Bayside Community

3400 10th St Lot 101, Menominee, MI 49858, USA

3.0
It's somewhat of a decent place. Rarely problems where the police have to arrive. It also is right on sturgeon Bay and there's no beach there unless you want to climb over a little bit of rocks and once you do that it is shallow and clean if I remember right. Also as far as I know you're unable to just pull in with your camper and rent the slot for a weekend or months or whatever. I do believe you would have to purchase a slot to own. Even with that be sure to check all the rules over for that particular place, do your homework! - Jeffrey Miller

Bayside Community Introduce

For many Michiganders, finding a place to call home that combines affordability with a sense of community is a significant aspiration. In our state's diverse landscape, from bustling cities to serene coastal towns, manufactured home communities often provide an accessible housing solution. These parks can offer the benefits of independent living, often at a lower cost than traditional homes, within a structured neighborhood setting. If you're exploring housing options in Michigan's picturesque Upper Peninsula, specifically in the Menominee area, Bayside Community is a place that may be on your radar.

Menominee, Michigan, situated on the stunning shores of Green Bay's Sturgeon Bay at the mouth of the Menominee River, offers a unique blend of historical charm, natural beauty, and a tight-knit community feel. Living in a manufactured home community here allows residents to enjoy the tranquility of waterfront proximity while potentially benefiting from more affordable housing options. Bayside Community aims to provide a dedicated space for residents seeking a long-term home in this inviting Michigan community. It's a place where the unique character of the Upper Peninsula is ever-present, offering a distinct lifestyle for its residents.

This article will provide an overview of Bayside Community, focusing on its specific location, what can be typically expected from a mobile home park in this setting, and insights gleaned from resident feedback. We understand that choosing a home is a significant decision, and our aim is to present factual information to help you determine if this community aligns with your housing needs and preferences in Michigan. It's important to consider all perspectives when evaluating a place to live.

Manufactured home communities play an important role in providing varied housing choices across Michigan. They often appeal to individuals and families seeking affordability and a sense of independence. For those who appreciate coastal views, access to local services, and a sense of belonging that smaller city living can offer, exploring places like Bayside Community can be a practical step towards finding a suitable home in our beautiful state. It’s about more than just a house; it’s about establishing roots in a place that feels like home, especially one with a unique connection to Michigan's natural wonders.

Location and Accessibility

Bayside Community is located at 3400 10th St Lot 101, Menominee, MI 49858, USA. This address places the mobile home park in the city of Menominee, Michigan, a charming city in the Upper Peninsula, positioned on the western shore of Green Bay, specifically along Sturgeon Bay. This location offers residents unique access to the bay and proximity to local amenities.

The community's location on 10th Street provides residents with relatively good local accessibility within Menominee. This means that local amenities such as grocery stores (e.g., Jack's Fresh Market), dining options (e.g., Tammy's Kountry Kitchen, Jozwiak's), and retail stores (e.g., Family Dollar) are likely within a convenient driving distance from the park. This ease of access to local conveniences supports daily living for residents.

A significant highlight of Bayside Community's location, as noted in a review, is its proximity "right on Sturgeon Bay." While a direct sandy beach for swimming may require navigating "a little bit of rocks," the presence of the bay offers potential for water-related activities and scenic views. Access to outdoor spaces and parks like Memorial Beach, Swings-N-Things Playground, and River Park are also highlighted as being nearby.

Menominee is well-connected by state highways, providing accessibility to other communities in Michigan's Upper Peninsula and across the border into Wisconsin. The proximity to various local businesses, recreational spots, and schools (including Central Elementary, Blesch Intermediate, Menominee Jr. High, and Menominee High School) makes Bayside Community a conveniently located option for those seeking a home in this part of Michigan. The area offers a blend of small-city living with natural beauty.

Services Offered

As a mobile home park, Bayside Community primarily provides the foundational services necessary for residential living within a manufactured home setting. Based on the typical offerings of mobile home communities in Michigan, and insights from resident reviews, these services generally include:

  • Manufactured Home Lots for Lease: The core service involves providing individual land lots where residents can place their manufactured homes. Residents "purchase a slot to own" their home, but lease the land it sits on, as implied by a review. This structure requires residents to "pay the land taxes even tho you don’t own the land," which is a common practice in land-lease communities where the home is personal property and the land is leased.

