Writing this on 11/28/22. Was interested in a home and went to apply to the park. Not only do they not allow dogs but no motorcycles and more importantly NO FIREARMS. They will deny you or try to evict you since those are the many rules of the park that you sign saying you agree to. How do you deny someone their 2nd ammendment right??? To protect themselves and or family. What if it was a law enforcement officer? Are they not allowed to protect themselves in their own home? I get it you lease the land to people but come on we are in the year 2022. Things are not what they were 20 years ago. Carrying a gun for self defense is a necessity these days. Get with the times. - zombiesoldier

Services Offered

Mobile home parks, including Big O, typically operate on a lot lease model, where residents own their manufactured home but lease the land it sits on. This model often includes a range of services designed to support community living and maintain common areas. Based on typical mobile home park operations and public information available, the services offered at Big O Mobile Home Park likely include:

  • Lot Rental: Providing a designated space for manufactured homes, with specific dimensions and setbacks as per local zoning ordinances (e.g., Lower Macungie Township requirements for mobile home parks).
  • Utilities Included in Lot Rent (Commonly): It is typical for mobile home parks in Pennsylvania to include certain utilities in the monthly lot rent, such as water, sewer, and trash collection. This simplifies billing for residents.
  • Road Maintenance: The park management is typically responsible for maintaining the internal private roads within the community, including snow plowing of roadways during winter months.
  • Common Grounds Maintenance: Upkeep of shared areas, landscaping, and community facilities (if any) to ensure a neat and appealing environment.
  • Community Management: An on-site or readily available management team to oversee park operations, enforce rules and regulations, and address resident concerns.
  • On-Site Parking: Most homes in mobile home parks, including Big O, likely have designated paved driveways, with some potentially offering on-street parking in front of the home.

It is important for prospective residents to inquire directly with Big O Mobile Home Park management for a precise and up-to-date list of all services included in the lot rent and any additional fees.

Conclusion: Why Big O is Suitable for Locals

For many Pennsylvanians, particularly those in the Lehigh Valley region, Big O Mobile Home Park offers a unique and potentially suitable living arrangement. Its primary appeal lies in its "very quiet, very out the way" atmosphere, providing a much-desired sense of peace and seclusion for residents looking to escape the incessant noise and pace of more densely populated areas. This makes it an ideal environment for those who prioritize a calm home life.

The community's "all ages" policy ensures a diverse resident base, welcoming individuals and families at various stages of life. While some residents have expressed challenges with the strict enforcement of park rules, particularly regarding property maintenance deadlines and the "no dogs" and "no firearms" policies, these very rules contribute to the specific character and managed environment of the park. For individuals who align with these policies and appreciate a structured, well-maintained community, Big O could be an excellent fit. The explicit rules, while perhaps unconventional in certain aspects (like the firearm policy, which some residents question in light of Pennsylvania's Second Amendment rights and self-defense laws), aim to create a predictable and orderly living space. Potential residents should thoroughly review and understand all park rules before committing, ensuring a harmonious living experience.

Furthermore, Big O presents an often more affordable housing option compared to traditional homes in the competitive Lehigh Valley real estate market. This affordability, combined with the relative proximity to the conveniences of Macungie and the wider Allentown-Bethlehem area, strikes a balance between tranquil living and practical accessibility. For Pennsylvanians seeking a quiet, community-oriented lifestyle with clear guidelines, and an entry point into homeownership, Big O Mobile Home Park offers a distinct and viable option worthy of consideration, provided its specific community policies align with their personal preferences and needs.
