Bay West Club Mobile Home Park is situated at 9315 Memorial Hwy, Tampa, FL 33615, USA. This address places the community in a northwestern part of Tampa, offering a blend of suburban feel with relatively easy access to urban amenities. Memorial Highway is a significant artery in this area, connecting residents to various points of interest and major roadways.
The location on Memorial Highway provides connectivity to nearby shopping centers, grocery stores, and dining options, catering to daily needs. Essential services, including healthcare facilities and pharmacies, are typically within a reasonable driving distance, ensuring convenience for residents. The area's infrastructure supports accessibility to different parts of Tampa and beyond, which can be beneficial for commuters or those who enjoy exploring the wider region.
Furthermore, living in this part of Tampa means being relatively close to some of the area's popular attractions. Whether it's the beautiful Gulf beaches, local parks, or the entertainment and cultural venues of downtown Tampa, residents have options for recreation and leisure. The proximity to major thoroughfares like the Veterans Expressway (SR 589) can also facilitate travel to other cities in Florida or to Tampa International Airport for those with travel needs. Understanding the geographical context of Bay West Club is crucial for assessing its suitability for your daily life and broader activities.
- Lot Rental: Residents own their mobile homes but rent the land/lot it sits on from the park management. This includes access to common areas and park amenities.
- Community Management: On-site or accessible management is generally responsible for the overall operation of the park, including enforcing rules, handling resident inquiries, and overseeing shared facilities.
- Infrastructure Maintenance: Maintenance of the park's common infrastructure, such as roads, lighting in shared areas, and utility connections up to the lot line, is typically managed by the park.
- Utility Access: The park provides hookups for essential utilities like water, sewer, and electricity to each lot. Residents are usually responsible for setting up accounts and paying for their individual utility consumption with local providers.
- Waste Collection: Designated areas or scheduled pickups for trash and recycling are commonly provided for residents, although specific methods can vary.
Based on customer reviews, here are some aspects that highlight the resident experience at Bay West Club:
- Established Community: The fact that residents have lived on the property for multiple years (e.g., "lived on this property for 3 years") indicates a degree of stability in the community.
- Rule Book Provided: Upon moving in, a "huge rule book" is provided, suggesting that there are established guidelines for living within the park, even if enforcement is a point of contention.
- Office Helpfulness (with caveats): One review notes, "The office is helpful but it takes work to get anyone to do anything," implying that while assistance is available, persistence may be required.
- Potential for Affordability: The comment, "Some people live here cause they can't afford to live somewhere else," suggests that Bay West Club may serve as an affordable housing option for many, which is a significant factor for individuals on a budget.
It is crucial to present a balanced view, and resident reviews highlight several areas of concern:
- Lack of Rule Enforcement: A primary complaint is that "Residents don't follow it. Management doesn't enforce it either. There's really no point to it because ppl just do what they want. There's no accountability." This encompasses issues like garbage left out for months, unauthorized parking ("parking on roads affecting others"), loose dogs, and parties.
- Maintenance Concerns: "Garbage is left on streets for months at a time until it basically disintegrates on it's own lol." and "Ppl drive on your lawn and don't care, have trees cut at 7 am on a Sunday, pile brush on properties that don't belong to them affecting your space." indicate significant lapses in common area maintenance and respect for property.
- Security Issues: "Stray cats are everywhere. It became impossible to keep up with flea/tick control for our dogs." and a suggestion for "night time security to deal with the parties that shouldn't be happening as per the park rules" point to a need for improved pest control and security measures.
- Management Effectiveness: "Very poor management. They lost paperwork done over six years ago and expect the people to re-pay the application fee." and "it takes work to get anyone to do anything" directly criticize the efficiency and organizational aspects of the management.
- Broken Promises/Lack of Investment: "Community was gated and now they aren't even bothering to redo the gate." suggests a decline in promised or previously available features.
- Restrictive Rules and Financial Burden: The rule "they don't allow people to do any kind of maintenance on their own vehicles" coupled with the affordability aspect ("how can they afford a 1000 dollar mechanic bill?") indicates rules that may place undue financial strain on residents.
- Perceived Decline: Overall, residents express a strong sentiment that the park is "going downhill fast" and that "no one will see the light here," suggesting a significant deterioration in living conditions and community standards.

Its location on Memorial Highway offers reasonable accessibility to essential services and Tampa's broader amenities, which is a definite plus for local residents seeking convenience.
However, based on the detailed feedback from current and former residents, it is evident that the community faces significant challenges, primarily revolving around rule enforcement, maintenance, and overall management effectiveness. While the concept of affordable living is a strong draw, the reported issues concerning garbage, pet control, unaddressed community rules, and management's responsiveness suggest that potential residents should proceed with a high degree of caution and thorough due diligence.
For a local user considering Bay West Club, it is highly recommended to visit the park multiple times, speak directly with current residents, and observe the conditions firsthand. Understanding the management's current approach to addressing the highlighted issues and verifying any promised improvements will be crucial. Bay West Club Reviews
We lived on this property for 3 years, owned our home from November 2021-November 2024. The property management company gives out a huge rule book when you move in. Residents don't follow it. Management doesn't enforce it either. There's really no point to it because ppl just do what they want. There's no accountability. The office is helpful but it takes work to get anyone to do anything. Garbage is left on streets for months at a time until it basically disintegrates on it's own lol. We used to pick up garbage, and dog poop that wasn't ours dogs, but it got tiring fast so we just worried about own property. Ppl drive on your lawn and don't care, have trees cut at 7 am on a Sunday, pile brush on properties that don't belong to them affecting your space. We adopted the "if they dont care, why should we" attitude and then we decided to leave. It became depressing, so much work! Stray cats are everywhere. It became impossible to keep up with flea/tick control for our dogs. It would be nice if they would use some funds to hire night time security to deal with the parties that shouldn't be happening as per the park rules. It's going downhill fast but can be improved if the park would uphold their own rules, holding ppl accountable for grass cutting, garbage bins/recycle all over the place, parking on roads affecting others, parties, loose dogs not on leashes etc it would greatly improve the living conditions.
Dec 31, 2024 · Christine KirkVery poor management. They lost paperwork done over six years ago and expect the people to re-pay the application fee. Community was gated and now they aren't even bothering to redo the gate. Expect some of the people that do abide by the rules to pay for everyone else that isn't. The park has really gone so far down hill that no one will see the light here. And some of the rules r really ridiculous like they don't allow people to do any kind of maintenance on their own vehicles. Some people live here cause they can't afford to live somewhere else so how can they afford a 1000 dollar mechanic bill? They claim they care for the people that live there but there is no sign of it whatsoever.

Nov 14, 2017 · Elizabeth VeraWe applied to Bay West. We are currently paying rent of 912 a month and they tried to tell us that we did not have enough income to rent one of their mobile homes that rents for 700 a month! There were roaches crawling everywhere when we looked at the one for rent.Love to know how you can pay more rent and want to go to paying less rent but do not make enough??????????
Jun 04, 2012 · Erica HarperThis is a poorly managed park, with bad roads, frequent crime, drugs, vandalism and theft, and chronic mismanagement. Dogs and cats roam free, and the noise after hours can be ridiculous. Avoid at all costs. 6/30 19 update: WORSE AVOID!! Heroin and unchecked drunk driving now plague this community...folks are going 7 plus days without AC repair and having drunk neighbors drive into their traailers....stay clear.