  • Essential Utility Connections: The park would facilitate access to crucial utilities at each home site. This typically includes connections for water, sewer, and electricity. Michigan regulations generally require these to be installed underground and conform to state standards for manufactured housing communities.

  • Community Management: Bayside Community has management that oversees the park's operations. However, reviews indicate significant concerns, stating, "whoever manages it is awful," and "the manager likes to make rules up as she goes." This suggests potential inconsistencies in rule enforcement and resident support.

  • Internal Road System: The park provides the internal road network for access to homes. One review highlights a serious issue: "The roads are horrendous it’s been 8 years and they still have not fixed the roads." This indicates a potential lack of investment in infrastructure maintenance, which is a critical service for resident convenience and safety.

  • Rules and Regulations: Mobile home parks establish rules for residents. A review advises "be sure to check all the rules over for that particular place, do your homework!" and notes that "The owners don’t really do anything besides make rules and find reasons to charge more money." This suggests a strong emphasis on rules and potential for additional fees. Michigan law allows parks to have reasonable rules related to health, safety, welfare, and maintenance.

  • Pet Rent: Residents are charged "pet rent for pets that are inside 24/7." This is a specific fee for pet owners, separate from the lot rent, and is noted as applying even to indoor pets owned by the trailer owner. This is a common practice in many pet-friendly rental situations to cover potential wear and tear.

Prospective residents are strongly advised to clarify all specific services, utility arrangements, and the full scope of park rules and fees directly with management.

Features / Highlights

Bayside Community presents a mix of appealing features and significant areas of concern, as detailed by resident feedback. Understanding both aspects is crucial for prospective residents.

  • Proximity to Sturgeon Bay: A key highlight is the community's location "right on Sturgeon Bay." While direct beach access may involve navigating rocks, the scenic waterfront proximity offers unique views and potential for water-based enjoyment, which is a major draw for many in Michigan.

  • Relatively Low Police Involvement: One reviewer notes that there are "Rarely problems where the police have to arrive," which can imply a generally quiet and stable environment in terms of serious incidents, contributing to a sense of safety for residents.

  • Individual Home Sites: As a mobile home park, residents typically own their manufactured homes while leasing the land, providing a sense of individual property and independent living within the community. This often includes features like outdoor space/patios and outdoor parking.

  • Access to Local Amenities: The community is located in Menominee, providing convenient access to a variety of local dining options, grocery stores, retail shops, and other essential services. Nearby parks, museums, and recreational facilities enhance local living.

  • Established Community: As an existing park, Bayside Community is an established residential area, which can offer a sense of stability and an existing network of neighbors, though the nature of community interaction varies.

It is imperative to address the serious concerns raised in multiple reviews. These significantly impact the overall living experience:

  • Poor Road Conditions: The roads are described as "horrendous" and unfixed for "8 years," indicating a major maintenance issue that affects daily living and vehicle wear.

  • Management Issues: Management is described as "awful," making up "rules as she goes," and owners "don’t really do anything besides make rules and find reasons to charge more money." This suggests a potentially challenging relationship with management, lack of transparency, and arbitrary fee increases.

  • Concerns with Trailer Sales: A severe highlight is the claim that management "sold a trailer that they were told is condemned by the city," leading to tenants becoming "houseless" and management fighting against refunds. This raises significant red flags regarding ethical practices in home sales within the community.

  • Rising Rent & Hidden Fees: Reviews mention frequent rent increases for the "small plot of land you can’t do anything on," and "pet rent for pets that are inside 24/7" despite owning the trailer and not the land. This indicates financial concerns for residents.

  • Lack of Land Maintenance by Owners: It is stated that the owners "don’t really do anything besides make rules... it’s not like they take care of it," implying neglect of common areas or residents' leased plots.

Prospective residents are strongly advised to perform extensive due diligence, including a personal visit to assess conditions, and detailed inquiries into all rules, fees, and the park's history of maintenance and sales practices, before considering Bayside Community as a potential home.

