Bedford Hills

Management In the office have horrible attitudes. And they are extremely unprofessional. I lived here 3 months before they illegally evicted me and my veteran fiance. They charged over $250 in miscellaneous fees every month and had no answer as to what they were for. I rented a lot and put a camper on it and they intentionally cut off a piece of my camper while trying to illegally tow it before the police made them stop. Highly don't recommend this place to anybody. They've changed management like 7 times in the last 6 years and the long term residents here say it gets worse everytime. - Kaytlyn Bond

For many Michigan residents, finding a suitable and affordable place to live is a significant challenge. Manufactured home communities often present a more budget-friendly alternative to traditional housing. In Battle Creek, one such community that prospective residents might encounter is Bedford Hills. This article aims to provide a factual and informative overview of Bedford Hills, drawing upon publicly available information and candid feedback from residents to help you understand the experience of living here.

Manufactured home parks offer a distinct living arrangement where individuals often own their homes but lease the land beneath them. This model can provide a path to homeownership for many, but the quality of life within such a community is heavily dependent on factors like management practices, maintenance standards, and the overall community atmosphere. Our goal is to present a balanced perspective on Bedford Hills, allowing Michigan residents to weigh the various aspects as they consider their housing options in the Battle Creek area.

Introduction / Overview

Bedford Hills is a manufactured home community located in Battle Creek, Michigan. It offers lots for manufactured homes, aiming to provide an affordable housing solution for individuals and families. The community generally advertises itself as a place for "deluxe manufactured home living" with "new, or newly remodeled" homes and a commitment to working within residents' budgets. It also promotes amenities like a clubhouse and playscape, along with on-site customer service.

However, it's crucial for potential residents to be aware that the actual resident experiences at Bedford Hills, as reflected in various public reviews, present a highly concerning picture that diverges significantly from promotional descriptions. Recent feedback indicates serious issues with management's attitude, professionalism, and practices, including allegations of illegal eviction attempts and unexplained fees. Residents also report a significant lack of property maintenance, with yards described as "unkept" and "full of trash," and roads having severe potholes. There are also concerns about high management turnover, leading to a deteriorating living environment over time. This disparity between advertised ideals and reported realities makes a thorough investigation vital for anyone considering moving to Bedford Hills.

Location and Accessibility

Bedford Hills is located at 110 Bejac Cir Dr, Battle Creek, MI 49037, USA. This address places the community within the Battle Creek area, specifically in the 49037 ZIP code. Its proximity to major roads such as M-89/Michigan Ave., M-37/Bedford Rd., and I-94 makes getting around relatively easy for residents with vehicles.

The location offers access to various points of interest in Battle Creek. According to promotional materials, residents are a short drive from attractions like the Binder Park Zoo, Leila Arboretum, and Willard Beach and Park, providing options for recreation and outdoor activities. For shopping, dining, and other essential services, Battle Creek offers a wide array of options, though residents of Bedford Hills would likely need a car for most errands, as the area is considered "car-dependent" with limited walkability. Nearby establishments include Spanky's Sandwich & Ice Cream, and various other local businesses. While the community is in a quieter setting, its road access allows for reasonable commutes to different parts of Battle Creek and surrounding areas.

Services Offered

Based on the provided information, promotional materials for Bedford Hills generally outline a range of services aimed at providing a comfortable living environment. However, it is paramount to contextualize these with strong resident complaints regarding the actual delivery and quality of these services.

  • On-Site Customer Service: Promotional materials suggest on-site customer service to assist residents. However, resident reviews repeatedly state that "Management in the office have horrible attitudes" and are "extremely unprofessional," indicating a severe breakdown in customer service quality.

  • Lot Rentals and Home Sales: Bedford Hills offers residents the option to rent a lot for their manufactured home or to purchase a new or newly remodeled home within the community. There's also mention of a "rent-credit program" to facilitate home purchases.

  • Utilities Infrastructure: Homes are advertised with modern amenities like central air, full-size washer and dryer hookups, and fully applianced kitchens, implying the necessary utility connections are in place. However, reviews cite "over $250 in miscellaneous fees every month" with no clear explanation, which could relate to unclarified utility or service charges.

  • Property Maintenance: The park's promotional content suggests well-maintained grounds. However, direct resident feedback sharply contradicts this, describing yards that "hadn't been raked, mowed or cleaned of trash in at least years," with "Inches of leaves piled up with empty milk jugs and license plates underneath," and no "square foot of yard without a piece of trash." This indicates a severe lack of basic property maintenance and cleanliness.

  • Trash Pickup: Curbside trash pickup is listed as a community feature, which is a standard service in most manufactured home parks.

  • Online Services: Online services are mentioned, which typically include portals for rent payments or maintenance requests, though the effectiveness given other feedback is questionable.

  • Pet Policy: Bedford Hills is pet-friendly, allowing dogs and cats up to 35 lbs, with a $150 deposit and $10 monthly pet rent per pet (up to 2 pets per home). Certain breed restrictions apply.

Features / Highlights

While promotional materials for Bedford Hills highlight various appealing features, it is crucial to present these alongside the conflicting realities reported by residents.

