timelines for repairs.
While the community offers the fundamental benefits of manufactured home living and a seemingly strong resident-to-resident network, the challenges with park maintenance and management responsiveness cannot be overlooked. For Minnesotans who are prepared to engage proactively with management and understand the existing conditions, and for whom the benefits of affordable homeownership and a friendly neighborhood outweigh the current maintenance concerns, Birchwood Terrace could still be a consideration. However, careful evaluation and direct verification of all claims and conditions are paramount.

Great neighbors and people that live there but the management is close to none existent. The don’t fix anything. They have 5 foot potholes in the park so you have to dodge the holes. That’s on both sides. At the stop sign there’s a hole that’s becoming a. Sink whole and they just leave it there. Get it together because it’s not safe for the kids or our cars.*7 months laterThey said they would be fixing the roads just “waiting for the right contractor ” we only got a couple months of summer left, what’s going on Leah?? As we pay for the lot rent it would be nice to see it go SOMEWHERE!

May 25, 2021 · Wesley FordI attempted to stop to talk to someone about the possibility of placing a new single wide mobile home on one of the available lots. The sign on the office door indicated there would be someone available on Fridays to answer questions, provide an application and I was hoping for a tour of the park. After stopping consecutively three Friday's in a row, noticing the walkway leading to the office entrance was snow covered and didn't appear to have been shoveled after several snowfalls, and the unsightly garbage cans that were overflowing near the mailboxes I concluded the management of the park was either non existent or simply uninterested in renting the spaces that were vacant and available. Because I needed to finalize the delivery details of my home I was forced to choose a location further from family, further from my place of employment, and less convenient overall.