Promotions or Special Offers

Information regarding specific, ongoing promotions or special offers for Bayside Community is not publicly available through general searches. Based on the provided customer reviews, the emphasis appears to be less on promotional incentives and more on the financial obligations and rules associated with residency.

Typically, mobile home parks, especially those focused on long-term lot leases for resident-owned homes, operate with a structure where the primary "offer" is the availability of an affordable lot for a manufactured home compared to traditional housing. However, the reviews suggest that even this affordability may be compromised by frequently "raise the rent" and additional charges like "pet rent."

Some common practices for mobile home parks that might be considered "offers" in other communities, but are not specified for Bayside Community, could include:

  • Competitive Lot Rental Rates: While the park may initially present as an affordable option, resident feedback suggests that the stability of these rates is a concern due to frequent increases.

  • Home Sales Incentives: If the park or its affiliated partners sell manufactured homes within the community, they might offer incentives for new home purchases. However, the review regarding the sale of a "condemned" trailer implies that any such offerings would need extreme scrutiny.

Given the significant concerns raised by residents regarding financial practices ("find reasons to charge more money," "raise the rent as often as they can") and the specific detail about having to "pay the land taxes even tho you don’t own the land," prospective residents should be particularly cautious. There is no indication of typical promotional benefits such as free rent periods, waived application fees, or move-in bonuses.

It is absolutely critical for anyone considering Bayside Community to directly contact the management to obtain the most current and comprehensive information on all fees, rental rates, and any associated costs, and to carefully review all lease agreements and park rules before making any financial commitments.

  • Address: 3400 10th St Lot 101, Menominee, MI 49858, USA

Given the significant concerns raised in resident reviews regarding management practices, lack of transparency, and financial issues, it is exceptionally important for prospective residents to attempt direct contact to verify all information. You may need to visit the property in person to find contact details or speak with current residents to gain a more complete understanding. Always attempt to obtain a written copy of all rules, regulations, and financial obligations before making any commitments. Public records or city planning departments in Menominee might also offer additional avenues for contact or information about the park's operational status.

Conclusion: Why this place is suitable for locals

For Michiganders seeking an affordable housing option with unique access to waterfront beauty, Bayside Community in Menominee presents a complex living proposition. Its suitability for local residents hinges on a careful evaluation of its geographical advantages against significant concerns raised by current and past residents.

The most compelling feature for many locals is the park's location "right on Sturgeon Bay." This provides a unique connection to the scenic waters of Green Bay, offering potential for water activities and beautiful views. For those who prioritize living near the water and appreciate the natural beauty of Michigan's Upper Peninsula, this aspect of Bayside Community is a notable draw. The relative infrequency of serious police incidents, as mentioned in one review, might also suggest a generally quiet environment in terms of major disruptions.

However, it is crucial for prospective residents to give considerable weight to the detailed concerns shared in reviews. The consistent complaints about "horrendous" roads, described as unfixed for years, point to a significant lack of essential infrastructure maintenance, which directly impacts daily living and vehicle upkeep. More concerning are the criticisms of management, described as "awful," making up "rules as she goes," and the owners allegedly finding "reasons to charge more money" and neglecting maintenance. The severe claim regarding the sale of a "condemned" trailer, leading to tenants becoming houseless, raises profound ethical and legal questions that demand thorough investigation.

Furthermore, the complaints about frequent rent increases and the imposition of "pet rent" for indoor pets, despite not owning the land, highlight potential financial instability and a perception of unfair charges. While owning a manufactured home on leased land is common, the reported lack of corresponding maintenance or benefit from the owners is a serious point of contention.

In summary, while Bayside Community offers the unique appeal of waterfront proximity in Menominee and potentially affordable entry into homeownership, its suitability for Michiganders depends heavily on their willingness to navigate and scrutinize the reported challenges with management, maintenance, and financial practices. For any local considering this option, extensive due diligence, including a personal visit, direct questioning of management about all fees and rules, and seeking input from current residents, is absolutely essential to make an informed and cautious decision.