  • Advertised "Safe, Secure and Beautiful Community": Promotional content describes Bedford Hills as a "safe, secure and beautiful community perfect for family living." This is a key selling point, but resident experiences contradict this, with claims of "illegal eviction" attempts and a general sense of mismanagement impacting security and well-being.

  • Clubhouse and Playscape: The park advertises a clubhouse (community room) and a playscape for community youth, intended to provide recreational spaces for residents. The functionality and maintenance of these amenities in light of other reviews are not explicitly detailed in the negative feedback.

  • Basketball Court: A basketball court is listed as an amenity, offering an outdoor recreational option for residents.

  • Enclosed Mail Center: An enclosed mail center provides a convenient and protected location for residents to receive their mail.

  • New or Newly Remodeled Homes: Bedford Hills advertises offering homes that are "new, or newly remodeled," suggesting modern and updated living spaces. This would be a significant advantage if consistently true and properly maintained post-move-in.

  • Open-Concept Living: Homes are described as having "over 1000 square feet of open-concept living," with features like vaulted ceilings, providing a spacious feel.

  • Modern Home Amenities: Advertised interior amenities include full-size washer & dryer, central air, dishwasher, gas range, storage space, walk-in closets, and in some units, a fireplace or skylights, which are desirable features for modern living.

  • "Quiet Country-Setting" with Accessibility: The location is promoted as a "quiet country-setting 10 minutes from Battle Creek, Michigan," providing a blend of peaceful living with reasonable access to city amenities.

Promotions or Special Offers

Bedford Hills promotes a "rent-credit" program as a special offer for prospective residents, aimed at facilitating home ownership. This program allows individuals to accrue credit towards the purchase of the manufactured home they are currently residing in.

Specifically, the promotion highlights: "FOR ONLY $750/month YOU CAN ENTER INTO OUR 'RENT-CREDIT' PROGRAM AND BE IN A BRAND NEW HOME BEFORE CHRISTMAS!" This suggests that a portion of the monthly rent can be applied towards the eventual purchase of a home. While this program could be appealing to those aiming for homeownership, it is crucial for prospective residents to thoroughly investigate the terms and conditions of such a program, especially in light of resident feedback concerning unexplained fees and management practices.

It is highly recommended that any potential resident interested in this or any other offer at Bedford Hills:

  • Request a detailed written breakdown of all fees and charges, including the "miscellaneous fees" mentioned in reviews.

  • Obtain a clear, written explanation of how the "rent-credit" program works, including how much credit accrues, for how long, and what happens if the tenancy ends before purchase.

  • Consult with an independent legal advisor to review any lease agreements or purchase contracts before signing.

Contacting the management directly is necessary to inquire about the current availability of homes under this program and to obtain all relevant documentation.

Conclusion: Why This Place Is Suitable for Locals

For Michigan residents considering a manufactured home community in the Battle Creek area, the decision to move to Bedford Hills requires a very cautious and thorough evaluation. While promotional materials depict an appealing community with "new, or newly remodeled" homes, attractive amenities, and a "rent-credit" program, the overwhelming and consistent negative feedback from current and former residents paints a starkly different picture, making its suitability for locals highly questionable without significant improvements.

The most pressing concerns revolve around management's conduct and professionalism. Repeated complaints about "horrible attitudes," "extremely unprofessional" behavior, allegations of "illegal eviction" attempts, and unexplained "miscellaneous fees" totaling over $250 monthly indicate a severely problematic resident-management relationship. The report of property damage during an attempted illegal towing further underscores these serious issues. The high management turnover ("7 times in the last 6 years") and the sentiment from long-term residents that "it gets worse everytime" suggest deep-rooted systemic problems that directly impact residents' quality of life and legal security.

Furthermore, the lack of basic property maintenance is a critical red flag. Descriptions of yards that are "unkept," filled with "inches of leaves piled up with empty milk jugs and license plates underneath," and "not a square foot of yard without a piece of trash" directly contradict any claims of a "clean and pretty place" and point to a neglected environment. The reported response from management to "take us to court" when maintenance issues are raised demonstrates a severe disregard for resident concerns and their living conditions.

Given this substantial body of negative feedback, any Michigan local considering Bedford Hills should proceed with extreme caution. It is imperative to:

  • Visit the park multiple times to observe its current condition, including roads, common areas, and individual lots.

  • Attempt to speak with multiple current residents (beyond official tours) to gather unfiltered perspectives on daily life, management responsiveness, and any recurring issues.

  • Demand a complete, itemized breakdown of all fees and charges in writing, and meticulously scrutinize any lease or purchase agreements, ideally with legal counsel.

  • Be fully aware of their rights as mobile home park residents under Michigan law, as outlined by Michigan Legal Help, particularly concerning eviction procedures and park rules.

In conclusion, based on the provided resident reviews, Bedford Hills appears to be a community facing significant challenges in management and property upkeep. While the concept of affordable manufactured home living is appealing, the current documented resident experiences suggest it may not be a suitable or desirable living environment for many Michigan locals until these fundamental issues are demonstrably and consistently resolved. The strong recommendation to "Stay away no matter how desperate you are" from a current resident should be taken very seriously.
