Have lived here since May 2016. Decent then . However , Oct. 2018 ,speeding car over 50mph crashed into our house, 1200 Cougar Lane causing 21,000 in damages . I had asked the manager about placing speed bumps on our street due to speeding vehicles. Manager at the time said they wouldn't really help which was total baloney. Too cheap to put a couple lousy speed bumps down ! Manager never stopped or called to see if my elderly mother and I were ok.I demanded a couple large rocks to be placed in front of our house. Finally got those in a couple days . Management does NOT care .I had Fox 9 News out to interview me and I told them about the speeding cars and management doing NOTHING. My interview was put on the 5 and 6pm news and I told Karen Scullin what I thought of manager and RHP. Needless to say , I'm not too popular since reporting them and putting them on the news , Fox 9. I'll do it again if I have to! Maybe they will wake up and make street repairs , put in speed bumps etc.Parking rules are also not enforced acrossed the board ! Residents park overnight on streets , violation of their lease and violation of Maplewood City ordinance stating no parking in city streets between 2:00-6:00 am. Management does not properly enforce the rules. Yet in 8 years living here , we had ONE visitor park in our driveway and the manager shows up at 11:00pm to hassle us about parking pass etc. Our visitor was from Phoenix, terminal cancer was here for one lousy night. Any further issues will be dealt with by our family attorney and be forwarded to Fox 9 News again to a reporter .John Rybak
Sep 16, 2024 · John RybakLot rent goes up every year. Yet they do less and less. They removed a tree from several yards in Nov ‘22. It took a full year (Nov ‘23) to get the stumps removed. There are potholes that have been there for over two years. We’ve had a maintenance person a total of less than three months in the past 4years. Streets haven’t been swept in five years. Since RHP bought this place, it has gone downhill so far that it’s almost considered ghetto now.

They are ruthless, and employ Managers who do what they want, make up rules, and yes even Steal from the residents!!! If they evict you they tell you you have 4hrs to pack up and leave, and then try to steal your house! They raise lot rent yearly, and don't keep up with daily work at the community. They haven't had a maintenance employee since the beginning of last winter! DONT LET THEM FOOL YOU! DONT LIVE AT ANY RHP PROPERTY OR I PROMISE YOU'LL REGRET IT!I had the best Xmas decorations 3 yrs. In a row, and never even placed for a prize, one yr. they said I had a open write up for having extention cords in my yard. They were told to fix 3 driveways one year, they had me take pictures of driveways that residence paid out of pocket to fix, sent pics to the insurance Co. and Said here, they are fixed. One of them was a handi capped person! They care about nothing but profit! 👎👎

We had our pipes freeze from the cold and he stayed with us until our water came back on. He also hosts different community events that are very thoughtful and gives our neighborhood a very homey feel.

I don’t think having a rent due big sing for 2 weeks every month is making residents feel welcome. I move to these comunity because I feel welcome at first I been living here for two years and I think I am moving aout . The other day I saw her been so rude and and making faces to one of the residents . The grounds keeper always drive around just checking and do anything to clean the Streets or do anything for the community we are paying lot rent but I don’t see they do anything for the community theres a street lights that is been loss for a while I saw one of the grounds keeper checking and did not do anything about . Managers are to fix watherever needs to be fix . And make sure who ever works for the community do they job .not to harass the residents or be rude whit them . She treats the people who lived here really bad .
