It's a place where you can find a sense of quiet living, often surrounded by natural beauty, while still being within reach of larger towns and cities. When considering a move to such an area, understanding the specifics of local housing options, like Baseline Estates, is crucial. This article aims to provide a clear, factual, and engaging overview of Baseline Estates, covering its location, typical services, and important insights from resident feedback. Our goal is to equip you with the information needed to determine if this community aligns with your expectations for mobile home living in Southwest Michigan.
Baseline Estates is located at 123 Merson St Lot #24, Gobles, MI 49055, USA. This address places the community in the heart of Gobles, a small and quiet town in Allegan County. For Michigan residents seeking a peaceful living environment away from the hustle and bustle of larger cities, Gobles offers a tranquil setting. The community's location within Gobles means that residents have local access to the town's services, including any small businesses, schools, and community hubs it might offer.
While Gobles maintains its small-town charm, its position in Southwest Michigan ensures a reasonable level of accessibility to larger regional centers. Cities like Kalamazoo and Paw Paw are within a manageable driving distance, providing residents with access to a wider array of amenities, including more extensive shopping, dining, healthcare facilities, and employment opportunities. This balance of quiet, rural living with practical access to urban conveniences is often a significant factor for Michiganders choosing a mobile home community. The park's setting on Merson Street suggests a residential area within the town, contributing to a sense of local community, where daily errands and local engagements are within easy reach.
Manufactured home parks primarily offer lot rental services, providing the space for residents' homes. Based on common industry practices, and incorporating aspects inferred from resident feedback, Baseline Estates likely provides the following services:
- Lot Rental and Utility Connections: The fundamental service is renting the individual plot of land where a manufactured home is situated. This typically includes access to hookups for essential utilities such as water, sewer, and electricity. Residents are generally responsible for their own utility bills, in addition to the lot rent.
- Community Maintenance: As noted by a resident, Baseline Estates is described as a "clean park." This indicates that the management likely oversees the general upkeep of common areas, roads, and landscaping within the community. Effective maintenance contributes significantly to the overall living environment.
- On-Site Management/Staff: The mention of a "guy name Aaron" and a "maintenance man" suggests the presence of on-site or readily available management and staff who handle park operations, tenant inquiries, and maintenance issues. Their role includes enforcing park rules to maintain order and appearance.
It's important to note that while maintenance of common areas is provided, the upkeep of individual homes and their immediate surrounding lots typically falls to the homeowner or tenant. Prospective residents should clarify what specific services are covered by the lot rent versus what they would be responsible for.
Baseline Estates, like any community, presents a unique set of features and characteristics that contribute to its living environment:
- Clean Park: A consistent positive point from resident feedback is that it is a "clean park." This suggests that the management or residents themselves contribute to maintaining a tidy and presentable environment within the community, which is often a priority for those seeking a well-kept living space.
However, it is crucial to address concerns raised in resident reviews, as these provide a more comprehensive picture of life at Baseline Estates:
- High Rent: One resident specifically states that "The rent for a mobile home is quite high," and another experienced a rent increase from $900 to $1000 for the same house during the application process. This indicates that while manufactured home living is often sought for affordability, the rent at Baseline Estates may be a significant consideration.
- Management Responsiveness and Communication: Feedback suggests challenges with the application process, including delays in communication and apparent misplacement of applications, leading to lost time and application fees. The statement "Aaron has waited over 2 weeks to let us know he have not received the application" and "Almost 3 weeks later Aaron sends me a message that the house has been filled by someone else" highlight these issues.
- Micro-Managing and Intrusive Maintenance Staff: A notable concern is the presence of a "maintenance man that micro manages every aspect of the Park and more often than not he becomes overly involved in everything here." The description of this individual as "very nosy and intrusive" in residents' lives, especially if they "have children," is a significant negative highlight that prospective residents should be aware of, as it speaks to the daily living experience within the park.
These varied points suggest that while the park maintains a clean appearance, the operational aspects related to management and staff interaction, along with the cost of rent, are significant factors to consider.
Based on the provided information, there are no specific promotions or special offers publicly advertised for Baseline Estates Mobile Home Park. The resident feedback even highlights a situation where the rent for a unit increased between application attempts, suggesting that promotional pricing or stable rates might not be a consistent feature. However, it is always a good practice for interested individuals to directly contact the park management. While promotional offers might not be available, inquiring about current rental rates, available homes, application fees, and any other associated costs is crucial for a complete understanding. Direct communication can help clarify any potential incentives or policies that may not be widely publicized.

For Michigan residents considering a manufactured home community, Baseline Estates in Gobles presents itself as an option that, while having certain drawbacks, may still appeal to a specific segment of the local population. Its suitability hinges on particular priorities and a careful assessment of the living environment.
Firstly, the park’s location in Gobles offers a distinct appeal to those seeking a quieter, more rural lifestyle. Many Michiganders value the peace and slower pace of small-town living, away from the congestion of urban centers. Gobles provides that serene backdrop, and being situated within the town means residents have local access to essential services and the charm of a close-knit community. For individuals or families who prioritize a peaceful residential setting and don't mind a short drive to larger amenities in places like Kalamazoo, the geographical aspect of Baseline Estates could be a significant draw.
Secondly, the park's noted cleanliness is a definite advantage. A well-maintained environment contributes positively to the overall quality of life and pride of residency. For those who value neatness and order in their immediate surroundings, the commitment to keeping the park clean could be a compelling reason to consider Baseline Estates. This suggests that the physical appearance of the community is given attention, which enhances the living experience.
However, it is crucial for prospective residents to carefully weigh the concerns raised in reviews. The comments about high rent, communication issues during the application process, and particularly the intrusive behavior of maintenance staff are significant factors that could impact daily life. For individuals and families, especially those with children, the idea of constant micro-management or a lack of privacy from park personnel would be a major deterrent. These aspects suggest that while the park offers a clean environment and a quiet location, the interpersonal and administrative experiences may vary and require thorough investigation prior to commitment.
In summary, while Baseline Estates might appeal to Michigan locals prioritizing a clean, quiet, and rural setting, a comprehensive understanding of the park's operational aspects, including rental costs and management interactions, is essential. For those who are willing to navigate potential challenges related to communication and staff involvement in exchange for a peaceful and tidy community in Gobles, it remains an option to consider in their search for a manufactured home in Michigan.

Baseline Estates Reviews
The Baseline Estates runs by guy name Aaron. I have applied with my friend online and called Aaron to let him know. Aaron has waited over 2 weeks to let us know he have not received the application. Then I applied again but rent has changed from 900 dollars to 1000 dollars for the same house. Almost 3 weeks later Aaron sends me a message that the house has been filled by someone else. Now I lost 100 dollars in application fees and still no house.
Apr 08, 2024 · larisa kyteThe rent for a mobile home is quite high. This particular place has a maintenance man that micro manages every aspect of the Park and more often than not he becomes overly involved in everything here. There are two actual men but only the older one becomes obsessively involved in residences lives. It is a clean park, I will say that. So if you don't like a very nosy and intrusive person involved in your daily lives, or if you have children, don't rent here. I don't recommend the move into this park.
